As a seller, we experienced significant issues when the buyers were unexpectedly denied their loan DAYS before closing. The denial was allegedly based on income verification--a critical issue that should have been addressed weeks earlier in the process. Instead, this lender failed to identify and resolve these problems UNTIL the final hour, causing immense stress and MAJOR disruption. Such a lack of foresight and thoroughness reflects POORLY on their professionalism and operational efficiency. The last-minute denial not only caused unnecessary complications for all parties involved, but one can imagine how this type of situation has impacted someone's life! This kind of abhorrent service is UNACCEPTABLE and should be avoided by anyone looking to close a deal professionally, smoothly and reliably. DO NOT leave your home purchase at the hands of Embrace. You are taking a HUGE risk in doing so. They will NOT embrace you, but yet make excuses and provide pat answers. And to think this was a pre-approval too is even MORE concerning. Keep in mind I had dealt with 4 different loan officers that included 4 denials .... So I sent him all my info, as I had every document you could think of right at hand . He pinpointed what I needed to do . ONE THING. (TAXES) One simple thing . I did that. Throughout the process of clearing up what was wrong ( took about 3 weeks ) he stayed in touch with me , giving me updates on everything . To my surprise, I woke up one morning to an email from him with a pre approval letter! My excitement was beginning to return ! I found a home . Only it was more then what I originally asked for . The home was in a really good neighborhood and had 3 bids already. I needed a larger approval amount . I emailed Ken ON A SUNDAY asking if I could increase my loan amount so I could put in my bid ... HE ANSWERED ME WITHIN MINUTES ! The answer was YES! I put in my bid. Sellers took a few days to decide, and accepted mine!! On roughly August 7th. I was under contract :) Ken and his team went right to work . I don't know what happens on their end , but I was kept fully informed of every step I needed to know . This is one of those instances where you get what you pay for. Poor communication, no attention to detail, and lack of caring. To make matters worse, we found out after the fact that you cannot pay your bill online... or by phone, only by check. What are we in, the dark ages? The website is abysmal and the app is only for potential customers, not for current mortgage holders. Biggest mistake of our lives. When dealing with hundreds of thousands of dollars, you would think he could take the extra time to write out "your" or "you are" instead of "ur." His math and information were inconsistent at best and I couldn't wait to be done with the process.
