By far the worse place ever to try to rent from. I should have listened to my friends and coworkers but I wanted to give Mendo reality the Benefit of the doubt. My boyfriend and I put in our applications, got accepted through Mendo reality and asked to apply for a house on Lorraine road in Ukiah going for $1635 a month. We waited and waited and waited for a call back. A week and half went by, no phone call. So we called them and Katie, the gal at the front desk had told us that she was meaning to call us and get back to us but she FORGOT but was happy to inform us that our applications did get accepted and she is just waiting to hear back from her manager to sign a few papers off. Her manager was busy that day going over inspections on other properties. So another week goes by, and I get a phone call from Katie stating that we didn't get approved because the owners decided to go with someone else. That was understandable so I told her thank you and left it at that. A couple weeks go by and I see that the house is still on the market. So I question and Katie then says, "oh the owners have decided to sell it so it should be off our website by weds 4.5.17" We kind of start questioning ourselves and my boyfriend decides he wants to try again for another place on sherry drive that was going for $1895 a month. We wait and wait and they finally call us back and Katie says that we were just shy $250 for qualifying for that house. I didn't get upset because that house was fairly expensive for what they were asking for anyway. I noticed that the house on Lorraine was still on the market and was again questioning to myself as to what was really going on with that house. So we decided to go with another house. Katie then said the house we wanted to apply for house on Jackson that was going for $1400 was also owned by the same people who own Lorraine. So I doubt you will get it says Katie. By then I was confused because If we got denied because "somebody" else got the house on Lorraine, why would we be automatically denied for a house that was $235 less then what we first wanted? And if your telling us that we were only $250 shy of getting the house on sherry that $1895, why should we be threatened of getting denied for something that is $1400? By this time we are upset and begin to ask questions. Katie's next excuse was that we had to be married to combine our income together that is why we are having a hard time getting a place. At this point in time I'm thinking Katie doesn't know how to do her job so we pull in the manager because Katie isn't advanced enough to explain in a professional matter how their system works. So I told the manager everything that she's been telling me and Katie is behind her denying everything she's been telling my boyfriend and I. I laughed and said this is just ridiculous I would my like my papers back. I'm a registered dental assistant, my boyfriend owns his own shop. We are expecting another child in the fall. We pay our rent on time we are clean and very organized people. We have great references. There should be nothing wrong with us finding a place together through a rental company. Clearly the income is there but Mendo reality has told us lie after lie after lie and it's made it very difficult for us to get a place. And Katie who works in the front clearly needs to go back to school to study about property management because she has made it very difficult and has been ALL over the map with us with just bullshit lies. She said she's going to call you back and then never calls. You have to end up calling them. They are just so unorganized there and it just goes to show how much they are disliked because I wasn't hearing anything good about them in the first place. I should have listened to my coworkers, my DOCTORS that I work for. I should have listened to my PROFESSIONAL coworkers. Mendo reality is a joke and I feel very sorry for them that they hired such a unworthy uneducated young women "Katie" to work the front desk. She's awful at explaining things and I feel sorry for whomever goes in there and has a hard time with trying to simply get a place there. Never again will I go through Mendo Reality. As my coworkers say VERY UNPROFESSIONALISM and a waste of time. read more

Was blindsided today picking up my security deposit refund. I was told by the property manager on two different move out inspections that everything looked great and the only deduction I should expect was for the carpet cleaning I agreed to pay in my lease. I had continued to check in with Mendo Realty over the 21 day refund period in an attempt to ensure everything was a smooth transition and was told again, multiple times by Katie in the office that everything looks great and that I'd only be paying for the carpet cleaning. My roommate and I hired a professional cleaning company to go above and beyond what we could do ourselves. Not only that, but we tried to go above our responsibility and improve the property from how it was handed over to us by patching all of the wall holes from the owner of the property who was in the home immediately prior to us, as well as building a workable shop space in the garage, all with approval given by the property manager upon move out inspection. Talking to the property manager Marcia in person was absolutely no help. Requesting to make an appointment to discuss my objections in detail with my documentation was turned down, being told that she would not discuss in person and that all of my concerns must be made in writing. The worst part is their property manager (my landlord of 2.5 years) quit 4 days before I handed over the keys and Mendo Realty wouldn't stand by her statements, verbal and written, when presented to them. Being Ukiah, this is one of two games in town so you may be forced to choose to rent from them. A coworker of mine also rented from Mendo Realty and had a similar experience, with $1600 held for carpet cleaning and back rent because the tenant they had secured to take over a lease fell through for a month longer than he had stated. I get the feeling that they are used to people rolling over and not challenging the company when they are wronged. Honestly, for $500, small claims court would likely be more expensive and time consuming than its worth. We'll see how I'm feeling tomorrow once I've had time to weigh the pros and cons of holding them accountable for theft. My advice: Stay away. read more

They charge you $25 for an application fee before they even allow you to see a property. They use pictures that are between 2-3 years old in their listing and unrepresentative of the actual conditions. Their website listings are not updated. So chances are that you pay them $25 and then either the apartment goes to someone else or you decide you don't want it and they made their greedy little fee. Also, when you try to make an appointment to see a property, they say that you have to wait until they are ready to show it to a group of people at the same time. Overall demeanor was standoffish and lecturing-they are used to dealing with unhappy customers and instead of improving, they have decided to treat the customer in an adversarial way. read more

We have had Mendo Realty manage our property for several months now, and the experience has been top notch. Their screening process for tenants is extensive and they make sure the property is well-maintained. They have a crew that can fix the small or large things. Their property manager, Keehay makes sure you get the type of people you want in your home. This has given us tremendous peace of mind, since we no longer live in the area. Moving into one of their units was smooth sailing for the most part & Katie was pleasant/helpful/outgoing. Once I was moved in, the issues that MR made known to me before I moved in (shower drain backing up, mold, etc.) were either ignored when I made maintenance requests (I'd have to call a week later to remind them to send someone out) or I was immediately accused of neglect (bottom line is they are lazy and don't want to be bothered with basic upkeep of their properties). I've never dealt with a realty company that was so petty/vindictive/malicious; my boyfriend and I owned 3 cars total (I commuted to work, so having a backup vehicle was a life saver) when I purchased the 3rd vehicle, I spoke to MR asking if this was ok to which they confirmed it was. The lease, also, did not limit a tenant to how many vehicle they could have so I thought everything was fine & dandy. While I was at work & my extra vehicle was parked at my apartment, the tire apparently went flat, to which MR responded by giving me a 3 day eviction notice because my vehicle was "inoperable" (a flat tire? really??) in addition to falsely claiming the lease limits tenants to 2 vehicle per unit... Meanwhile, another tenant repeatedly parked her truck to block my carport and this took MR 5 days to finally sort out (I sent them emails with pictures and called to follow up with the issue every day) so it sounds like that tenant got off without receiving a 3 day eviction notice... When I moved out of my apartment, I returned the premises to them in a WAY better condition than when I moved in (this shows on the move-in and move-out inspection sheet) but the move out inspection sheet listed most of the problems with the unit that were there when I moved in, in addition to some cob webs in the corner of the room. So I called to make sure I would not get charged for the damage/uncleanliness that was clearly outlined before I moved out (& cob webs) to which heidi could not give me an answer, and she couldn't hand the phone over to someone who COULD give me an answer so I told her to have someone call me back who can give me a real answer... I never received that call. When I received my deposit refund (which was a week late past the 21 days that they have to return a tenants deposit) they ended up charging me for cleaning of cob webs and the messes that were left from the previous tenant. Yep, lame. Don't rent from mendo realty unless you're willing to get screwed or are prepared to take them to court. and browsing their website, how can you charge $1,500/month for a 2 bedroom?! price gouging since the California wildfires is real folks. read more

It was a huge ordeal trying to move into a unit. The people who could sign the lease, that I had been approved for a week, were all out of the office. Once I was in, the management team was extremely responsive, friendly, and easy to work with. I always paid my rent on time and took good care of the unit. But then the owner of the unit decided to increase my rent 13% when the lease ended. The one bedroom house was tiny, had old appliances, the shower was a plastic lining screwed into the wall, and the stairs were falling apart. I resigned for 6 months because housing is short in Ukiah and they can pull off shady things like this. Trying to get out of the lease early was a nightmare. I advertised and had about 15 people contact me about the unit. I paid for a month of rent while the house sat empty and was told halfway through January that they found a new tenant and I was no longer responsible for rent. My remaining deposit was returned. In the middle of February someone I had never spoken with before called and told me I owed February Rent. I received a bill this week saying Feb rent is due March 1st. Much of my former review was not "rumor" but based on reading Mendo Realty's own postings that explicitly said no housing vouchers and no pets. Also, the rude woman I spoke to on the phone was not rumor, she truly did speak to me unprofessionally. Also, way to respond like 3 years late when I'm not even living in the area. Who knows? Maybe you have a better receptionist now, but that was my experience in 2013. read more

They stated that we could have a co signer when we were Applying. 75$ later we are denied for credit issues.... no kidding that's why we had a co signer. Extremely rude and unprofessional on more then one occasion and do not care to elaborate on why considering our co signer has perfect credit. All in all a waste of time and money and beyond horrible customer service. read more

I work closely with Mendo Realty Property Management and have noticed how well the company knows their trade. They try their hardest to place each applicant based on their rental requirements. All employees work together to solve each individual issue that may come up in a professional and timely matter, which can be challenging for a small company with so many rentals, owners, and tenants to please. From what I have seen, they do an amazing job of getting it done! read more

This is the worst property management I have ever encounteted. They have lied to me, and caused me undo added expenses. I have had to rescheduled a uhaul four times, driven over 1500 miles and having to rent a motel room for 2 nights. All due because the the lies an inefficiency of not only the office staff but the owners. We were guaranteed a move in 5 days prior to actually receiving keys in the parking lot! Do not believe what you are told by the management. If you have any choice go to another agency or find someone rich enough to buy this one and fire the staff. We have been clients of MRPM for a few years and we have found them to exceed our expectations., well, 90% of the time, and met expectations the other 10%. They are knowledgeable, efficient, and well-organized. They are experienced and have a lot of local connections. I am impressed by their level of professionalism. They address issues as they arise in a timely fashion. They give excellent advice. They definitely keep up their side of the bargain. We could not ask for more. I came to Ukiah for a new job and Mendo was the first company I signed on with. I was greeted warmly by the staff and have had a great experience with them over the last few months. We did have a problem finding a place at first because my wife has a dog, but every property management office I spoke with said the same thing...that not many of the property owners in the area like the idea of renting to pet owners. I confirmed this by asking around. The girls working there called me every time something came available that met my specifications, were professional, friendly, and I still enjoy speaking with them when I get the chance. On top of that, when I've called about anything related to the property their response has been informative and ETAs given. I'm a happy renter. read more
