When I called their Vancouver, WA office requesting our property manager's contact information, the receptionist refused to provide a last name and was shockingly rude. June & August rent statements arrived with zero Sterling contact information -- no address, phone, email, or website -- despite their introduction letter devoting an entire page to payment instructions. July rent statement included a page with contact information, but only after I sent Scott Hess a copy of my MMCRC complaint. After I cited ORS 90.305 in writing and contacted their licensed property manager Scott Hess directly, Sterling responded promptly and provided individual contacts and park rules. Prior to that: weeks of silence. Our community consists largely of working class residents, many non-English speaking, elderly, and disabled. Sterling's responsiveness appears directly proportional to how much leverage a resident has. Documentation exists. MMCRC has been notified." For context: our previous management company, Pure Property Management & owner property management people, were responsive, professional, and respectful ~ unlike Sterling.

I have received no instructions on logging in to the portal but that shouldn't be so hard right? Our association is called LCICOA or Log Cabin Inn Condominium Owners Association. In order to log in to pay the bill, the site keeps asking the homeowner to choose a property. Bad choice of words since there isn't a choice on the screen. So, I've tried all combinations of LCICOA and still get kicked out to choose a property. Bad online design... I send 'Tim' an email asking for assistance. No return of my email. I call 'Tim'. No return of my phone call. I call the office and get a very unenthusiastic woman who 'only answers the phone'. I am an answering service and can not help you. Helpfull...not so much. Rude....yes. I did up a phone number for 'Tim' directly. I get a woman's voice and voice mail telling me that she can not answer my call. Again, not helpful. I call again after some time passes and the woman 'Kendra' answers. She hits me with her self important attitude. "I sent instructions out to you!" Well no you didn't Kendra. Kendra doesn't seem to work in the office much. She admits that at 3 pm she's not looked at email at all today. There are children yelling in the background... 'Tim' she tells me, can't be reached. Talking over me, she tells me that the log on is LOG. Seriously, I just laughed. Who'd have guessed? Long story short... no service (they are too busy to be in the office, pick up the phone, read emails or do anything to assist a customer that's seemingly now paying part of their wage. After "investigating" this company, I believe their conduct is fraudulent and that they are engaging in unfair and deceptive business practices through their reward program. Just do the math-if my rewards over the length of the loan were 40 thousand dollars, and if 200 people had similar amounts, that is $8 million that they don't have to pay all the people they sold these loans and rewards programs to. It could be a PONZI scheme. Of course, they will tell you the Rewards Program is a separate entity. It may be legal, but that is going to be a weak defense, because if they benefit from the program, which they can't disclaim responsibility for when it fails! By the way, the Rewards Program is in the same building as Direct Mortgage's corporate office! Besides, all the Rewards Documents include the Director's Mortgage Logo! I requested this information over six weeks ago from Direct Reward Representative, Jennifer Easton, regarding the DR business entity, the jurisdiction in which the company is incorporated, and the name and contact details of their registered agent, and I have not heard anything to date! As others have mentioned, my loan was sold to a servicer within days of my loan closing. A company that has thousands of complaints! They sell a mortgage with the Rewards program as part of the incentive to use their services. They then transfer the loan away to another mortgage company and then the Rewards program is not paid as per the original agreement. Jennifer Easton, a representative from their organization, does not return inquiries. Their response is equivalent of me saying, "sorry you haven't been paid, but my debit card to pay my mortgage is a separate entity from me, therefore, you will need to take it up with them. This is NOT satisfactory and I am not the only customer to complain about this. Reviews are rampant with negative experiences. This is illegal practices. Original Review 9/11/25: This company touts a rewards program that does not exist. Be weary! There is no one to speak to at the rewards program when rewards payments aren't made. AVOID!!!!
