Paul is a true professional and exceeds the expectations of his profession. We were looking at purchasing a large but not well maintained two story 3000 sq foot home with pool that also had another 1000 sq ft guest house and 500 sq ft workshop.
This was a very complicated inspection with 3 hot water heaters, 4 complete AC systems, and at least 7+ electrical panels in addition to an aging roof, oddly laid out well system, a number of owner additions/repairs, and just the sheer size of the property being inspected.
Paul sized up the job appropriately and set aside a whole day to spend on inspecting everything which in the end took from 9 am to 4:30 pm.
I took a day off work to spend with him as he went through the inspection process and I highly recommend it.
Paul routinely pointed out things as he went along, dialogued about what he was seeing and its implications, and was courteous to the current residents.
He stands out from the pack in so many ways. None of us like conflict but when I witnessed him being pressured by a realestate agent to paint some of the things he was seeing in a more favorable light Paul held his ground and his professionalism by remaining respectful but not backing down from accurately presenting what he was finding.
Based on his report we were able to see that there were far more issues than we had expected and that insurance was going to cost $4k more a year because of it. We ended up walking away from the contract based on the inspection but after sharing the report with the sellers we were able to come back together at a price point $70k lower than where we had started.
Because of Paul's hard work we are now working towards closing at a price that allows us to still move forward, make the necessary repairs, and not end up with negative equity in the home right after day 1.
