    WARNING to anyone considering this spot: If I knew this before, I wouldn't have signed a lease…read morehere. At first, I had a very pleasant experience with the front office. Since I was signing a lease in October (out of their leasing season which is April-September, I was limited to two lease options: a 9-month lease or an 18-month lease. I thought the 18-month lease made the most sense, but because I was unsure if I would stay for a full 18 months, I asked what the options were if I wanted to terminate the lease early. I was told the only things I would have to do would be: 1. give 30 days notice and 2. pay the buyout fee. Fast forward one year later, my husband and I had bought a house and reached out to the office to put in our 30 days notice. I was told by the front desk that wasn't an option, because they only allow 2 buyouts per month. She let me know they already had 2 buyouts for October, November, December and January, which meant the earliest I could buy out of my lease was February. Since my lease ended in April, it would have cost me more to buy out of the lease in Feb than if I just paid through the rest of the lease. They were not flexible on this at all, regardless of the fact that it was never mentioned to us or listed in the lease. When I asked where it was written in the lease I was told "It's not in there, but that's how we've always done things". This conversation coming from the same person who I spoke to initially when signing the lease and asked about the termination steps. If there is 1% of you that thinks they might need to terminate your lease early, find a different spot.

I have lived 12 of those 30 years facing the golf course, which I highly recommend as the sunsets one gets facing west can be absolutely spectacular. The staff is always professional and pleasant and the neighborhood boasts 3 grocery stores, 2 of which you could walk to. Highly recommended!

The management is very…read moreattentive and if there are ANY issues, they are promptly and properly addressed (maintenance, bad neighbors, questions about the lease/property). The pool is really nice too, and the maintenance guys work extremely hard to make sure it's safe and clean for the guests. Definitely recommend checking into them! I also like how low the rent is compared to everywhere else in town and honestly, my place is MUCH nicer/newer/modern/cleaner than other properties in the same price tier. The walls are not paper thin, and it's generally hard to hear other neighbors doing their thing. Generally the construction seems to offer lots of privacy and isolation. Windows were just replaced on all the units, so that's a plus as well! Internet options include Mediacom and their 200 Mbps package (2 TB download cap). It's located on some generally fairly quiet streets too, so you won't have to deal with a ton of traffic/street noise, generally speaking. The laundry room is conveniently located next to the office but make sure you're on the 1st floor if you want W/D hookups. Parking is usually a zero issue. Every unit comes with a nice small balcony too. The location is fantastic too --- you're literally less than 2 minutes from Walmart, 5 minutes away from another Walmart, there about 4 gas stations within a 45 second drive, Empire Bank is less than a minute away, and there are restaurants and convenience stores all around you that take less than 2 minutes to get to. It's like big city living at non-city prices (location location location).

I really wanted to move in there and took a tour…read more After my first visit, I filled out a form and thought I was on the list for the next available apartment. Called back to check the next month and wasn't on any list. I asked again if they could add me to a list, so they said I was now on that list. Called back the next month, apparently I wasn't on the priority list and had to fill out another form and place a deposit. Now, after some consideration, I tried calling to get off their list and get a return on my deposit. Over the past 2 weeks I have called them 3 times with no response.

Unfortunately, beyond that, it falls far short of the "luxury" moniker it's given itself, especially after TLC (a local management company) began managing it this spring. Finishes and appliances are cheap, like the cabinetry, which is made of particleboard with a thin veneer that flakes off easily. The communal rooftop sun deck is full of rotten patio furniture, and all the plants and shrubbery there are dead. Elevators, hallways and other common areas are frequently dirty or smelly. If you report it to Management, it will typically be cleaned up within a day or two, but the idea of proactively inspecting these common areas for cleanliness on a regular basis apparently escapes them. The town square, where the building is located, is a hotspot for vagrants that sometimes camp out around the doorway and have been known to harass or panhandle residents or their guests. They also fight among themselves nearly every night, and some clatter up and down the sidewalks on skateboards until well after midnight. Additionally, just this past week, the local news reported that a young man was jumped and severely beaten by a group of thugs in the parking garage that is adjacent to the building and where some residents park. Ear-splitting noise from motorcycles and "hot rods" takes place nearly every night as misfits have turned the square into their own playpen for racing and general mayhem.
