Renea,
I too tried to sell a home to a couple who attempted to buy your mother's home. The persepective buyer had a 20+ year residential history living in a small trailer RV. He paid his power bill, his phone bill, and his RV bill on time.
However, he refused to get any type of credit....even a $10.00 Kohl's card or a $50.00 Target or Capital One credit card. He did not need to keep any balance on the credit card. A zero balance or a $10.00 purchase paid at month's end would have given him a credit rating.
This park requires a 600 credit score or if you would - an "F" rating for credit. "F" being a failure or the lowest credit rating available. Medical bills do not count against a person. This park requires at least an "F" or 600 credit score. I personally do not find that excessive or too much to ask for.
The perspective buyer refused to even try to get minimum credit to purchase my home or your mother's home. If they were so unwillingly to even try for a 600 credit rating ....how were they going to pay the mortgage to me or your mom. Tenants like this, from personal experience, fail at paying land space and the mortgage. They end up evicted.
So, the management in your mom's park, they pay a screening service for $52.00 to inquire if one pays their bills. I personally charge $25.00 per person and screen perspective tenants too. I've had a long list of drunks, dead-beats, and all around scammers who want to purchase a home they never pay for. Plus, on the way out - the leave filth, garbage, and destroy the property they never paid for.
So, take my word for it...the screening process, since your mom didn't set-up her own screening process, saved you a huge cost of evicting a dead-beats who destroys a house while never paying a dime. If you ask me; the management did you a huge favor. Find a reputable tenant & the manager will approve your tenant.
I'm sorry you're mom is ill. But, this is about one of life's biggest investments - one's home. People want and need honest, decent neighbors which is the whole idea behind mobile home living. Screening makes for the best chance one doesn't get a meth cook or a dead-beat, who plain & simple, won't pay for the house.
If you think being turned down is difficult, try to recover from legal costs, clean-up costs, and put back together a destroyed home you never received a dime from. Remember, til that home is paid off - your still legally & financially responsible for the home.
Good luck to your mom & you.
