Week 3 of the trash compactor being down. The stench can be smelled from the broken gates
    Chris And Christina S.

We moved to Virginia about a year and a half ago. Before we bought a home we decided to rent and get our bearings on the area. We read the reviews on Season and decided it seemed like a nice place to stay while we figured things out. The reviews are clearly written by friends of the office. I want to start by saying spoke to Jenna the district manager about all of these issues several times to no avail before posting this. She offered no apology but she did tell me I could move if I didn't like it. That was very helpful because up until that point I was completely unaware that there were other places to live! I explained to her throughout our correspondents that we learned while living here our toddler is autistic and has a very difficult time with transition. So if we did move to another apartment we would have to move AGAIN the following year when we buy a house. While it definitely is difficult for any family to move twice in a year, unfortunately for my son it would be a particularly trying and possibly dangerous situation. For her to know that and tell me "I always have the option to move" is truly heartless. This was a very telling moment. She would rather get rid of my family then fix the issues which by the way, IS HER JOB! Zero compassion for our situation. Honestly atrocious way to treat a family in her care. If I had it to do over again I would live literally ANYWHERE else! Our apartment was not move in ready. It was absolutely filthy. There is a slotted door that leads to the maintenance closet where they pained over the dust. Because of the texture it is nearly impossible to dust it. The cabinets were only halfway painted. I say that to mean only the bottom half of all of the upper cabinets were painted creating a sort of ombre effect. The carpet had (and still has) several stains despite having them professionally cleaned. Holes in the walls were repaired with spackle but not repainted. The screen on the porch was adorned with holes. The floor of the porch had(and still has) spray paint all over it. The refrigerator was missing shelves. The very luxurious laminate floor in the bathroom was (and still is) bubbling. There was pink mold all over everything in the bathroom and kitchen. The list goes on but those are the biggies. The amenities are regularly unavailable. In almost 2 years the virtual sports room has never been accessible. The gym would be available if our key cards worked regularly. They do not. The gates do not work more often than not. I have been locked out of the complex after office hours on more then one occasion. I had to park in the "further resident" spot and walk to my apartment. When I spoke to an office attendant she offered no apology instead told me "Unfortunately everything cannot work all of the time." That is interesting take on the situation. I wonder how it would go over if they adopted the same ideology in other fields. Security has become a more pressing issue lately. A car was stolen from the parking lot this summer(2020) Several cars were broken into and burglarized. An issue that could have been easily avoided if THE GATES WORKED! There was an accidental shooting that resulted in a man nearly loosing his leg. On multiple occasions non residents have enter the complex to use the pool. Another issue that could easily be resolved by fixing the gates. When I contacted the office they told me that I should get out of the pool and call them when the non residents arrive. If I get on my phone as soon as they get there and then someone comes and tells them to leave would it be fair to say they will logically deduce I was the one who called? Not to be all"think of the children"about it but,I am swimming WITH A 2 YEAR OLD!! I can't just get out. Fix. The. Gate. There is an exorbitant amount of dog faeces throughout the grounds. I contacted the office to see if they could just send out a friendly reminder that we need to pick up after our dogs. She told me there was not any dog faeces. As you could imagine I was surprised and disappointed to learn my only superpower was spotting invisible dog poop. The only solution she could offer is if I saw someone not picking up after their animal I should take a photo and submit it to them so they can fine the offender. If I sit by my window and keep watch(because let's face it, I have nothing better to do)then take a photo of my neighbor they will know exactly who to come to when they get their fine. Also, why is it my job to enforce the rules? Needless to say the issue persists. The trash compactor regularly breaks and is out of commission for weeks. While it is out of use piles of garbage accumulate. In the summer it brings an absolutely nauseating stench that can be observed throughout the complex. Seasons collects a fee for our trash removal every month. It seem unethical to retain the fee on months when the trash compactor is broken. It is also humiliating when friends and family visit.

A list of over 20 itemized cleaning charges that equal more than 4x the cost of a cleaner!

Management stated that they are not conducting move-out inspections due to COVID. Instead I walked through my apartment with a member from maintenance and was told everything was fine. Then I received a mvoe out disposition statement with over 20 itemized charges for cleaning - more than quadrupling the cost of a cleaner and listing unrealistic prices for cleaning, such as: $10 per blind cleaning and $10 per ceiling fan cleaned. Please note, the apartment was in BETTER condition when I left than when I received it. If they are going to charge these deranged prices, they need to start presenting apartments to new tenants in pristine condition. Renter beware! They are liars, cheats, and thieves.

Residences at Belmont - This is NOT dust, but it's permanent, from overspray

When we first moved to the community, there were some significant issues with the quality of the grounds, issues with neighbors, safety, etc. The new management team that took over shortly after we moved in turned the community around. We enjoyed the amenities in community, the events that the office hosted, and the friendliness of our neighbors. If you are looking for a quiet, well-maintained, and affordable community to call home, this is it.

You should understand first of all that your rent will go up $100 every year when you renew. Trash…read moreand other amenities is billed separately and costs extra, but required of course. We had planned to stay for five years saving up to buy a house, but left after three. Management is flippant unresponsive, and arrogant. The list of things they will never fix is extensive. I was without a dishwasher for 11 months in total from two failed units, the water damage from a broken downspout on my back porch cost me hundreds of $$$ and ruined my mountain bike. Overspray from the tub re-enamel ruined my shoes, clothing, and bedroom furniture. Our A/C was out for three months in the middle of summer! Plumbing, caulking, electrical outlets, paint, broken faucets... like I said , the list is extensive! If your upstairs neighbor throws trash, cat hair in huge, clumps, old pumpkins and cigarette butts in your yard that's just too bad! We had water damage from an upstairs leak - soaked the carpets, ruined books... but no recourse. We were told renters insurance was mandatory and it was our problem, despite our $1000 deductible. The pool looks like a sewer most of the year, and since that was our scenic view we just kept the curtains drawn. Dog-poop pickup rules are never enforced, and if your vehicle tags expire while you're in the hospital they arrange to have your car towed. There are better places to live literally next door and down the street.

DO NOT LEASE HERE. I've left reviews & they're replying with actual lies. If I could give this…read moreplace zero stars I would. DO NOT LEASE HERE. I am a veteran and widow with a small child and only lived here 7 months. We took exceptional care of the apartment (i am extremely OCD after losing my husband). We had SO many issues living here. I logged into my cameras while I was at work and found the maintenance team belly down lounging on my couch & looking at pictures of my 2 year old daughter on my refrigerator (this was brought to the attention of the leasing office to which all I got was an apology.) When we moved out the maintenance team did a walk through of the apartment and said everything was in amazing condition. Then a week later when I was already moved out of the state the leasing office sends me pictures of the carpet RIPPED up with two small spills on the underneath of the carpet (they tried to say it was pet urine and I have a 200lb dog that would completely soil the carpet if he had an accident - the spots were extremely small) and tells me I was going to be charged $1900 to replace the entire apartment's carpets. They then told me they ripped up the carpet before completing the professional carpet cleaning I had paid for through them - then slipped up and told me the professional cleaning service was actually just their maintenance team. They were extremely rude and I had to hire a lawyer to take care of the situation. DO NOT LEASE HERE.
