After I posted the February 26, 2026 review (see below) and emailed multiple people at Onyx Capital Management on February 26, 2026, Mr. Zachary G., the maintenance manager, personally intervened, reviewed my video evidence accurately, apologized and took full accountability for an initial vendor error. He ensured the repair was completed promptly and followed up with professionalism. I am updating this review to reflect that the operational failure was eventually corrected. However, I am raising this review from a 1-star to only a 3-star rating because the administrative process remains a concern. The general manager, Ms. Victoria L., prematurely dismissed my concern and deleted my community post shortly after it was uploaded. She also posted a public comment stating that the lamppost had been fixed, based on an inaccurate assessment of my video evidence. Furthermore, she did not reach out directly to clarify or correct that public statement once the error was identified. While the maintenance leadership is professional and capable, the administrative side of the business still has significant room for growth regarding transparency, due diligence, and resident communication. ------------------------------------------ Feb 26, 2026 My HOA has Onyx Capital Management as our management company. On 11/28/2025 I submitted a maintenance request for the replacement of a lightbulb of the lamp post facing my rear door. As for 2/26/2026, almost 3 months later, the lightbulb is still not replaced. I sent video evidence that it is not fixed. They replied with a photo of a working lamp post, not the one that is broken. Thus far, this company has FAILED miserably at keeping the promise stated on their company website: "At Onyx Capital Management, we set the utmost standards to provide care, support, and quality to our homeowners and Board Members." I have sent multiple emails and called a couple of times. I have been patient. But this latest replay is the last straw. It's usually very quiet all day/night but I live right behind the US postal office and it can get noisy in the mornings when the trucks are honking. You have to be very cautious driving at night due to deer population being very common in the area. It can get very difficult getting out of the community during rush hour as it is off valley forge road. Overall, a pleasant experience.

The building has been under HUD "rejected" status since 2011, which isn't as bad as the Fannie Mae blacklist but nothing ideal either. HOA said once they complete the balcony repair project, the building may be get off the blacklist--but at this point, there's no guarantee. Not sure about the 2000 building's situation, but I guess it's probably on the Fannie Mae blacklist too. What a shame!

The building is kept immaculately clean. Even the trash room is nicely cleaned at least once a day. My unit is very quiet. I don't hear anyone on either side of me or above and below me. I am a huge dog lover. The few dogs that I have seen were very well behaved--and were living in the building according to the condo rules. I would love to see more dogs in the building, personally. The management people I have met have all been very nice and extremely helpful. The maintenance department is fantastic. They are so good at their job and very personable.
