Can zero stars please be an option? We rented a home for literally $2300 a month for a year. A gorgeous brand new home. No issues with the home. We cleaned from top top to bottom even mowed the lawn when we left. They took almost the whole 2300 deposit for carpet cleaning and re painting. The home was new, we were there a year. The carpets didn't need cleaned or re painted, wd kept everything super clean. ANYWAY, we didn't complain because we moved into another cheaper property from them. Which wd wouldn't have done if we knew they were going to do all of that with our previous place. They charged for weed pulling in the egress windows. I went back for some packages that had been delivered, looked in the egress windows and weeds were still there. I bet you they never got the carpets cleaned and no repainting was done. All false charges. Fast forward to 3 years later. We are being forced to move from our home due to false accusations from a neighbor/neighbors. No proof has been provided. No neighbors have confronted us. It's complete false BS things that they are claiming. All of this happened after a new door was put in. The previous door was crooked and all it took was one slam of it and the whole thing fell over. It was broken when we moved in. I believe that they made everything up because they were mad about the door repair. So get this, I'm not cleaning!! Why should I waste my time cleaning when they are going to charge $300 for cleaning anyway. We have lived here a while with 4 kids. I'm sure this place will need repainted. But also wear and tear for 3 years. We shouldn't have to pay for the whole thing right??? Wear and tear is expected. I know we won't see a dime of our deposit back. Another issue that I'm having issues is that I work nights and sleep during the day. I have had to wake up and leave the house for them to do house tours. No way I'm going to sleep knowing there is people walking around my home. I could stay and try to sleep but my anxiety won't allow that. I asked politely if they could please make the showings after 3:00 pm. They said they would try. When I spoke with them about these accusations from the neighbors. They said that there were several complaints over the last 3 years. If that was the case, why did it take 3 years to hear about it?? They also could not even tell me which neighbor. Why are my neighbors figuring out who the landlord is and complaining to them?? I still think this is all fictional. Please don't rent from this company. They are incredibly unprofessional and don't have an ounce of kindness in them. Here I am being forced to move the same week as my childs major surgery. Do they care??? Hell no!! I lived at 1137 Charleston St in house for 2 years and 2 months. When I showed the place the guy showing it to me said we couldn't go into the basement because there was no lighting and it was full off spider webs. There were no closets in either bedroom but I needed a place for me and my 2 kids. After moving in I put bulbs in the basement and cleared the foot of mud that covered the concrete. I have before and after pictures. Asked too meet with owner to get reimbursement. No such chance. I asked for someone to come patch the leaking foundation where the dirt was coming in only left with another mess to clean. In the winter I learned that the only heat source was 1 vent that the kitchen and living room shared. Both my kids got their feet severely burned they did nothing. 1.5 years later I finally got a second air conditioner put into another with. I got the place sprayed by Brooks exterminator. The was the best thing that happened while living there with roaches, spiders, mice and centipedes. I received $229 deposit back after $775 was given. The property managers I had 3 were awful and disrespectful. Kimberly Jennifer ?.... they raised the rent to $975 and are the worst slumb landlords in Lincoln Ne. They charged me for cleaning which was a joke $125 even fridge and stove were moved and clean. Carpet cleaning $175 which was already done painting 187.50 I have video walls were fine all the above are items u do when u rent to a new tentent. I lived in my apartment since 2021. RIS took over Nov 28th, 2023. Ive had to be in court 1x already for "Non-Payment of past rent" from the previous manager, We got it taken care of. I was a victim of a robbery. I let them know, Nicole said she would get someone out there. for 3 days I asked for my door to be secured, she " Text me back saying I don't need to contact them anymore, she already told someone about it!" that was early this month. No one ever came, called or made arrangements. I was involved in a car accident and sustained "multiple concussions and injuries " I am not to do anything till Feb 14th. today I got a 30 day notice. Ive had a proven track record of not causing any problems, paying my rent, keeping my home and outside clean and beautiful. I assume, when you ask a normal, reasonable question to Nicole, her remedy is to use manipulation, passive aggression, and her position as a tool until you leave. I'm reading horror stories of RIS and their handling of citizens who have just as much at stake as themselves. I lived in a lower-end apartment for two years. My rent was never late, I did check issuance straight from my bank for two years. I never received a call or email from them that they had any issue with my tenancy. I gave notice, cleaned thoroughly for a week straight and moved out. When I received my reconciliation letter with payment log for my two years they claimed over most of the two years that my payments had conveniently been 5 days late (the late-limit after which they charged late fees). It took me two weeks to receive postage records from my bank proving this would be impossible unless they had sat on the letters/checks for days each month to "make" them late. By the time I responded with my evidence and counter-claim they became unresponsive and had already sent the fraudulently-claimed $300 to collections. read more

It has been managed by the new owner for less than a month and now I REALLY appreciate the great job you were doing. Your gardener kept the lawn looking nice and the weeds chopped down. They got a new system for accepting rent i paid early and the first time i tried paying they got my name wrong in the system and charged me late fees. 3 months later i payed rent 3 days before the first. They fucking charged me late fees and threatened to evict me until i showed my balance and their app saying i paid. DO NOT RENT FROM NEBRASKA RIS... First off, the owner knows nothing about customer service. I contacted her about my heat not working properly on several occasions and she told me it was cold out and the heat will not get that high. After buying a space heater for my 1 year old and not getting the heat above 60, she finally sent someone out who indicated it was broke. Secondly, the carpet was soaked by cat urine prior to my move in. It was missing trim in several places and coming a part from the wall. There were 3 college students who lived there prior and burnt holes in the carpet and the carpet needed replaced. She offered to have someone come back out and clean the carpet, nothing more. Now that I have moved out Kim Bell is charging me for replacement of the carpet and says my dogs ruined it. My dogs are crate trained and in crates when I am not home. The carpet was further ruined due to wear and tear as it needed to be replaced prior. I have filed a BBB complaint to assist me. read more

I lived in my apartment for 3 1/2 years. During that time my rent was raised twice. The last time I didn't even get thirty days notice. I wasn't sure how often the rent would continue to go up since the increases were only 18 months apart. I decided not to try and keep up with the frequent increases and moved out. I spent six weeks trying to get my deposit back. This company took nearly all my deposit with ridiculous charges. The itemized list that accompanied the check stated that the move out inspection wasn't even done until three weeks after I moved out. RIS always responded to our requests by just sending the handyman over. That was ok until a serious issue came up. The basement flooded for the 3rd year in a row, but this time there was mold in the walls. It was extremely frustrating trying to get in touch with the Property Manager to explain that the issue was more serious than a carpet cleaning would solve. Their communication skills are not what I'd expect from a company in business this long. The email the owner (the agent for my property) sent me came off as accusatory and in the end I had to drive down to the Agency twice in order to have a proper conversation with them. They told me it would be too hard to fix the mold with me still living in the house and said they would not renew my lease. The house is available for rent 3 weeks after I moved out. I pay my rent on time every month. I pay early and am never late. When I call for maintenance requests I get met with an attitude and given so much blame. You can barely get ahold of Nebraska RIS and when you do they treat you like crap. I called the representative out on giving me attitude today and I was told I have an attitude too. I just want to live in an apartment that isn't roach infested and clean. Too much to ask for? Apparently! I was being very professional for being treated so poorly. I rented through Nebraska RIS for a year and wasn't pleased our experience while we were there and when we moved out. There were a number of problems with the place when we moved in, including birds in our air vents. Also, on the main floor, the lower plug in on all of the outlets didn't work, only the top plug in. Their response time for maintenance requests is really slow. It took them 2 weeks to fix our smoke detectors and 3 days to fix our water heater. We were also nickeled and dimed when we moved out. I replaced all of the lightbulbs before we left, and they claimed five were out and charged us for them. We lost over half our deposit. I would not recommend them. read more

My boyfriend lived at a property managed by Nebraska RIS. Besides the regular terrible things one would expect from a slumlord (roaches, disrepair, bad communication, lack of anything approaching human empathy), we also got our moving van towed from the property while we were staging our belongings to load them to leave. Right at the start of June 2019 my AC went out. Took a week to have someone look into it and he found both pieces of the 2 piece AC system needed completely changed out. They said it would be a couple weeks for the new AC to arrive and install. So then a month goes by and no one came back within the 2 weeks, like they said it would take. Well being June and then July, I went out and purchased 2 portable AC units, so I could stay in my apartment somewhat comfortably... If you consider 90 degrees comfortable, with 2 portable AC units running 24 hours a day. July rolled around, still no new AC unit installation. So for the month of July, I refused to pay rent until it was fixed and asked for reimbursement for the AC units I had to purchase just to stay in my apartment in 90-95 degree heat, with both AC units running day in day out. It took 7 weeks for them to come back to change the AC unit, after I spent a full months rent on portable AC units. The only reason they got in touch with me was because they noticed I hadn't paid rent due to them not changing the AC unit. Right to refuse until its fixed. So they finally came to replace the AC, inside and out. And they charged me late charges for the late rent which was a right to refuse until repairs were made. On top of that they wouldn't reimburse me for the 2 portable AC units I had to buy just to live in 90 degree apartment. So I was out late charges on the rent plus over $500 for the AC units I bought to make the apartment habitable. All in all, I paid over $300 in late charges and over $500 in portable AC units. $800-$900 for someone's incompetence. So now should I spend $1000 on a lawyer to get less back in the end? What a waste of time. They only did something when rent wasn't paid and it took them over 20 days to realize I hadn't paid rent and 2 months before they got the AC changed. And this was June and July, go back and check the outside temperatures for those months. Unbelievable, I would have been alright with reimbursement for what I spent on portable AC units and no late charges. So due to their incompetence for a fast fix or change, I lost over $800. I could have not bought the portable AC units, but then my apartment would have been over 100 degrees inside those months easy. I'm shocked at how it was handled and how long it took to fix the issue. Also being down over $800 and threatened with an eviction because I chose to withhold rent until they fixed the AC unit to the apartment. I currently rent through them and have numerous problems with them. First off I had Cockroaches in my apartment sine I moved in. I constantly catch them crawling in all the holes in my walls and cabinets. It is so bad I haven't put anything in those cabinets. I have had water damage under my sinks and I have reported it twice and nobody has come and fixed the problem. I had an air conditioner that was to big for my window almost fall out of it because it couldn't support it. I have had a bat in my apartment and according to animal control they have been out here so many times to the building I am living in that they wrote a notice to my landlord to fix the problem and she still hasn't done anything about it. There are Cockroaches the size of my thumb dead in the basement where the laundry part of the basement is at and it smells like mold and mildew down there. I went to go do my laundry down there once and my clothes come back smelling like it. I now spend about $20 to do laundry at a laundry mat. Oh to top this off the sealing of my windows are bad and they have to replace my windows and they were supposed to have someone call me and come out and no one still hasn't come. So I have cold air coming in through my windows during the winter. Bottom line don't rent with these people. They also locked me in a one year contract so I can't get out till August of next year. I rented through Nebraska RIS last year, and I was disappointed with both their management and their properties. Although I lived in a newer house in a nice neighborhood, I had to call maintenance multiple times for broken or malfunctioning appliances. I often had to wait days before the problem was fixed, which was especially unfortunate when my air conditioner stopped working last summer. I thoroughly cleaned my house at move-out, but Nebraska RIS kept about a third of my deposit. The withheld deposit was either not accounted for, or directly contradicted the lease. For example, the lease clearly stated not to patch nail holes during move out, but I was charged $75 for not patching nail holes. I felt that Nebraska RIS abused their power, and I would not trust them as landlords again. read more

I lived in a converted house/apattment managed by Nebraska RIS for a year. I was mostly pleased overall with my experience with them. I'll start with the good: They have on-line rent pay which is very convenient. Most of the staff was friendly and easy to get along with. They were fairly responsive with getting issues fixed. My stove needed to be replaced because it stopped working and they got it done as quickly as possible. They usually always responded to any messages I left, but not until the next day. They allow pets at many of their properties and only charge 25% of 1 months rent and it's refundable. This is the best rate I've seen anywhere in Lincoln. Rent at their properties is usually very inexpensive, but you really get what you pay for. I also got a very good portion of my deposit back, so I was very happy. There were a few bad things, as there always is anywhere you live: When i moved in, the apartment wasn't very clean (not un-habitabal), but i had to do some cleaning. There was a lot of childrens writing and scribbles on the walls in the loft, wall paper tearing etc. It took almost a month to receive my deposit back and I really got discouraged and worried that they were never going to return it (I left the apartment in great condition), they did however return it so I was pleased. The apartment I was in had no insulation and heat did not even go into many rooms in the apartment, yet even when keeping the heat at 60° in the winter, my bill was over $200 every month. I knew there was nothing they could do to fix that. We never had water that would stay very hot or for very long (not a huge deal). It was often difficult to get ahold of them, especially the same day. You'd almost always have to leave a message and wait for a call back (which is understandable). My only other complaint was when they did a showing before I moved out they left both the front and back doors unlocked after they left. Luckily I had already moved everything out, but this apartment was in a very bad neighborhood and I could have easily been robbed or the apartment destroyed (which I would have been liable for). Overall it was a good experience for what I paid for and I would recommend them to others or even possibly rent with them in the future. read more

This company has horrible service and has the most unprofessional, rude management I have ever experienced. The apartments are trashy and outdated, and they rent to anyone just to fill up. They do not respond well to concerns about their residents and their actions against neighbors. Management is not easy to contact, never returns calls, and emails with the professionalism of a middle schooler having a temper tantrum. Would not recommend, no matter how desperate. read more
