Management ignores people that move in underage, some with children. They used to go over the rules with new residents, but now the manager ignores people's requests to have things handled, like street lights that are out and people parking vehicles out in the roads or up in the front yards. It used to be a nice community, but it continues to turn into just another Trailer Park, thanks to a manager that doesn't care. read more

The management here is TERRIBLE. The place is EXPENSIVE and lot fees raise 4% each year due to the owners, Equity Life Style Properties, business model. Profit over anything else. I love my home. All of the other places are not gated, even though are gate system is awful and ELS will never spend the money to change it. They won't even hire a new manager, as we are sharing one from another property. The other places have smaller yards, are in bad areas, have children, and are not as nice. Many of the people are nice but there is a large group of people who's sole existence is to complain and yell. HOA meeting are a nightmare even the the homeowners association tries very hard and truly cares. Water is yellow. I us bottled water and it costs me $40 or so every two months to have 3 5 gallon bottles delivered. I love my home. My street is very quiet with nice people. The pools were nice at one time but it looks like they are under repair. Would I recommend someone move here? Never. But I love it here despite the problems. I rate it 4 stars because the $947 monthly fee gives me a large yard, privacy, my house is paid for so no mortgage, and a noisy rent in a bad area is $1500-2000. The sales person is horrible. I have been looking for a mobile home in Palm Beach County for about 6 months now. Never will I buy in Maralago Cay. All I have had was negativity. You can never reach anyone in the office and when she does call you back, she has an attitude. What an unpleasant experience. we moved into a brand new house we purchased, and finally moved out after 11 months. LOOK at other parks in the area, that are NOT owned by Equity Life Style, one of the largest park owners in the county . Look instead at sunny south estates, palm breezes, etc, they are better run, maintained and are 135.00 less a month in lot rent, with much smaller annual increases 12.00 average for sunny south as opposed to $48.00 or 4.5% in maralago cay. in one year there our lot rent went from $804 to $848 to $879 and will increase another 4.6% in January. Other parks are professionally run and organized, have computer labs, ceramics class and a plethora of other activities that maralago cay does not have. every year the residents are told that the roads will be repaved - as the monies to do so was approved by corporate 4 years ago, but they only do a road here and a road there and tell the residents that "we're working on it" like i said its been 4 years now. in the four years rents have gone up significantly and continue to do so. Park manager is totally unresponsive to even items that affect the safety and security of residents - the front gate, which is secured by a bar code sticker on your car, is usually open to all because it needs repair or the call box is out of order - again. which by the way is so old that is uses windows 7 and can not be upgraded the well water is pee yellow, it needs a $30,000 upgrade that they refuse to do, as the water company they ELS own claims that the water is safe to drink - we all use bottled water to drink and make coffee, etc (btw the water company employee who checks on the water quality lives in the park at a much reduced rent) the front walk in gate lock was broken for weeks and when Beverly the park manager was told about it she said "i don't care" meanwhile the neighborhood teens from outside the park were wondering about the park and in the pool Equity Life Style, ELS (park owners) has been sued in every state they operate in, for unlawful business practices, rent increases, etc. Every year they offer to freeze the rent for three years in return they want the residents to sign away their rights to sue or engage in lawful rent negotiations, as required by FL state law 723 a good indicator of how a park is run is to look at the number of houses for sale in a given year. The florida mobile home owners association (FMO) claim that 6-10% a year turnover is average -counting deaths, etc, but maralago averages 28-32% moving here was a BIG mistake, it cost us approx. $29,000 - we paid 82,000 for a brand new house, and a year later was luck enough to sell it at 52,000 - and we even upgraded to Samsung stainless steel appliances, $4,800 worth - there are houses for sale in the park three years and more - its the rent issue plan and simple. read more

I have lived here for almost 9 yrs and it gets worse every day...people drive like they are on 95... . ignore stop signs...don't pick up after their dogs...have dogs not registered with the office.... If having clean running water every day is something you expect - DON'T MOVE HERE. This community has it's own water system that breaks down at least once a month resulting in the water being turned off and, when it is finally back on, it's a week or more before it is considered drinkable. Plan on spending your money on bottled water. There is usually NO notice that the water will be turned off, however, I did receive notice this morning that the entire water system will be shut down from January 7th to the 11th (5 days) from 8 am to 5 pm. In addition, the lot rent here is high compared to other like communities. Between these two items, resale is difficult and most people who do sell take a loss. My suggestion - find another community to live in. read more

Have lived there for 4 years. I had nasty neighbors that would harass me. No help from office. So I moved trying to sell home and have had SEVERAL people say that they can't live in a place where the office is so rude so now no one will buy. I had to leave 4 messages at office regarding required paperwork with no call back. I called from another phone and they picked right up. Since my home has been vacant each time they put a notice on my door something has been stolen. First it was my garbage cans then a week later my big potted plant. They have raised the lot rent consistently each year and there's nothing you can do about it. My neighbor behind me had a beautiful cat that would go outside sometime until the park's maintenance man trapped him and killed him. As well as my nasty neighbor would help trap to dispose of animals. The water is constantly being shut off and boil water is ordered. If I could give them a -5 star I would. My purchase of my home is a complete loss. The office is completely rude and nasty. Some of the people are nasty and nosey. RUN don't walk away from this place. read more

The property itself is beautiful, well kept and 95% of the residents are wonderful.....I give that aspect 5 +++ stars, we love living here!!! Now for the reason for this review. ...to be treated with such disrespect from a management office is unacceptable! !! Had we not just purchased a home here, we would be moving.....then again, management would be kissing our butts if we were still renting, that's how it works here at Maralago Cay! !!? My experience with the management staff has been a quite pleasant time during the purchase of my home. I believe that every community has certain rules and regulations in order to adhere to that makes the community properly maintained and changing for the better and it is a beautiful environment to spend my remaining years. It is a very well maintained property, however when am incident occurs like everything else that occurs in life it takes a few days to resolve. Call boxes cannot be pulled outta managements thin air. Without the proper rules in order it is just going to turn into a another "trailer park". Half the battle that certain people may not realize is what they are signing up and contractually agreeing too with the purchase of their homes.
