Regina, the agent accepted testing of our homes well and septic that did not meet contract requirements, on our behalf without allowing us to see them. Later we were told that she did not have them. As a result of this we were not able to require new testing which would have shown that 1) the well pump did not work and the water was contaminated. Per Idaho labs the water is not safe to consume for humans or animals. 2) the documents submitted as a septic test was not a test at all. A test was never requested. If testing would have been done it would have showed that the leach lines are failing and the septic MUST be replaced. We later learned that Regina agreed to waive our final walk through of the property per the sellers request. Had we been given this right we also would have seen that the chain link fencing surrounding the pastures ( property was advertised as "fully fenced") was laying on the ground, and was previously only being held up by t-post which the sellers took. The solution to this is really very simple. Our attorney has requested that a claim be filed with Regina and her Broker E&O insurance to have these items fixed. A demand letter was issued with a 10 day requirement to respond yet they have not responded. As a result of this our home doesn't even meet basic requirements for occupancy.

DO NOT RENT - Landlord Ignored Idaho Law, Entered My Home Without Consent, and Threatened Me…read more I am posting this review as a formal warning to any future tenants considering renting from this landlord/property manager. While I was out of town, he entered my home without my consent, even after I explicitly denied access in writing. There was no emergency -- my daughter, who had just turned 18, and her 17-year-old boyfriend were home alone and scared. This is a clear violation of Idaho Code § 55-307, which requires reasonable notice and tenant consent for entry. I have Ring security footage, time-stamped, showing his unlawful presence on my property. I also contacted law enforcement and documented everything. The harassment didn't stop there: * He refused to provide a copy of my signed lease, despite multiple written requests. * He demanded $600+ in unexplained fees, which are not documented in any contract. * He sent threatening messages, including: "Don't pay, you're on the street tomorrow." "You brought this on yourself." "Hopefully you'll make better decisions in the future." * These threats are a violation of Idaho Code § 6-303, which requires due legal process for eviction. Only a court can issue an eviction -- not a landlord via text message. This individual also: * Contacted my family, * Refused to behave professionally, * And completely disregarded my legal and personal boundaries. I've filed a formal complaint with the Idaho Attorney General's Office, and I am preparing to take further legal action. I have all text messages, video footage, and police documentation to support my case. Tenants have rights.
