worst experience ever! They attempted to charge us for rent ready repairs we completed ourselves…read more when confronted, they changed the list of items to exclude what we did and added a few more items they did that weren't agreed upon. The new list still had the same charges as the old which was way over priced. They removed a freezer without our knowledge and refused to reimburse us for it, claiming we agreed to have it removed. Their front door lock didn't cover the paint on the door so they decided to paint the whole door which was never approved by us then charged us for that. Our new outside light was stolen and mysteriously replaced. Due to the discrepancies in the invoice list, we requested a list of items they are charging us for and in addition provide information regarding a $300 charge for material. They said they would charge us $77 per hour to give us such list and refused to work with us. we simply asked to be able to see what we were paying for and to have the items we did not agree upon deducted from the invoice and they refused. In addition, they did not offer to return or reimburse us for our freezer that was removed without our knowledge or permission. pretty reasonable requests with no willingness to work with us. moving forward we will not be using this company. I can only imagine what a nightmare it would be to continue.

I wish I had read reviews before renting through Welch Randall. I was recommended a rental property…read moreby a friend, only to be under the management of these guys. Unfortunately, we did not have a good experience. These people will find a way to nickel and dime you every step of the way. I was once threatened with a $50 fine for contacting the homeowner (my friend) directly about the house. After my pregnant wife and I deep-cleaned the house, we were hit with another $360 cleaning fee for a dirty oven and dust on the porch. They send a random handyman to do repairs and then don't provide itemized receipts of what was done. Then charge you for the mistakes of their handyman. This list could go on and on. In my opinion, you should not rent from these people. They are unresponsive, greedy, and gave my wife and me a negative experience in our first place together. Would steer clear of them!

I am writing this review as someone who lives in a town home community and our HOA has hired W.R…read more to take care of some management of our community. It is a very small community and while some others also have complaints, this review is about my own personal feelings toward the company and about our current property manager. I write this for other HOAs looking to hire a management company and also because I want to be heard by the company, I do don't believe that would happen if I did not air my issues in a public forum given the poor communication and customer service skills of the person who is our current property manager. If I were to have written a review before the person who currently is in charge of our property, I might have given the company 3.5 stars. Maybe bordering on four. He was responsive and had good customer service skills. It really was a shame to lose him. There were some issues in the past where I asked the property manager to let the yard company they hired know not to trim the bushes in my yard and my property was destroyed anyway--two of the three times that did not get passed along, though the third was on the yard company--the property manager at least had good customer service skills and was able to smooth things over. As someone who has owned a property and personally hired a management service to work with my renters, I would have felt good about having hired this company when communicating with him. I can not say the same about the person who now manages the community that I personally live in. I do not use names on Yelp when I am unhappy about something, but the owner is welcome to contact me for more information. I have had two issues with this particular individual; which, of course, translates to "I had an issue with the company" because this individual represents the company. Both of which have to do with communication issues. The first has to do with a safety issue that was communicated to to him by not only myself, but other residents. Several years ago, there was a massive fire behind the property that affected the community. This is a green space that is owned by the city. Due to the damage, the city put a 10 foot dirt space between the back of the community gate and the wild land that is to be kept clear by the city. One of our HOA board members worked for the city and always made sure the city didn't forget to clear it of the weeds that grow quite quickly and become rather large, and can become a fire hazard to the community. He was the only resident who lived on that side of the community. Since he has moved, and I am not on the board, I didn't know at the time if that was something that he communicated to the management company and that they knew about, or if it was something that the HOA needed to deal with. I was willing to contact the city myself, but wasn't sure who to contact or if it would be better if the management company contacted them because they would seem to have more authority than me. I communicated all of this to the property manager, who simply brushed it off as "not on the property, not my problem", which I understand, but I was trying to get information, not necessarily asking him personally to deal with it. His had the same response when I tried to tell him what information I was trying to get. It would have been helpful if he would have at least given me the information of someone on the HOA board. This was not someone complaining about any kind of visual inconvenience, but a genuine safety issue. Multiple people wrote him with the same concern and he brushed them all off. The second also has to do with communication, this being that instead of communicating to the community, and asking us how we felt about receiving our communications through text instead of email--and there may be some who would like/prefer this; but, again he didn't ask--he proceeded; then realizing that multiple messages were not received and that he probably did not have some resident numbers, he sent an email saying as much and telling us to send our phone numbers. I was not asked if I wanted to opt into receiving automated text messages from him that would not be able to be replied to. My texting service is not there for that, there are also some who may not want to pay the charge for his texts. Perhaps it would have been different for some people if he would have asked, or even given the respect of alerting the community, about this desired change; but to simply assume was inappropriate, presumptuous, disrespectful, and thoroughly unprofessional. In short, because I'm running out of room, perhaps there are good representatives of this company, or perhaps they left for a different company that respects their customers. We are not renters. We do have the power to make changes in our community, and moving our business elsewhere is one change our community might benefit from. We are hiring you. You are our client. Act like it.

I've been a solid renter in the same property for going on five years, and the amount of times this…read morecompany Froerer, specifically Lance has broken the law and violated my tenant rights is astonishing. Yesterday, the most recent event I called a maintenance request because my stove and oven had broken. Mind you I replaced the stove myself because I was so scared to call because Lance is constantly screaming at me about everything. A friend gave me their old one, and it simply fell apart. Anyway, instead of sending maintenance Lance came over, looked at the stove and said it would need to be replaced. He then demanded to do an inspection without a 24 hr notice. Mind you, I have surgical tubes hanging my chest right now, and had a double mastectomy 4 days ago because I am fighting stage two breast cancer. I had literally just gotten out of the hospital 45 minutes prior to him arriving. My house is clean, and I am in full compliance with my end of the lease. He told me if I did not let him do the inspection right then and there he would be fining me for the stove. According to our lease he is responsible for replacing the stove. And retaliation is illegal. I told him I'm so sorry, but he was going to need to give me a proper 24 hour notice as I was feeling sick, fighting cancer, and was terribly sore from surgery still and needed to lay down. He started screaming in my face and threatening me, and so my son who was almost 18, had to get in the middle of us and tell him to leave. Froerer takes no disciplinary action against this. This is not the first time he has yelled at me and taken retaliations steps for me, holding him accountable to obeying the law. He also refuses to grant me access to my water bill every month and then gets mad at me if it's late. Legally, he is required to provide me a copy of my water bill every month but refuses. And whereas I have cancer right now I cannot go down to the water company this month and argue with them about releasing the information to me so that I can pay it. In the past he also charged me $300 to replace an old, nasty garbage disposal that stopped working. He has been nothing but a pain in the butt. I would not recommend renting from these slumlords.
