Apartment suites were well furnished with quality appliances, carpets, vanities, and stovetops. Do not let the fancy buildings dupe you into thinking you are safe from the substance abusers wandering outside (they mustn't lurk in doorways, it's rude). Communication with many agents proved problematic with them retaining deposits or overcharging for move-out related defects that were ALREADY present during the move-in inspection. A minor scratch on the windowsill landed me a hefty bill in one such occurrence. It took considerable knowledge of housing laws to have the funds returned to us but it was well worth the time and effort. If you can have your family member live on campus, that would be the safest solution. Otherwise, consider transferring to a different university. read more

We rented an apt for our daughter at the Tea Garden apts. There were issues with homeless and drug users in carport, poor lighting and security. Made many complaints about poor ventilation in bathroom and mold. Moser properties does not use email and have been taken to court many times for withholding a ridiculous amount of money from Deposit after move out. They will always blame tenants even when they do the right thing. It is really too bad because this is a good location and it would be easy to make it safe. Zero stars. Moser properties took my daughter in law's entire security deposit and sent her a bill for additional charges. Humboldt students beware! She lost $1,700 on bogus repair and cleaning charges. They even charged her for light bulbs claiming ALL of them were burnt out (she had replaced them all before leaving). DO NOT RENT FROM MOSER PROPERTIES. YOU WILL NOT RECEIVE YOUR DEPOSIT BACK. I rented from them from December 2012 to December 2013 and Mosers illegally detained my deposit AND charged me for normal, wear and tear cleaning fees. In other words, not only did they detain my deposit, they charged me, leaving me owing them money. I took Mosers to small claims court and won. One month after the court judgment and I have still not received my deposit and subsequent court fees from Moser Properties. Through out this whole process (before court negotiations and after winning the case) I communicated via emails, letters, and phone calls, only to receive ONE response letter from the property manager. Let me guess, your out of options for housing and it's late July in Arcata and one of your former dorm mates has found an apartment at Teagardens but they just need one more person to sign with them so they don't get stuck with some stranger. You're thinking how bad could it be? The honest answer my friend is that it can and will be very very bad. I'm not kidding this leasing company has no digression when it comes to taking your money. If you should choose to shoot yourself in the foot and sign a lease with these pigs be sure to stay in Humboldt County for three months after you vacate so that you have an opportunity to file with small claims and prevent them from taking far more than your deposit which is what they did to me. You will not see your deposit come back. You'll clean the place immaculately and be charged several hundreds on top of it for fabricated expenses. Ok so you if you still want to rent a "low income unit" from the devil, there are a few things you should know 1. Tweekers. Homeless people have free reign here. They live in every nook and cranny of the place (Teagardens). In winter break of 2016 I came back to tweekers living in my car with hypodermic needles littered all over. Stolen radio, battery the whole nine yards. I stayed in town for winter break 2017 and counted 6 smashed out windows on cars from the other tenants that lived there. Sketchy. 2. Car theft. I had my new car stolen from the parking bay in summer 2017. When I asked the property manager if there was any sort of video surveillance she laughed at me. Not kidding she thought it was a stupid question. 3. Apartment theft. I had 2 break ins while I rented here. One was minor but the second time it happened I was at the grocery store when someone jumped over my balcony and stole my bag with my laptop and all my schoolwork. Yes I should have locked the balcony but it's worth mentioning that methheads will perform gymnastics to seize your property when you're not looking because they prey on the students just as much as Moser Properties does. You think it's just me? Your wrong these people ripped off every roommate and neighbor I had in my three years living here. They hire a new property manager every year because they all end up hating their jobs. After all, So would I if I had to steal from the penniless for a living. First I would like to say that I appreciated the help Barb, at Moser Propertiy, put forward to get my son a place to live on short notice. The problem is that they had him sign a move in notice, when he moved in, instead of allowing him and the other room mate some time to check the place out. In the 5 mos he lived there, they never took care of the items that were brought to their attention in the first couple of days. They charged for lights being out, when I installed 2 bulbs, where there was missing bulbs. How is someone going to see bulbs missing during tthe day. They charged 7 hrs for cleaning, but don't have pictures. Don't sign any move in inspection sheet until you have had days to check that place from head to toe, and you have taken pictures, that includes the deck, blinds, oven functions, the door opening and closing operation. I feel like I was lucky to get back as much money as i did. Remember - don't sign move in with out an major inspection and have a plan inplace to sue when you move out.. My son still lives in the area and has time to waste, and go to court. read more

Yes, do not deal with the Moser's. I lost my initial $2000.00 deposit from Jenna Moser who oversees rental properties in the McKinleyville area. Without letting me know, she decided to give the rental property to someone else who could move in sooner. I emailed and texted her to ask what happened and she blatedly said move on and find something else, and that I can't do anything about it. Moser Properties has you signing a form saying that if you decide to relinquish the rental before you move into it, they keep your money. I merely told Jenna we had a snag about our possible move date and she quickly decided to give the rental to someone else the same day I notified her that I needed to work things out with the movers. The Moser's are thieves - greedy hungry money suckers who care nothing about their renters. Money is all that matters to them and if they can take advantage of any opportunity to take yours away from you, they will!! Never deal with the Moser's. read more
