I've bought home before so I know how it goes. FBC is the all time worst mortgage company I've ever seen. Rude, irresponsible, unaccountable. They made the buying experience way more stressful and difficult. Rude, stupid & unaccountable is how I'd describe them. They really made us upset when they should be trying to make the home buying experience much more enjoyable and educational. I would definitely spend more money than deal with these clowns again. But still they bought my loan from JET HOME LOANS that I was lured into by Dream Finders Homes with 10K closing costs assistance. Little did I know at that time, that I will be doing with such horrible companies like CENLAR and FBC. As for my story, where do I begin? With the first mortgage statement for twice the amount (Principal + 2X Interest) with a wrong due date, or right now where they are refusing to apply my payments to my loan balance? Their only excuse for all these blunders is that they are still in the acquisitions phase for (is it 60 days or 90 days, depends on who you talk to at CENLAR and/or FBC) and that we have to be patient. But they are not patient with their bouncers and legally required notices. They don't apply my timely payments, but they have the audacity to have their bouncers call me threatening me with foreclosures and keep sending letters threatening me with foreclosures because I am delinquent on my payments. I clearly told them that they are behind everything, and they are the ones delinquent in ethics, morals and integrity. It is not until I complained on CFPB that they finally orally confirmed that I paid my monthly amounts and promised that they will apply my payments to my loan by Mar 9th. Apparently, they apply payments manually but send out bouncers and letters using an automated system. Wow! What a choice of processes to automate. No sane company would ever automate bouncer calls and threatening letters without automating payments application first. They delay applying payments and then mark my account as delinquent. Who runs a company like this? I am thinking of refinancing even if it is a little more expensive.

This actually caused our closing to be changed from a Wednesday to a Friday when my wife and realtor were sitting at the title company for closing and Seth had to call to say the loan wire would not be funded, causing us to return on Monday. From day one, Seth told my wife and Realtor there would be no problems and she was approved. Seth claimed to talk to his supervisor when pressured to close, but still could not get the deal done on time. The underwriting team is also horrible, once again documents were not reviewed and with each item submitted they asked for something new. In the end they would not allow over $100,000 of documented income, shown on paystubs to be used. Please we highly recommend you use another company for your mortgage, as not to go through the stress and pressure that we were placed under.

I went through all that hassle of providing all my info and having them pull my credit just to say I'm not going to pay $12,000 in discount points. That's where they get you. I told the loan officer I didn't want points upfront and I guess it went in one ear and out the other ear. The other negative is that you can only make one payment per month so no option for biweekly payments or if you want to add in an extra payment. It has to be in one payment a month. The customer service here is not friendly. The loan officer I got is very old school. Kept referring to coupons instead of statements. Everything is done online now. I don't keep papers of anything except my W2. Anyways this company wasted my time. Beware before you go with them

    I feel obligated to give 2 stars because the fact is that RP got me the best rate on my refinance,…read morebut if it was even close to another company, I would have gone with someone else. I absolutely hated giving my business and money to these people. Called RP originally looking to refinance my mortgage once interest rates had gone down and values in my neighborhood had gone up. We thought we could eliminate mortgage insurance at this point. I had called RP for my original mortgage, but purchase mortgages are not their specialty and they didn't offer us the best deal. Broker was pleasant though and suggested I call when we're ready to refi, so I did. This time, Joey Marmo was our assigned broker. My dealings with Joey made me feel dirty. It was only marginally better than buying a car. The experience was miserable. Every time I asked a question, I got run around answers or vague answers until I asked the same question for the second or third time, angry and frustrated. He would repeatedly tell me that their deal was better than another, but not explain. For example, we had to bring some cash to closing to eliminate mortgage insurance because our appraisal screwed us, but I thought I found a better deal which clearly showed a lower cash to close. However, when I sent it to Joey, his only response was, "their deal is inferior, our loan costs are X, and in the interest of time, we're through discussing this. If you want to close, contact..." I understand his frustration to a degree - it was the 11th hour - but rather than explain how their costs were lower but the other company's cash to close was lower, he left it alone and then didn't answer me when I asked for his help understanding the discrepancy. Turns out the other company greatly understated the estimated payoff of my existing mortgage, which is how they were able to manipulate the cash to close number, but it took an hour of comparing line items to figure that out when Joey could have taken 2 seconds to explain it instead of being a slime about it. Also, his frustration wasn't fair considering throughout the underwriting process, I asked for specific numbers - monthly payment, cash to close, etc - and he repeatedly told me I had to wait for the closing disclosure for that info. So, to get upset with me when I continued to ask for the information I needed and you continued to brush me off isn't fair or professional. He actually said he wish I brought up the cash to close issue in the 5th inning instead of the bottom of the 9th when he was the one telling me for weeks I had to wait until the 9th inning for the info I needed. Finally, even the way they do business is a bit sleazy. While they did have the best numbers in the end, they had the highest origination fee by far. However, they make it up by giving a lender credit. So, kind of like a store that jacks up their prices before putting things on sale, they have outrageously high origination fees just so they can look like their giving you a great deal on the back end. Would be clearer and more straight forward to simply cut your origination fee to a more reasonable amount. Anyway, like I said, it was all about the numbers and RP was the best, so you should probably give them a chance. But if you're connected to Joey, ask for someone else, and be prepared for a bad experience to get the best numbers. Would have rather given my money and the commission to someone else, but to be fair, a friend helped me with my original mortgage and he ended up screwing me in the end, so I guess it's just an industry of sleaze.
