You don't usually see the good reviews. People who are happy with their purchases often don't take the time to write one, so it's easier to find negative reviews. Being 100% honest, our experience with LGI Homes has been very satisfying. The quality of the homes is 10/10, our experience dealing with the seller/builder was 9/10, and the mortgage company they use is 10/10. If you have a lot of questions, they will answer them and guide you through the entire process. The only advice I would give is this: before you sign anything, talk to both the seller and the mortgage company. Ask about the different interest rate programs they offer. Initially, we were offered a 3.99% interest rate, and we were extremely happy. We signed up (with a $1,000 deposit), but later the mortgage company explained that this rate was variable. So when you go into the builder's office, ask: What is the interest rate? Is it variable or fixed? Can this be provided in writing? We ended up choosing a slightly higher rate that was fixed, which made us feel more comfortable long-term. Another piece of advice: once you sign and submit your deposit, visit the house multiple times. Check everything carefully and note what you like and don't like. Take photos of anything that isn't up to your satisfaction and send them to the builder before the closing date. They are very good about fixing issues promptly. Bought new home in 2023. They threw these up so fast, ive had roof leaks, AC leaks, and more. Costs us THOUSANDS of dollars!! Don't buy!

LGI's Commitment and promises were broken regularly. LGI did not want to re-paint the home as needed before giving us the keys. Landscaping is terrible (the grass was put in an unprofessional way). We never received user guides of appliances as promised (why did LGI threw them away in the first place?). Water heater was dead on arrival (we had to go to the LGI sales office to shower for 3 days). The emergency numbers we got for repairing things at home were not effective (when we called several times at different hours, nobody answered, so LGI, why give an emergency phone numbers if they do not work?). The refrigerator provided is unfit for this size home (about 19 cu.ft., freezer on top, refrigerator on bottom, not side by side as we saw in a less expensive LGI home). Toilet seat not secured. Some electric outlets covers are loose. No follow up from salesperson, nor from sales manager to see how things are after we moved in (the sales office dropped us like hot potatoes after the closing. It seems that they did not really care much about us, the client). Garage door needed adjustment (should have been done by LGI before closing). Very steep slope on the side of the house (near the AC) which is made worse by the lousy sod installation, which creates danger for anyone walking on that side of the house. Not so happy with the way the floors came out (some areas are hollow and make noise when we walk on them). Cheap LGI put 2 blinds on the front windows when for extra $300, they could also have made the 2 back windows and the sliding doors). Cheap LGI did a slab in the back (by the rear sliding doors) the size of a door mat (about 30" deep, about 72" wide) rather than building a proper slab for the patio. Shower floor was not installed properly, making noise when stepping on it. Cheap LGI put only 1 ceiling fan (in the living room) instead of in every bedroom as should be in south Florida. Floor molding needed repairs in few places (where is the quality control, LGI?). The best part of our LGI experience was probably the great selection of coffee in the sales office. read more

Bought our house early last year. The process was alright, with communication on LGI's end being extremely poor. The house appears to be of good quality, so shout out to the trades that worked on it. That being said, we had scores of missing base boards, our hot water did not work, and our garage door did not open...all of items that were pointed during the walkthrough and subsequentially not fixed. Our first rainstorm in the new home tore our front gutter off the house. If you look at my screenshot, you'll see how seriously LGI takes their post-purchase maintenance...I filed in May and they reached out in November LOL. That's just insulting. read more

Kudos to LGI Homes of North Port, FL. I closed on my home in March of this year and there were a few minor items LGI addressed immediately. I stayed in my house when Hurricane Ian blew by and I thought for sure there would be serious damage especially to the roof. To my great surprise there was no damage to my house at all. I did loose some landscaping and my two Oak trees were blown over but these were items I could correct myself. I think I got a lot of house for the money I spent and I was lucky to close before interest rates approached where they are now. What can I say! A lot! When my wife and I were looking to purchase we went to LGI. 1st mistake. We literally were shown homes and pressured to make decisions on the spot. This was our first hime.buying experience. We decided not to purchase. Then the harassing phone calls came about how much of mistake it would be and non stop calls about us never finding a better deal. We of course were frustrated and instead of waiting we decided to just give in. BTW my wife was pregnant and expecting in July so we were on a time crunch. We decided to go forth with the purchase which the loan company was just plain rude and not helpful! Never again. Fast forward to the signing. Did the walk through of the place and guess what laundry list of things still needed to be done and of course it was written down. The guy who is supposed to coordinate this all never answers and never responds to texts. Only to text me back 6days later or whenever it's convenient for him to say I never got back to him. So the work gets half done and he wants me to sign off and say it's ok he will coordinate the rest. I said no until all of the work is done I will not sign off on anything. Fast forward to today. The list is still not done after we moved in February! So we were told we have hurrican impact windows and garage door and sliding glass door and most importantly front door. Which has a window pane. My newborn and I are outside and what do I hear near my front door. Crackling. So I walk up and see the front door window spidering. I do not see a point of impact and I was like what in the world I'd going on. My wife took pictures and sent them to the lead guy at LGI and his response was quoted "Some kid zprobably shot it with a bb gun" "nothing I can do about that" Furiated with his assumption and not speaking to me he made that assumption which was false because I was out and witnessed this defected glass just break. So now after ignoring my calls and texts he will not honor nor do his job of replacing this door since it's only 10 months old. I will say this adding to the crappy work they did after we seen living here for 10 months I will never agree to another LGI home and for the money I spent I could have gotten a better place if I just waited instead of being pressured. I had to fix all my soft closing drawers because they stopped closing softly and also my microwave range light bulb was blown out and stuck inside the socket. This company has shady people and they don't genuinely care for you. For anyone shopping for a home do your research and stay FAR AWAY FROM LGI HOMES. Never a good sign when they harass you for your business. I know now never to make that mistake again. Also my front door still with broken glass all over the inside pane and just looks like trash. A 400k+ house with crappy workmanship. Also don't believe the hype the sellers trying to sell you. Sad place. I will make sure everyone I know will hear about this. Update. Now headed into March we are in our new home however, nearly every week LGI is here (or says they will be here and doesn't show), to repair something. This builder has absolutely zero quality control and hires the worst contractors. Lowest possible cost to maximize profits... I guess that is everyone but, if you have quality products you can charge more! So far I've had to call the plumber to fix a leaky kitchen sink faucet, had to purchase exterior paint myself so that I could finish painting the outside of the house... Which they have promised to fix since December and have not. Additionally there are crooked walls and windowsills everywhere. Toe kick in master bath fell off one day and the floor is so uneven in the master bathroom that the toilet is crooked and no one bothered to fix it. The "upgrade" to "luxury plank flooring" is a joke. This flooring pops everywhere, coming up, taps. I understand buying a house with minimal finishes and the expectation of replacing or upgrading over the next 5 to 10 years however, I have had to do so many things myself that the builder should've taken care of from the beginning. I am highly pissed off and if this builder does not correct the things that they should my attorney has advised that we will follow up with a lawsuit at the end of their one-year warranty. I caution you, if you are thinking about purchasing a home from LGI be very observant because these people are not and care about nothing. They only care about pushing the next person into the next build. There are so many other builders and so many other home sites available in Cape Coral, Ft. Real living area is about 1,380 sqt feet and not 1,616 sqt feet like they advertise the Captiva model on internet. Low quality materials, poorly built. When you visit a house without any furniture, it is hard to define the real dimmensions of the rooms. Tiny bedrooms, living and dinning rooms. Small garage and tiny lanai. These are low cost houses sold over the market price (you are actually over paying for them). These houses are not built to last. If you never owned a property before, they will look fine to you. Before you commit to any of these properties, take a look to at least one pre-owned not mass produced house with similar sqt feet and compare the dimensions of the rooms. read more

In the process of purchasing my first home and I walked into the Cape Coral south location on Chiquita blvd and the receptionist Shawn picked up the phone to order lunch for the next day! I am a business owner and you would think that she would call them back and handle the customer first but placing the lunch order for the next day seemed more important! I am not the one to assume or jump to conclusions so I'm just going to go with horrible customer service and she was not very helpful in answering any of my questions which seem like to me she was rushing me out of the office. read more

I bought an LGI home three years ago. I have only great things to say about this company. Every time I have called them they have been friendly and helpful. The warrantee they gave me at the signing of the contract stated that they would fix things within one year. To this day, three years later, if I call them with a question or a problem, they are on top of it and have sent someone to my house to take care if any little problem, (and the problems have been little, and very little problems.). I had rented in Cape Coral for 11 years, the rental prices became ridiculous. I had one month to get out of my rental. The LGI representative took me to several houses that were almost completed. I chose one and then it was smooth sailing. They handled all of the financing and kept me informed as the house progressed and the closing date approached.
