Beware in a small community people are often times afraid to speak the truth for fear of judgement and being shunned by the "good ole boy club". Truth is that Mr. Mooers does not listen, makes stereo type judgements and afraid to confront people when directly requested. While I have a list of issues, he knows exactly the situation when he reads this. For anyone else reading this; make sure you read the fine print. Make sure you fit his first impression profile, and make sure you use your own attorney. Avoid any offer he has to use services he can provide. Don't assume or trust he will handle it or take care of it. I think it goes without saying this comes from someone that is extremely frustrated with he situation. However, if he meet the request to remedy the problem, I will have to say that I was incorrect and say he does have integrity. I will update since there seems to be a narrative from Andy that he is a hero. Your explanation seems to suggest that you were personally there, being the carpenter and handyman fixing boards and various items on the house. Your referral to someone that I could trust is hardly a nomination for a medal of honor. In addition, it needs to be noted that neither one of us knew the exact condition of the house from any given day. As I am sure anyone can concede, you can't fix what you do not know about. So to suggest or infer anything else is misleading. All of this and the many small items you raise do not explain the two issues I have with this sale. The 1st being the closing numbers and how they were drastically different than our hour-long phone call discussing the counter offer. Let's be very clear on this; I always knew I was going to have to bring money to the table to sell this house. I was transparent with you that I was ok with this. Like anyone, I did not want to give away the farm, but this was never going to be a prosperous transaction. I asked you several times about what the counter offer would mean. I asked you, "So if that will mean I will be looking at $3,500 to $4,000 out of pocket?" You said, "well, I can say the exact number it is about that much." I was ok with that, and everything moved forward. You can imagine my shock when three days before the closing, we were looking at close to $8,000 in out of pocket expenses. So you say you were gracious enough to help differ the cost in a 60-day promissory note. That is true, but that would not have been the case if it had been clear from the beginning. You were my real estate agent, and you should be looking out for my best interest from the beginning, not after there were issues (that I argue) you created. On the last issue with a security deposit, You offered to handle this after the sale. You presented, and we discussed how this was going to be processed. Once the costs of clean up and trash removal were added up, there was an amount due back to the tenant. I sent you the receipts and signed the letter that you offered to drop off to the tenant. This would also included money due back to the tenant. This was never done, and the window allowed by state statue was exhausted. (receipts and letter is documented in email) Therefore, I was now liable for the full amount back to the tenant. This was the second time; this deal cost me more money than it should have. I want to be sure you understand this point. I was not making a single dime on this transaction in anyway. I paid money out to fix everything required, I brought money to the table to sell, and I paid the tenants back the security deposit. In two of these payouts, I had to pay out more money then I was anticipating, thanks to your lack of attention and focus on the deal. While it is not fair to speculate on your motive, I feel like this was not at all, a priority and feel, despite your boy scout explanation, there were several times just a closer look or attention to details could have saved me (your client) some money. All while changing nothing in what you made or would have made in the transaction. I paid the money owed to you as agreed, and you end up whole. read more

When purchasing real estate in another state from which you live with your primary reason being to leave for family loved ones I would not advise doing business with a realtor unknown to you as I did back in 1997 when purchasing a Littleton Me. parcel through the expertise of Moores Realty of Houlton! Most times through that initial 22 years ago lot purchase I forgot Realtor Andy Moore was the contracted agent to serve solely in the best interest of his seller! He (Andy Moores) cared to know about my reasons and concerns for my interests in a particular parcel! In other words, he is and was always smart enough and professional enough to know. that to best serve in the best interests of his sellers is to respect and take considerable interest in the buyers interest and reasons for their interest in his sellers real estate! I credit Andy Moores for showing care in professionally knowing, a satisfied buyer today becomes a very likely Moores realty seller tomorrow! I took a stupid risk 22 years ago buying a lot for a loved one through Moores Realty, whom I didn't know!
