When first starting the call, I shared that I was reaching out to multiple property managers in order to compare rates and fees of management which I was then told was allegedly "Illegal". I gave Jeff the benefit of the doubt and proceeded the conversation guaranteeing that I would not be sharing any of his figures with other managers, and simply wanted to do my part in ensuring I was getting the best deal. During the entire conversation, Jeff was unfocused and unwelcoming, constantly looking away and making degrading comments along the lines of "I was taking up multiple professionals time" all because I wanted to compare and ensure I was getting the best deal. Finally, he showed up late to our call per the email below, and came unprepared, directly ignoring my request for rental comps which every other firm I have talked to has been able to provide. I encourage you to check my profile and see that I rarely ever leave a review, but I was pushed to do so by the rude, condescending, and outright disrespectful treatment in an introductory call. Hiring a property management firm is along the lines of entrusting someone with one of the biggest purchases you are ever going to make/have made. I would not trust Jeff to even drive by my property. His position as President of the company tells me all I need to know about their values, and I would highly encourage that anyone considering a Property Manager stay away from them! (Edited response to Jeff) All of these things you see below are lies with a grain of truth. Falcon Property Company practices discriminatory policies and wastes the time of its customers. I see that Jeff has too much of an ego to realize that he was completely in the wrong, but for anyone out there reading this I would once again encourage you to stay away. Falcon Property Company wasted my time and will waste yours. My "threats" consisted of giving feedback and saying I would leave a review. As proven by his response, he doesn't want his customers getting the best price for their property management needs and encourages uncompetitive practices. STAY FAR AWAY FROM THIS CON MAN!

He "legally" stole the prepaid solar panel lease that was supposed to transfer with the house. He listed on the MLS that the prepaid leased panels would transfer with the house. I was naive and uneducated on how off-property solar panels worked. I didn't know that if you prepaid a lease up front for a house that it wasn't automatically staying with the house as a prepaid utility. He took advantage of this. Not only was it on the listing but he verbally told me the solar lease comes with the house and the seller also verbally confirmed the solar panels came with the house on my inspection day. I trusted these people and I wasn't educated enough in how the solar leases (prepaid) transferred. I thought it was equivalent to it being on the property itself. Yes, my realtor missed it in the contract and owned up to it. But I believe this was also misrepresentation on Patrick's side because of how it was worded in the MLS and how it was confirmed and promised to me verbally. They knew from day one it was mine and they took advantage of us. EVEN WORSE, I called the solar company to figure out what happened and found out that the seller's agent PATRICK OSBORN, is the one that took my account!!! How shameless! And they don't even have any solar panels left to give me as a new account so now I have to deal with that. Do NOT do transactions with this man. He does not have your back and is dirty enough to steal a buyer's utilities and justify that it was legal. Just because things are legal doesn't mean that it's ethical. I literally BEGGED him to do the right thing because I NEVER want to tear anyone down, especially their business. I wanted nothing more to believe this was just a mistake, a misunderstanding and that Patrick was an upright person. But after many attempts, he left me no choice.. I have no choice but to take this to arbitration, to sue him. And I have the obligation to speak the truth about his character. I told him I don't want to make this a worse situation, but he clearly doesn't care about his business and just wants the free solar panels he gained from ME. I asked him human to human, instead of worrying about what's "legal" and to have some compassion because either way I will get my solar panels through my realtor or him, but I don't want to have to sue him and speak ugly truths about him. Next time he makes a mistake, I wonder if he'll remember this moment and wish the other party showed him some compassion and decided to be a good person. Why would you even trust working with someone like him?? Who would want to work with you, Patrick? You purposefully didn't tell us or try to do the ethical thing. That is much worse than what is legal or not legal. You stole from me and you know it. And he kept trying to say that's what his client decided, but as an upright realtor, you should've advised her not to, DUH!! And you shouldn't have accepted it in the place of your buyer!!! I would NEVER! I should have known because even on the listing he lied about one of the "garages" being a real garage when it's a run down shed so that it can add value to the house that he overpriced, not to mention he listed the bathrooms as 2 when it's 1.75 (this one's more minor but still). Little details like that should have shown me his morals were probably questionable. He's even admitted to huge sums of unethical military spending while he was in service and it almost sounded like he was bragging about it. And on top of that you try to advertise your husband's painting services? Why would I want to do any further business related to a sneaky untrustworthy person? When the seller left $500 worth of stuff in the house along with her mail and I made sure she got that back, did I legally have to? No. Was it the right thing to do? Duh. Have a conscience dude. Just because it's legal doesn't mean it's what's right.

Let me just say the renting experience through this company could not possibly have been any worse…read moreif they tried. Which it truly did seem like they were trying to make it an awful experience. The house touring, move in, and move out process were the polar opposite of intuitive and seamless. To start off the experience, me and my friends found the time to tour a house which was a fair drive from where we were moving from. We arrived and it was supposed to be a self-guided tour and we could not gain access to the house. Our options were to reschedule for another day or wait an hour for a leasing manager to come unlock the house. If the rest of our experience with this company was half decent this would not be a big deal, but along with the rest of the experience it was just one more thing that this company couldn't get right. We did eventually decide to move in because the rent of one of the houses was fair at the time. Upon move in the house was absolutely disgusting. Light bulbs were out, there was junk in the carpets everywhere. It was overly dusty and just filthy. We did a full carpet cleaning of the house and the dirty water after cleaning the carpet was nearly black. It is just interesting to me because light bulbs, carpet cleaning, and general house cleaning were all items we were charged for at move out, but there was no evidence of those actions being completed prior to our move in. Then during our residency, we had the washing machine break on us. The attempt to replace the washer was the most pathetic display of incompetency I have ever witnessed. They had vendors come out and say they could not complete the job, which was not RPM's fault. Apparently there was an issue with the valve the washer connects to which got replaced. The part I fault RPM for is this issue lasted nearly the last four months of our renting period, and they were incapable of finding a vendor that could successfully install the machine. The attempts at sending vendors out were weeks apart, and RPM had given up and stopped responding about a month or two before our lease expired. Then during the last two weeks of our tenancy, they were allowed to show the property as per the lease. However we then had people showing up to the door believing they had scheduled a tour. The tour was not announced to us and it did not seem the leasing agents were aware of it either. Another note I have is the quarterly house inspections. Every 3 months, an agent comes to the house to inspect it. The site visits were properly announced and not very invasive. However, I just believe that is worth noting to potential tenants as it does not seem to be common practice amongst other property management companies. Our last bit of the experience with this company was receiving our security deposit refund. Unfortunately this seems to be commonplace among landlords and property management companies. We were cited ridiculous amounts under the guise of "general damage". They demand the carpets get professionally cleaned upon move out. RPM offers competitive rates to have their vendors do the cleaning. The problem was the price they had provided on the document, which was confirmed in an email prior to deciding to let the vendors handle the job, was doubled in the actual invoice of items that deducted from out security deposit. After getting screwed out of most of the money from the security deposit, they sent what little remained to the house that we rented from them. You read that correctly. We paid the security deposit, moved into and then moved out of the house, and then they proceeded to send the refund to that very house. I would not be surprised if they never sent the refund to the mailbox they knew we no longer had access to and kept the entire security deposit for themselves. Overall working with this company was a miserable experience. I will not be renting a property from them ever again and I warn anybody else who is looking for a place to rent to find a different company to rent through. 1 star for this company is quite generous.

They are friendly and responsive UNTIL you pay them, then you should expect them to ghost you and respond very slowly and poorly. 2. TAKE TONS OF PICTURES when you move in, they tried charging me $2,000 over my deposit, which in the end, they ended up giving me money back. I have a PowerPoint slideshow created for anyone that wants to see showing a breakdown of each thing they falsely charged me for that I will provide to anyone that wants to see it. 3. If you have any issues in the winter time like I did, it will take them WEEKS to fix. At one point it was 49 DEGREES in my home because they would not schedule someone to fix the furnace. 4. Their communication skills and professionalism is completely lacking. They are disrespectful towards their tenants WHEN they actual reply. Overall, this company and the supervisory staff should be ashamed of themselves for the quality of work they put out. They are like robots, ready to collect when it is their time to collect... but when you need their help or your money that is rightfully yours, expect it to take them MONTHS to figure out. You will see they will respond with a generic response to all "bad reviews." They do not care about their tenants, flat out.
