Before listing the house, they walked through with me and created a thoughtful list of improvements and changes that would help maximize the sale price, and their advice was spot on. They both have a very strong understanding not only of the market, but of people as well. They're smart, strategic, professional, and clearly very experienced in how they conduct their business. Twelve years later, here we are again with the Alex Aung Cupertino Real Estate Consultant team…read more In a world rushing toward AI for every answer, what stood out this time is something no algorithm can replicate: human judgment, patience, and care. Alex never once pushed us to make an offer. He did the opposite, asking quiet questions that helped us figure out what we actually needed in a home, and what we could live without. Yuchi made sure our finances were rock-solid before we wrote anything. She reminded us to budget for the nice-to-haves and steered us clear of money pits. Before submitting our offer, Alex walked us through the comps he'd prepared and, surprisingly, suggested we go in lower. In a moment when ceasefires get torn up every other week and the world feels uncertain, that lower number turned out to be exactly right. Behind the scenes, Alex paired our written offer with a strong verbal follow-through. We were shielded from the rest. Accepted as written. Two offers with Alex and Yuchi, 12 years apart. Both accepted on the first attempt. Yuchi is now voluntarily and unofficially project-managing our Sunnyvale home upgrade, taking time out of her schedule to visit stores and walk through options with us like it's her own place. Whether you're house hunting in the Bay Area, casually browsing, or just uncertain about whether now is the right time, reach out to Alex. You'll know right away you're in good hands.

We've both purchased and sold multiple properties with them all in Silicon Valley area and every time it has been nothing, but smooth experience and they exceeded our expectations. They are very experienced with entire Bay Area especially San Jose real estate market, which makes their expertise invaluable for us. We found that their incredibly detailed home price technical analysis report, prior to each offer we made is extremely useful and is very precise, unbiased, and well aligned with today's rapidly moving market and this ultimately guide us in securing our dream house confidently knowing we did not over bid more than needed to be in the game of bidding war in such a current competitive market. They also took their time to thoroughly review each inspection reports and disclosures with us, prior to each offer we make to make sure the property of interest has no hidden major repairs or red flags before proceeding with our offers . This again gives us great confidence in deciding whether to proceed with our offer or not. There were a few times they stopped us from proceeding further with offer due to costly foundation repair although the home is visually appealing on open house visit and other time with city's natural gas pipeline being too close to the back yard. There are many other incidences where their unbiased input was critical to our decision making on offer. They make sure that we as home buyer make the ultimate call on what price to offer with best of our interest. They work very transparently and truly have their client's interest at heart every step of the way in our home buying journey. From the get-go, they introduced us to a loan officer, proven track record of closing many home loans in a given time with best interest rate, from a competitive mortgage lender to get our pre-qualified loan approved, identifying our desired locations based on our family needs, help reviewing the reports and disclosures for red flags or negotiating and presenting relentlessly with seller on our offer to get it accepted in this multiple bid situations. What separate Alex Aung Cupertino Real Estate team from many other real agents in the Bay area is that they did not stop looking out for their clients right after the escrow is closed. When we needed to remodel our new house, they introduced us to their trusted and pool of resources, from their home builder network from structural engineer, licensed contractors, handymen, plumbers, heating/cooling electricians, painters and etc. They stepped-in and negotiated every quote for us. Just to make sure we are not getting ripped off and also get the best quality work for the amount money we needed to spend that give us ultimate peace of mind. Overall, we had great experience working with them every time. We will definitely go back and ask them to represent as our real estate agent next time whether home buying or selling comes along. We would not hesitate to recommend them to anybody.

I interviewed three real estate agents and agencies in the area, and was so happy to find Andy and Ben Meunier, the Meunier Brothers! They offered packages that other agents couldn't, various levels of service from almost hands-off to complete heavy-lifting, and all with a single point of contact who stayed in great communication with me via text with updates when there was any news to report. I didn't have to fly up to Cupertino *once* during the process and handled all paperwork and payments via online services like DocuSign, Venmo, and wire transfer. Her working style was exactly what we needed. She gathered our requirements and gave us access to the MLS listings so we could browse at our own pace, and once we shortlisted a few places, we'd go do an initial walk-through. If we loved a house, she'd join us for a second visit and immediately start pointing out the pros and cons, that we might have missed. Whenever we sought guidance, she shared invaluable insights from her years of experience, pointing out details we never would have noticed on our own, which was very valuable. She is highly respected in the real estate community with a fantastic network that even helped us land the best possible rate. Throughout the entire transaction, her communication was flawless; she kept us updated at every single stage and was always there to answer our random questions. When it came time to make an offer, she helped us craft a strong, highly competitive offer that ultimately allowed us to purchase our home below the asking price! She is an incredible mediator and a creative problem solver who found solutions or recommendations to every hurdle that came up, may it be dealing with the seller's agent, bank, escrow, title company, you name it. As everyone knows, the home buying process can be incredibly stressful, but Manu made it seamless. We couldn't be happier! Thank you, Manu!

My wife and I are first time home buyers and Manu was our realtor…read more We got our dream house with her but I'm going to try and be objective in this review. Manu has been in the business for a long time now. The connections she has came in clutch multiple times. We got a phenomenal interest rate through her contact, got really helpful escrow people, and had multiple instances of going to open houses and name-dropping her as our agent. People in the business recognize her. You have to understand what you get with Manu though. She played every single move the safest way it could be played. We didn't put multiple offers - only one house at a time. We had contingencies to protect our bids from bad evaluations. Even celebrating the closing was only Manu-approved after the loan was approved and the docs were signed. All of which I appreciate because I'm fairly risk averse. Manu's team is a powerhouse. She made every deadline with room to spare. She was also really good at dealing with my bad mood and stress (real estate is brutal). Although towards the end I think she was a little grateful to be done with us lol. Her MO is also to give you a customized portal in MLS for houses but full honesty, my wife and her house hunting doom scrolling probably found more houses. The house we ended up buying too didn't make it through the filters. She also only comes to open houses after you like them. So she's not going to spoon feed you everything but she makes those expectations pretty clear straight away. I'd be remiss if I didn't mention that her advice was a big part of why we stepped up from looking at smaller townhouses to a single family home. No regrets there. Now one month into living at the new house, we did learn some things the hard way like home warranties are fairly useless, Yelp and Home Depot are your best friends, and if you call someone for a free inspection, they're honor bound to find something stupid for you to have to fix. So yeah again, you're not going to be spoonfed everything. So why 5 stars? I did get my dream house. And this whole experience was possibly the most stressful thing I've ever done in my life. Through it, Manu and her team were a good group of people to have in my corner.
