If you don't read any other part of my review, remember this part... When we submitted for permitting by the City of Bellevue, they came back with ZERO revisions, and we had fully approved plans in just a few months. This shows how experienced and thoughtful they were when designing our home. This exceeded our timeline expectations by a couple of months. As far as working with them, we really enjoyed how they got to know me and my wife, and took our lifestyle/personality into the design of the home. We went from just talking about how we liked to live, do hand drawn sketches, to CAD drawings, improving the design all along the way. Once construction started, they were also involved in changes we made on site. And they were very fast in getting new drawings and plans to engineers while we were making changes. Also, once we were done with framing, John & Scott walked the home and caught where some things weren't done according to plan and we were able to fix things before it was too late. We are about 2 months away from moving into our dream home, and we look back at how much we enjoyed the process of designing our home. I would absolutely recommend working with them in the future.

From start to finish, Benjamin Emery, the owner and architect, was outstanding. Evergreen took all of the headache out of dealing with the City and the permit process. Their communication was clear, proactive, and timely, and their attention to detail was excellent. They understood the local jurisdiction, applied the IRC prescriptive standards correctly, and helped keep the project moving without over-engineering or introducing unnecessary soft costs. What I appreciated most is that Benjamin and his team struck the perfect balance: they ensured the drawings and documentation were thorough enough to support a smooth inspection and high-quality build, while also protecting me as the homeowner from scope creep and unnecessary engineering expenses. They were thoughtful partners in coordinating with my contractor and helped keep everyone aligned on code compliance and construction best practices. If you're looking for a team that knows the permitting process inside and out, communicates exceptionally well, and helps ensure your project is built to a high standard without wasting time or money, I can't recommend Evergreen Permits highly enough.

We found the perfect lot and I had a vision of what we wanted there. We interviewed three architects and Carl blew us away. (He was also very busy with other projects.) So after meeting him, we knew immediately that we wanted to hire him for the house. Carl doesn't take on multiple projects, so we felt pretty lucky that he was able to take ours. Carl asked a lot of thoughtful questions to drill down on what we valued in a home. He was interested in flow, size, budget, the view, style, room count... We had a lot to think about. Because of the thoroughness of his questions, he had a great feel for the project immediately. After each breakthrough, Carl would come over with the latest design. One of my favorites came to him while trying to sleep. He was always creative and excited about our home. He blew us away with his tissue paper designs and he often had more than one to choose from. Carl is very easy to communicate with. He understood the changes we made. He was efficient with his time, with our time. He visited the job site during construction, often. I feel he had a great relationship with our builder and the contractors on-site. And almost everyone building our home remarked at the wonderful design. If you are looking for a custom home, Carl is the guy. I marvel at what he created. His design offers a view from all five bedrooms, our kitchen and dining area, the living room and the lower TV room. Our bedrooms are situated away from the noisy street. He added beautiful finishing elements and maintained the integrity of the style. "I love my house"only begins to describe how much I enjoy and appreciate what Carl designed.

My husband and I have been working with them since 2020. Our first project was our 480 sq ft casita in our new home. The casita had not been touched since the house was built in the late 80's and it was very outdated. The first two estimates I receives were in the high 40's and 50's to remodel the 480 sq ft. CCD's estimate was in the low 30's and they stayed in budget and only went over schedule a few days which was not their fault. Every tradesman we have to go into the casita has postive comments on the workmanship. Tom and his team created a beautiful space that we could have my mother use while she is here in WA helping take care of our daughter. We have since used them in other projects in our main house: - adding a closet system for our daughter's room - adding a window to our basement guest room - closet system for the owner's suite - creating additional storage in our daughter's room - adding safety rails in our home - creating a statement wall in the owner's suite - making custom window treatments for the owner's suite - removing old built in from the house that were installed when the house was built in 88 - creating storage, statement wall and a custom desk for my office. My husband and I highly recommend Tom Lyman, Charlie Brown & the CCD team. They do amazing work!
