The denial was allegedly based on income verification--a critical issue that should have been addressed weeks earlier in the process. Instead, this lender failed to identify and resolve these problems UNTIL the final hour, causing immense stress and MAJOR disruption. Such a lack of foresight and thoroughness reflects POORLY on their professionalism and operational efficiency. The last-minute denial not only caused unnecessary complications for all parties involved, but one can imagine how this type of situation has impacted someone's life! This kind of abhorrent service is UNACCEPTABLE and should be avoided by anyone looking to close a deal professionally, smoothly and reliably. DO NOT leave your home purchase at the hands of Embrace. The problem was that my loan officer Francki DiFrancesco repeatedly lied and mislead me about working on lowering my interest rate. She was careful to do this by phone so that there wasn't a paper trail and then by the time she admitted the rate wouldn't change, it was too late. I can't speak to some of the negative reviews I've read, but, take a look at BofA and Wells Fargo reviews... Most people have bad experiences with lenders, and it's not always the lender's fault. I cant believe this is a mortgage company on US soil doing this. *Update - I have finally received the check. To anyone having their insurance checks held.. I threatened to sue them and get a lawyer involved and gave them a 30 day notice to complete this process. (Which in reality was already completed for months). While simultaneously reporting them to their parent company (two harbors) whistleblower department for fraud. Miraculously the checks arrived 6 days later. While I am thankful I am not going to get a lien on my house from contractors and they finally handled this. This was very scary the way it was handled by them and a very clear pattern of them doing this from every single review on here confirming what I was experiencing. I don't know what financial gain may or may not be happening from this but clearly they were trying to hold the checks for as long as humanly possible. We need more funds released to us from the escrow account RoundPoint is holding with money dispersed to us by our insurance company to rebuild our home. After 72 minutes of being passed from pillar to post in their 'Customer Torture service line', we finally got to a real person after begging and pleading. We flagged our case as urgent, and still no reply. We are losing hope, and this is adding distress to our already fraught emotional and mental state.
