When getting ready to sell my Mercer Island home in August of 2012, I interviewed a number of real estate agents, and ended up choosing Michael Ackerman of Coldwell Banker Bain. My starting point was a need to sell my house quickly, at a good, price, in a terrible market. Which agent would best serve these needs? My main criterion in choosing a short list of agents to interview was a track record of selling houses in spite of the bad market conditions. I scrutinized their sales records and eliminated any who weren't performing. All the agents I interviewed were very experienced and probably would have done a decent job, but I chose Michael, not only because he had been selling houses in a down market, but I thought I could see why. Michael brings a creative, vibrant and delightful energy to the process that is just infectious. His knowledge and sales skills are formidable, but he also brings an upbeat "can do" attitude that I found very reassuring. His philosophy about bringing a house onto the market is that it should be like the opening of a Broadway show, and that was exactly the kind of energy I was looking for. He proved to be a very good listener and really addressed all of my concerns. Another strength Michael had over all the other agents I interviewed is his familiarity with and use of all the modern media, including video, blogging and social media. He made full use of these, including making an absolutely beautiful video that I'm sure helped to sell the house. All the marketing materials he developed were a clear cut above those you typically see. My house sold at full price right after going on the market. Of course, just when things seem to be smooth sailing, all kinds of obstacles pop up. In my case it was the buyer's inspection report that listed a number of issues that I had to rectify. Here, a new and unexpected benefit of working with Michael emerged: all his connections to people who can fix things. From the sewer to the siding, to the bee's nest in the roof, and everything in between, Michael had people on site almost instantly to fix these problems at a reasonable cost. As I had already moved out of town, this was immensely helpful. Whatever problems came up during the closing phase of the sale, Michael swatted them like so many pesky flies. Throughout the entire process, his unfailing calmness, good humor, integrity and generosity of spirit helped keep me steady and reassured that it would all end well, which it did. Choosing a real estate agent is kind of a leap of faith. My experience with Michael was very much that of a team effort, with both of us continually analyzing what we could do to help move the process along and keep it positive for all the parties involved. Michael and Hania made the difference in helping us find and purchase our home in this highly competitive Seattle market. Both Michael and Hania were incredibly knowledgeable, extremely responsive, and very patient. Michael's knowledge of urban Seattle is broad and deep. When a new option arose, he often knew the building well, including its history, the quality of its management, and - sometimes - he even knew some of the residents. Hania was extremely perceptive at understanding the particular features in the property that my wife was seeking. Together, they quickly ascertained what type of neighborhood and even what type of building would work for us. Michael and Hania seemed to know every block of our target neighborhoods, sometimes telling us things like, "Yes, there is a park across the street from your building which means that those views will remain." Or, "The noise on this street may bother you a bit, so perhaps we should look elsewhere." The two of them seemed to work together seamlessly, somehow each of them always knew what the other had told us and we felt completely "taken care of" through each step of the process. When we found a property on which we wanted to make an offer, Michael was extremely helpful predicting what the "actual" price would be and helping us strategize our offer. We would not have been able to successfully manage the complexities of the market without Michael and Hania. When we ran into some problems in the bidding process due to some surprise moves by the Buyer's agent, Michael, Hania, and the entire Caldwell Banker BAIN team - including the Managing Agent, Barbara - came together to support us to assure that we were able to obtain the property. We appreciated our real estate agents' professionalism but we also appreciated the energy, passion and caring that Michael and Hania brought to their work. It is challenging for any buyer in the Seattle market right now. It is even more challenging for out-of-town buyers like us. Michael and Hania earned our unreserved confidence. I cannot say enough about Michael, and what a wonderful realtor he is. I really can't imagine a better one! When I moved up to Seattle last winter (over a year ago), after extensive research online and sifting through the recommendations of friends, I interviewed four different realtors. In this tough market, every little advantage helps, and I knew with Michael as my realtor, it would just give me a bit more edge over other offers. Michael's reputation proceed him, and other realtors know he will follow through and has good clients. He also a very strong and reputable network of people, from loan brokers to contractors, and they are all great as well. Thanks to Michael's recommendation, I ended up working with a someone from Wells Fargo, who tends to have a poor reputation in getting loans closed on time, who was fantastic, and managed to close my loan in less than three weeks! Michael is simply the BEST realtor out there, hands down. We wish there were 10 more stars that we could give him. Michael is not just your liaison to the selling or buying agent, he is the leader of your team, taking all the responsibility to make sure you are treated respectfully and fairly. We found Michael through yelp back in 2012 and had him come out and look at our Capital Hill condo to see if the time was right to sell. He spent a ton of time looking at our place, reviewing comparable properties nearby, and in the end he told us that it likely wasn't worth it to sell yet, but that it was up to us and his advice would be to wait a year then reassess. As we had no huge reason to move yet we decided to take his advice, and wow are we glad we did. Almost a year later we had Michael come back to review our place and the market again and as he predicted, it was the perfect time to sell. Michael put together a strategy to maximize traffic and viewings. With his strategy we put our place on the market on a Wednesday and had multiple offers to review on Monday! We accepted a great offer and were able to close super smoothly in under 30 days. Right after accepting the offer on our place Michael set out to help us find a new place. We had a pretty big wish list and a very small area of town that we were looking to live. Michael called us 5 minutes after an ideal listing went on the market that Friday night, we went to see it on Saturday (along with what seemed like the rest of Seattle). We chose to put in an offer Saturday night and Michael along with the fabulous lender that he recommended to us, he worked into the night negotiating with the seller and got our offer accepted! So in the span of 1 week we had an offer we accepted on our condo and had an offer accepted on our dream house in our dream location. Now we are fully closed on both properties and enjoying our new home. Throughout the process Michael was a dream to work with and just a really wonderful person, all around just someone you enjoy on a professional and personal level. He was always in communication on the status of everything, provided excellent advice (advised us to inspect the sewer on the new place, saving us $6000 in future repairs) and truly made us feel like his only and most important client. Michael and Hania Younis were our 'realtor team' for our recent home purchase in North Seattle--I can't say enough good things about them, and have recommended them highly to many friends that are currently in the home search process! We found our new home on the first day viewing houses, which was incredible, but a little sad, because we really enjoyed hanging out with Michael and Hania! They say kids have a sixth sense for people, and it was only a few minutes after my two year old daughter met them that she was asking to hold their hands or wanting them to pick her up; she's not like that usually, either. They both really are just radiant, kind people. We ended up with a house that we still can't believe we found--and we truly wouldn't have even gotten it without Michael and Hania. There's no way we could have gotten anything better, it's an amazing place, and the circumstances around the purchase were just one amazing 'coincidence' after another--and I say 'coincidence' in quotes because, really, it was because of their expertise and hard work that it worked out! One of the craziest parts of the process was that, as we were preparing for the first home tour, we were narrowing down properties to look at; Michael threw in a few of his own recommendations, and I looked through them and 'vetoed' a few of them for various reasons. But Michael actually called me and said he really wanted to leave one of them on the list, because he 'wanted us to see a new build, and it is just new and sexy and I just have a feeling about it.' Well, we didn't end up buying that house--we bought another unit in the 4-unit setup, and it was NOT EVEN LISTED on the MLS. Michael called the realtor of the units while we were viewing the front one and found out that the back units were also for sale, and got us into that house to see it right then. So, when I say there's no way we could have gotten this house without him, you know I'm not kidding. It was crazy all over the place. They were reviewing offers on the two back units the very next day, and if we had not been able to submit our offer right then, we would have lost it. Michael and Hania were on top of it every step of the way and everything just...worked. It was more than a relief when home-buying is usually so stressful and messy. I'm a first time homebuyer, with a budget on the lower end for Seattle, so I worried a realtor may place me at the bottom of their list. Not the case with Michael Ackerman. I never felt Michael viewed me differently than clients who had hundreds of thousands more to spend. I echo the feeling of being his "one and only client". Michael is the best at customer service. I am so happy I found him; thank you Yelp! At our initial meeting Michael encouraged me to shop around to see if another realtor was a better fit. I didn't need to; I could tell he "got me" and was a trustworthy, knowledgeable person. During the home buying process his actions matched what he said his were motivations in being a realtor and how he worked. The most important thing to him was helping me get into the best place for me, no matter how much work or time it took. The guys know Seattle housing, too. He's been a realtor for so long & I benefited from that experience. I would describe a building, its nearest cross streets and more times than not Michael's response was, "Oh yeah! I've been to that building (many times he'd been to the exact unit) here is why it will work for you, Jane or here's why I don't recommend it." Not recommended could be because of the unit's resale potential or because the condo would not be a good place for *me*. Given his knowledge I had no doubt he was right in the first case. He was right in the second case, too. He had listened to and remembered what I said I wanted in a home, understood & respected my lifestyle, and saw the ways a particular unit could enhance my lifestyle & accommodate future possibilities. But, even the places he didn't recommend Michael was happy to take me to. Again, I never felt Michael wanted anything but the best for me. One way his actions prove that is letting you make decisions about what homes you want or don't want to see. He didn't seem to be motivated by commission or how long it would take to find me a home. He also took the time to explain every part of the process to me. I still don't understand how he was able to give me such attention but I'm grateful for it. MIchael from Coldwell Banker Bain was simply the best. I created an account at yelp simply to send support out for him and his company. My fiancee and I are in our mid-twenties and had little experience with real estate in general. We have lived in the Seattle area for a little less than a decade and were confident in what neighborhoods we'd like to purchase our first home in (Cap Hill, Central District, Freemont, Wallingford, U-district, Greenlake) and really wanted an agent that was familiar with those areas. We'd read all of the other five-star reviews on yelp and felt confident he'd be a good match. Our experience working with Michael and his team turned out far better than we could have even hoped for. MIchael and his team are well experienced and knowledgeable in the specific Seattle neighborhoods we were looking at. Michael was very attentive, caring, reliable, professional, and overall a pleasure to embark on what is otherwise a very stressful process. Michael was not pushy and very patient, and very adamant about us setting the tone for price-range, offers, and the types of homes we'd look at. Michael and his team were very informative about the house-buying process and catered to what I consider the fears of a first time home-buyer are. Because of Michael and his team, we were never lost in what step of the home-buying process we were in (being confused was a very big fear of mine). Michael and his company also went above and beyond what you would expect from real estate agents after the purchasing process is completed. We ended up purchasing our home from a contractor who had flipped the house. Some residual issues from the previous tenant not completely addressed by the contractor ended up affecting our ability to move into the home where a typical inspection would not have initially detected those issues. The entire ordeal began to create a large emotional and financial burden, and Michael and his team - though their responsibilities were over - took it upon themselves to see we wouldn't end up in a nightmare. My husband and I were first time home buyers and found Michael (and Hania) based on recommendations from two good friends who had recently purchased homes in Seattle. We initially met to discuss what we were looking for in a home and after that were hooked up with a web portal that surfaced homes that met the criteria we had provided. From there (the next weekend), we went out once and looked at 10 homes. They had been willing to schedule the day (and the transportation) around our needs (we have a 1.5 year old son) and were ready for him to spend the day with us (luckily we were able to have family in town and didn't end up taking him with us). We found one we thought we loved (which Michael and Hania actually talked us into looking at because we thought it was too far out and not convenient). Having extensive knowledge of the area and the traffic patterns they assured us it wouldn't be any worse that the other areas on our list. After seeing this house, and highly considering it, as first time buyers we still weren't sure we were ready to put in an offer after our first time out looking. Michael called us that evening (while we were actually visiting the neighborhood to decide if we still liked it in the evening) to tell us he had proactively contacted the seller based on our initial interest to feel them out. He had been told they had an offer in-hand and would be looking at offers the next day. Michael did not pressure us into putting in an offer, but advised that if we wanted this house (which he knew we did) that we should put in an offer the next day. The next morning we met Michael at his office to craft an offer. Michael is very skilled at putting offers together that are fair to both sides, but made us as the buyer look more attractive. He also walked us through the entire process and let us make the final call on everything from closing deadline to escalator clauses (after making a recommendation). After we closed on the house he was also very responsive to all of the questions we had about the process, the timing, and anything else. I know I'm not an easy customer. In the fall of 2015 I called Michael up on a Sunday, pretty much out of the blue because my husband and I had seen an open house that we loved: The first home we'd set foot in since deciding it was time to move to something bigger (that decision - made that morning at brunch). We purchased our Beacon Hill home through Michael 10 years ago and it was a delightful experience. When we bought a home on the Oregon coast and decided to sell the Seattle place, we once gain turned to Michael. We are so glad that we did because it was a positive experience from beginning to end. Of all the decisions we made in buying a home, deciding to work with Michael was by far the best one. Michael is an amazing combination of talent, experience, creativity, diligence and kindness. He knows the homebuying process like no one else I've worked with, bringing years of knowledge to every element of a deal. The only point to remember from this review: Michael is the best agent in Seattle. Michael is knowledgeable, patient, trustworthy, dependable, fun....just add any positive attribute and it would apply to him. Michael is great person; not just a great agent. Michael also associates himself with quality people that provide the associated services in selling or buying a property such as mortgage broker, stager, construction contractors, & escrow agent. If Michael recommended someone, then they provided the same high level of service as Michael. We worked with Michael to purchase our condo in upper Queen Anne in 2006, to search for a home in Magnolia in 2010, and to sell our condo in 2013. His high level of service has remained the same throughout the years. Even in 2010, after searching several homes in Magnolia, Michael always insisted that we had to find the home that we wanted; not just settle for the closest to our needs. Michael helped us sell our 3 bedroom, 2.5 bath, $1M+ penthouse condo in downtown Seattle. We knew going in that there were certain things every agent would do (put our home on the MLS, take photos, etc.), and some things that only the best agents would do, like going the extra mile to make our home look its best, marketing our home relentlessly (with exposure various additional places and open houses), and setting the price correctly from the start. Michael excels at all of these things. Any agent can list your home, but whether your home gets sold and brings the best price is really up to the quality of the marketing your agent does. I have never seen anyone do this better than Michael. He goes above and beyond with staging, photos, videography, website, and extra touches throughout the home to really help buyers imagine themselves there and fall in love with your home. We had an open house every weekend, and updates on everything that was going on. We were out of town sellers, so the communication was very important. Michael also helped us get some things done that an agent would not normally do, and because we were out of town this help was invaluable. I recently purchased a new townhome in Ballard with Michael's assistance. As a first time homebuyer we were very thankful to work with Michael to navigate this very competitive seller's market. Michael is professional and on the ball at all times. I think it's important when trying to offer in a hot market to have a broker who is responsive and Michael would always respond to our inquiries quickly and write up an offer asap even if it's at 8pm at night. Michael has been doing this for a long time and you can tell. When we went out viewing properties I wasn't sure if I wanted a new build or an older craftsman. When we went into the properties he listened to our feedback about the house to consider for future listings that we might like. After going in the third older craftsman he could tell by the frown on my face that we should stick to new builds with modern floorplans and boy was he right! When we found the place we wanted his experience led us to the right offer and we got the house! I don't think we would have gotten the deal we got without his guidance.
