They make you pay a monthly fee for "valet trash," but they don't even pick up trash on days they're suppose to. Their schedule for pick up is Sunday thru Thursday. They did not pick up last Thursday, so trash sat out all weekend. And they never picked up Sunday either. So, come Monday morning, trash has sat out for 5 days. Pathetic if you ask me. The worst place! Horrible customer service. Never gave parking passes, but charges $50 each for two upon move out, so basically called us liars! Never a parking space, and when you have to park somewhere, anywhere late at night, they tow you. Gates are always broken, so no security there. Trash is ALWAYS piled by the dumpster when people move out. Or just want to dump their crap, so zero monitoring. BLACK MOLD growing everywhere, inside, no matter how much we clean. DO NOT RENT FROM THESE THIEVES!!! They will charge you for everything and find reasons to charge fees including "insufficient notice" for every day you don't physically mail them notice that your lease is ending. They know the lease is ending but for some reason they need you to send a certified letter to them when they are literally ON LOCATION!!! These people are snakes and will try to drain every cent you have or ruin your credit if you don't pay these illegal fees. There is no recourse. Check their BBB score. They don't even bother to respond to the Better Business Bureau because they know they are breaking the law and need to be sued. CLASS ACTION!!! Even if you leave your apartment immaculate upon leaving they will charge cleaning fees and charge you for everything they can possibly think of to up their own commissions. This is a deceptive business and they intentionally keep things from you and don't inform you in order to capitalize on their shady and illegal business practices. Also there are roaches. Lots of roaches. There is no maintenance and the people who are supposed to do maintenance are a complete joke. They ride around on golf carts and mean mug you as you walk to your car. I know for a fact they break into peoples cars and apartments. You are NOT safe here! When you complain to the office they are rude and smug. Entitlement doesn't begin to describe these Karens who think they are better than everyone in the apartments. Don't expect to find any parking at night or on weekends. Many of these apartments house 2-3 families and there are so many vehicles because 5-10 people live in every apartment and they ALL have vehicles. Expect to have to park at the hotels off site and walk a mile to get to your apartment if you ever have to leave after 5PM. We moved in June 2024. The grounds are maintained and when repairs are needed the maintenance staff has always been very quick to respond. Unfortunately, there are those that act as if they were born in a barn and they do not know how to pick up their trash and are destructive. Management has just changed trash valet, and they are much more consistent than the last trash company. The pool is great during the early part of the day, but in the evening, it is competing boom boxes and adults acting obnoxious. Last year the bathrooms by the pool were so nasty and disgusting, we would not even use them. (That goes back to born in a barn.) I truly feel for whomever has to clean the bathrooms. That would stop if the management would install the same badge to use the restroom as you must have to get into the pool. I have personally turned away several young people that do not live in the complex that tried to come swimming. Management has put signs by the compactors about dumping furniture, but it still occurs. We have a nice little car wash but of course some disrespectful tenants used it to dump their oil from their cars and destroyed the wand, and it has been closed. I pay for these amenities in with my rent and it gripes me that those that have NO respect for this community are allowed to continue their asinine behavior. I am hoping the management of this complex or MAA gets a bit stricter about the applicants, because after watching some of these people in this complex, it is hard for me to believe they could pass a credit check. We have cars in the parking lot that have expired tags and have been sitting in the same space since we have been living there. The complex rules specifically address this, and it states un operable cars will be towed but those cars are still there and considering we have a parking space shortage, this only compounds the problem with parking!! So, with all of that being said I love the trees and greenery in this complex. The grounds crews do a very good job at maintaining the grass, bushes, plants and lawn. Vaughn does a great job keeping the pool looking Presten. I enjoy living here and all the issues are not always the management, BUT they could do more to ensure those that pay their rent and are respectful are listened to when complaints are brought to them!!!!!!!! I try to get along with my neighbors and respect that this is an apartment complex. Thank Goodness I have pretty good neighbors. So, if the management of MAA Sam Ridley actually reads this, take this as constructive criticism. An overall decent apartment experience. The place is very dog friendly. Grounds can get messy at times but were usually clean. There's a decent amount of amenities to use like a gym, dog park, and pool. Unfortunately the gate was often broken due to people ramming it and parking was often not the best experience. Pricing was very affordable when I first moved in but rates were hiked up really high my second year by around 20% and then were increased again by 15% the next which ultimately made me decide to move out. read more

The property has deteriorated significantly over the last year and a half. Problems with pest control, overcrowding with unauthorized tenants, and common areas not supervised at night. Hallways are littered with cigarette butts, and noisy at times. Attempts to reach out to the property manager were unsuccessful. Also be aware that the property does not do rental verifications, so you will have to get a copy of your ledger to show proof of payment and verification. read more

Roach. Infested. Hole. Also the parking situation is absurd and there is a good chance your car will get randomly towed because you parked improperly or they thought the vehicle was unregistered. The gate never works. The air conditioning breaks frequently. Roaches will crawl all over your kitchen and even out of the walls like some kind of horror movie. If your vehicle is registered in a state that doesn't issue license plate stickers, they may just tow it anyway because fuck you that's why. The landscaping is mostly just actual garbage. Sirens and engines will serenade you as you try to sleep. Did I mention the roaches? It's not good folks. read more

Since the day we moved in, we had issues with the closet door not working because it was not the right size, the apartment was not cleaned well before we moved in, The inside of the refrigerator had the shelving broke and the gasket around the door was off. My wife and I are older and live alone but they put a family with three kids ages approximately three and six above us and they stopped from the time they got home at 2:45 until bedtime at 10 o'clock. When we called the office on about 10 different occasions, they said that they had to come to our apartment while it was going on so they could hear it and make sure that it it wasn't just normal noise. I did this and they said they went to the apartment to inform the people but it never changed. I ended up having to use the end of a swiffer sweeper two banging on the ceiling to let them know it was too loud. I had to do this at least once a day four days a week. I called to talk to the manager, she was too busyTo ever talk to me. Phone calls were never returned and the issues we had were never addressed. If you are going to rent an apartment here, make sure you look at the apartment you are actually renting. They have a apartment staged to show you that they are a luxury apartment, but that's not the apartment you get. read more

Definitely don't be fooled by the exterior of the Verandas at Sam Ridley. When I lived there, you couldn't even use the pool for the non-residents that filled the pool area. And don't bother to complain, they won't do anything about it other than give you lip service. As for maintenance, more lip service. They might get around to replacing light fixtures or broken appliances, several months later and multiple complaints down the line. And if you move out, it doesn't matter how much written notice you give, they will TRY to charge you at least another month's rent even if they have people moved in the day after you are moved out. Refuse to pay the extra month that you DO NOT OWE, they will turn it over to a collection agency. The only recourse you have is to fight back and that will cost you in the beginning. These people at Sam Ridley do NOT know how to run a business. They have had thefts inside the grounds, they try hard to keep that hush hush. Would not want my family or friends to live there. Please do not move to this complex. This complex has a major pest problem and in multiple buildings. The price you are paying in rent here does not equate to the living conditions your are subjected to. They have roaches in multiple buildings , which most of know carry diseases, and can trigger breathing problems. Even though the complex was aware of the situation, they still continued to treat the issue with minimal effort. The corporate contact told my family that "She was not responsible for what her tenants do." The care of our situation, as well as, my neighbors has been swept under the rug. They do not care and actually knew the family in particular that started the problem and did nothing to makesure others were safe. I was even told by the maintenance men that many of their buildings have this pest problem. Please do not even consider this complex. read more

We have lived here for a little over two years and have truly enjoyed it. The location is perfect and close to everything. The staff are very kind and prompt to handle any issue. The complex is quiet (if you are not right by the pool) and even for the areas that may be more noisy, it's just the kids playing and having fun. I totally agree with Rachel M. about the trash service. They don't pick up on Friday or Saturday, so I'm still taking the trash myself on those days! Also, be aware of the $5.00 statement fee. Yes, you heard right!! There was a time in apartment living where you knew to pay your rent on time and didn't need a statement to remind you. Of course, to avoid this, all lessees need an online account. I guess that is so that they can track you better. And then, it will take two-three billing cycles before it gets turned off. And last, you're stuck with Direct TV and dealing with Multiband if you want cable. On a positive note, they've had nice promotions (pool and Halloween party). read more

Got approved today for the Verandas...spent my whole day doing this....was assured by Dana my app went through and was approved...but due to not having a job (just have the money to pay the complete lease in full) credit score of 753 and no debt. I could pay the last month's rent ahead of time or pay a one time fee of 300.00 which was non refundable...I chose that option....We had an appointment with her in the morning to give her all paper work and payment...Move in date was Mar 5. I rcvd a call on the way home that I was not approved (after being approved) and paying 200.00. To top it off Dana could not tell me why this happened...when I later got an email stating that someone from the Verandas would call me and advise why I was denied....very shady place....will contact police department on fraud charges. I was willing to pay 900.00 a month for this place with a pet dep of 500.00....only to be let down....I would not deal with the women that run this place...they have no idea what they are doing....This is my first apartment venture due to a divorce and it seems like I can not catch a break. read more
