I wasn't sure why this contract like most wasn't sent to me in a PDF docusign and why I needed meet in their shared office but we scheduled a time to get the paperwork signed. Mare informed me there were no other offer on this particular home. We wrote the offer on 11/6 and I waited patiently for a response from the sellers (as of today 11/15 I never received a response or rejection). On 11/7 Marie emailed me stating the house was still active BUT Kathy Dames is waiting on another buyers financing to be approved; and those buyers offered 270k so the sellers want 270k for the home. Marie also told me if I offered 264k the sellers might consider my offer. I reached out to Marie all week looking for an update on my offer of course NOTHING!! So I called my attorney on 11/14 who informed me I had the right to contact the seller. I called the sellers on 11/14, I introduced myself, I also explained she did not have to give me any information on offers, I just wanted to confirm that my 1st Offer was presented to her on 11/6. Of course the seller stated " I never got an offer from you last week, but I got your offer today". I shared with seller that that was my 2nd offer, I had to go to another realtor just to get my offer submitted. I called Kathy Dames owner/broker of Remax (850 Brookforest Ave Shorewood, IL) on 11/15 to request proof that my offer was submitted on 11/6 and she told me my offer was rejected. I then asked for time stamped proof that my offer was rejected and she said she would have the sellers write a letter. I declined their letter; I asked again that she forward me the email that was sent to the seller on 11/6, she refused. I told Kathy that I was very upset that I missed the opportunity to purchase a home and that I would also file a complaint against her and her agency. Kathy said " and I'm filing a complaint against you for being a "NUISANCE" I told her I wasn't a nuisance but a buyer in the market for a home. Of course she hung up on me. This is called home buyer discrimination and suppression. It's been almost 24 hours and still no proof that my offer was present last week!! Because of this shady office and the frauds they have working I have missed the opportunity to purchase a home!!

We signed a contract in May to purchase a home that iCandy was renovating in Glen Ellyn, IL. We…read morewere provided with architectural plans and an overview of the specifications to which the home would be finished, and were very pleased with the vision of the home they promised to deliver. As we worked with the realtor, project manager and contractor over the next few months, it became abundantly clear that the project was severely underfunded and poorly managed. The iCandy representatives constantly complained of being over-budget and behind plan, and began cutting corners almost immediately after we signed the contract. As the renovation began to deviate from the architectural plans, we were given excuse after excuse about how the plans were simply 'representative,' and shouldn't be considered exact. When we requested that they stop deviating and return the changes to the original planned design, they refused. The finish specifications were also constantly being changed, and we would regularly receive calls from their 'designer' while she was standing in a big box store asking us to make a snap decision on lighting or hardware because she couldn't provide what was originally specified. Horror story after horror story finally came to a head when we had the final home inspection and found that nearly everything that could be wrong with the home, was. Roofing, electrical, water incursion, apparent mold, plumbing leaks...and no corner was left uncut with regard to quality of woodwork and finishes. At a minimum, we were misled. In my opinion, we were lied to, deceived, and defrauded by amateur-hour house flippers. Thankfully, in the end, iCandy actually believed that they could list the home for MORE than what we had agreed to pay, and were happy to let us out of the contract and refund our earnest money. The home is indeed listed at a higher price, and still sitting empty. Someone may be tricked into buying it, but we're eternally thankful it won't be us. It really is the perfect brand for this company and their representatives.

And it is something that Kirby and the folks at iCandy say again and again. I didn't sell my home or buy a home from iCandy (though I have seen firsthand their "before" and "after" projects- wow). But I did complete a couple of excellent workshops where they show their business model, and dig deep into what their projects mean to the families and the communities where they are making a difference. Basically, how to do a renovation right... so that you're proud to stand behind the work, and the quality of the home. iCandy's workshops delivered on their promise of providing value above and beyond what was expected. And I think that's just how they do things.

I had planned on attending an open house, as stated in an email received by the broker. I reached out to the broker a day in advance, confirming that I would be in attendance. Although this was an "Open Showing," I wanted to offer the heads up to ensure that the broker could expect me. I arrived to the property at 10:30 am and notified via text upon arrival, as instructed. After waiting a few minutes with no response, I decided to phone the broker. I called twice with no answer. I stuck around for approximately 15 minutes before I decided to call it quits. No longer than 30 minutes later, I received a brief text message from the broker stating that the showing had been canceled due to an emergency and that I should have received an email regarding the cancellation. Not only was an email not received, but I also had not received follow up from my previous email. I understand that emergencies tend to be unforeseen but a lack of communication at this level was highly unprofessional and distasteful. First impressions are extremely valuable and this is a poor reflection of the agency.

James was absolutely phenomenal from start to finish: extremely accessible throughout a grueling, multi-month long home search, a friendly and easygoing, not-pushy attitude, and a real genuine depth of knowledge about real estate (for us, this 3rd point was so important--my wife and I were going into home-buying blind, and so often, we would only see the surface level reason why a particular home seemed nice or seemed meh. James had the insight to always point out negatives that could effect us in re-sale, or positives we weren't readily thinking about). Above all, James just truly cared about us finding a good home. That sounds like a cringey cliche, but he's clearly a man who gets genuine satisfaction out of helping people find homes for their families, and that interest in our wellbeing real shone through during the process. 11 out of 5 stars, this is your realtor, folks!
