Update 2026/03/05:…read more The maintenance issue was resolved on March 2, 2026. After I posted the February 26, 2026 review (see below) and emailed multiple people at Onyx Capital Management on February 26, 2026, Mr. Zachary G., the maintenance manager, personally intervened, reviewed my video evidence accurately, apologized and took full accountability for an initial vendor error. He ensured the repair was completed promptly and followed up with professionalism. I am updating this review to reflect that the operational failure was eventually corrected. However, I am raising this review from a 1-star to only a 3-star rating because the administrative process remains a concern. The general manager, Ms. Victoria L., prematurely dismissed my concern and deleted my community post shortly after it was uploaded. She also posted a public comment stating that the lamppost had been fixed, based on an inaccurate assessment of my video evidence. Furthermore, she did not reach out directly to clarify or correct that public statement once the error was identified. While the maintenance leadership is professional and capable, the administrative side of the business still has significant room for growth regarding transparency, due diligence, and resident communication. ------------------------------------------ Feb 26, 2026 My HOA has Onyx Capital Management as our management company. On 11/28/2025 I submitted a maintenance request for the replacement of a lightbulb of the lamp post facing my rear door. As for 2/26/2026, almost 3 months later, the lightbulb is still not replaced. I sent video evidence that it is not fixed. They replied with a photo of a working lamp post, not the one that is broken. Thus far, this company has FAILED miserably at keeping the promise stated on their company website: "At Onyx Capital Management, we set the utmost standards to provide care, support, and quality to our homeowners and Board Members." I have sent multiple emails and called a couple of times. I have been patient. But this latest replay is the last straw. Onyx Capital Management's failure in this case is completely unacceptable. ------------------------

I was comfortable negotiating terms with Vicky and Zach and I knew they understood every concern and past mistakes the new Board didn't want to repeat. Our Onyx contract is still only 4 months old but after our community town-hall tonight, The Board and and community have expressed nothing but praise for our new management company. Our files, documents, investments, and our money is respected. The quality of work contractors they have recommended and brought to us have exceeded expectations. Onyx is who you MUST use for management If you are a mindful, honest, and caring HOA Board that wants to move your neighbors to be excited, activated, and hopeful.

There's plenty of parking, great amenities including tennis court, swimming pool, beautiful pond, and access to Chester valley trail. During holidays, the condo association always organizes a party for the community. Snow removal is always prompt, the maintenance staff are very friendly and helpful. It's usually very quiet all day/night but I live right behind the US postal office and it can get noisy in the mornings when the trucks are honking. You have to be very cautious driving at night due to deer population being very common in the area. It can get very difficult getting out of the community during rush hour as it is off valley forge road. Overall, a pleasant experience.

There is now a spackled patch every 12 inches throughout the unit. Management is saying they will not sand or paint the ceiling. They should be responsible for leaving the ceiling in good condition and not burdening the home owner with the expense of a painter. Very poor management! stay away!

Just found out Valley Forge Towers South (1000 building) is on the Fannie Mae Non-Warrantable list,…read morewhich means buyers won't be able to use any conventional loans. The building has been under HUD "rejected" status since 2011, which isn't as bad as the Fannie Mae blacklist but nothing ideal either. HOA said once they complete the balcony repair project, the building may be get off the blacklist--but at this point, there's no guarantee. Not sure about the 2000 building's situation, but I guess it's probably on the Fannie Mae blacklist too. What a shame!

Most of these dog owners don't pick up after them. My previous review was removed by Yelp because someone in the building complained. Probably new manager or counsel. Most of our staff is great but there are a few very rude employees that our manager defends when they are indefensible & get away with treating the owners badly. Everyone I have spoken with has lived in the building for years and love it. I have never seen anyone smoking in the front of the building or smelled cigarette smoke anywhere inside the building. I am a huge dog lover. The few dogs that I have seen were very well behaved--and were living in the building according to the condo rules. I would love to see more dogs in the building, personally. The management people I have met have all been very nice and extremely helpful. The maintenance department is fantastic. They are so good at their job and very personable.

Trish Puleo at Signature Properties Group is an excellent realtor and property manager. She's…read morefriendly, professional, honest, dependable, responsive, and knows the Phoenixville area intimately. We've been extremely happy with her services, and will recommend her to anyone. When we relocated from PA to CA in 2014, we hired Trish to manage the rental of our PA home. For two years, she checked in with us and the tenants regularly, and promptly addressed any issues with the home. We were always kept in the loop, and the amount of work we had to do remotely was minimal. When we decided to sell our PA home in 2016, we consulted Trish as a realtor due to her familiarity with us and our property. She quickly provided detailed market analysis reports that helped inform our decision to sell. She spoke with us at length almost daily, providing open and honest advice and guidance throughout the entire process. We had a tight timeline in mind for selling, and Trish worked tirelessly to meet our schedule. She coordinated home inspections, showings with our tenants, helped stage the property, and fully managed numerous improvements, all while we were thousands of miles away. In the end, she greatly exceeded our expectations. Our home was on the market for only a week-and-a-half, had several offers, and sold for higher than our listing price. If you're looking for a realtor or property manager in the Phoenixville area, talk with Trish. You won't be disappointed.
