    GulfRealty turned into the rudest people. if you had a complaint like there are sparks coming out…read moreof an outlet, they were annoyed. we stayed in the same house despite them because we loved our elderly neighbor. for the past 5 to 6 years, we complained that the house smelled like a sewer. anyone who came in our house said " what is that smell? " Gulf never even came here to smell it. The owners came to stay for awhile and insisted that there was no smell. even though it could gag you. Gulf didn't give a shit. oh we had other danger issues but they were aggravated to fix anything, much of it faulty electrical stuff. they never check on you to make sure you settled in ok. zNothing but sighs and grunts and rudeness. we are in a new place this year. The Realtor is so kind and reaches out to us to make sure we are fine. and if we have an issue it is solved the same day. it's called CUSTOMER SERVICE. And with Gulf to add insult to injury, they pulled a fast one on us and I thought, I will never give them business again. So if you are an owner of a house, renting it out in Season, beware. they do not represent you..they dont do management. we were great tenants for a good 9 yrs or so. once the mother retired, the kids took over. and that's when it went downhill. I've never seen anything like it.

    If there could be zero that would be fair. Totally unresponsive the next day after move-in to…read moreconcerns asking for help to clean the junk left from prior tenants. I was told by Danielle that I rented this place furnished with garbage. Try as I might watching prices soar I hoped to get a better response from the owner directly. But the owners were respectful to Tall Pines as their property managers unbeknownst to them the unit fell into more disrepair after Hurricane Ian. As I waited for six weeks after the storm to see who cared (tall pines or the owner) about my safety or the hurricane damaged condo I was dealing with, a frantic knock was at my door. Apparently it was a Tall Pine fellow renter and the handy man. Shocked when she told me Danielle was trying to get in touch with me. Instead of them driving over to see the condo, I do believe this unknown renter intended to have the handyman and her enter my unit if I wasn't home. How unethical and an invasion of privacy to ask a nobody to check on the unit that they are being paid to care for. Not only that my contact information has stayed exactly the same, it was the owner who called Tall Pines inquiring about the status of his property. In the meantime I'm paying for air scrubbers and commercial grade dehumidifiers to satisfy the workman. Up to just 2 months ago after I moved out the excessive number of workman coming and going with keys leaving the unit unlocked while I'm at my wits end living in only one third of this condo. Nine months later after the Category five hurricane Tall Pines Rentals not once surveyed the damage in the unit. But was happy to let me know the rent was going up???? When I moved out in May, I was excited to maybe see them on the final walk through, but I was told in an email it was customary for Tall Pines to do it after the tenant vacated . I was a good tenant for two years every month I paid the rent at the office mail slot, I had to stomach the filthy front door to Tall Pines Realty. Several months ago I had a long talk with Danielle directly about the disgusting front door. Her backside jumped at me putting a negative review. She was well aware that their post COVID front door is filled with dirty germs (note photo). I actually have 19 photos dated every month I paid my rent and the door has never been cleaned OMG. What's weird if they are selling themselves as property managers look at the photos of what I encountered with Danielle and Veronica at the helm. I have never come across gross negligence. As a side note: the owner asked me to check on his unit four weeks after I moved out. I was shocked to see the air conditioner not running inside temp stated 86* the thermostat was set at 73* not me I had it set at 78* when I moved. The water was turned off as well as two days later the power was turned off. Someone had pulled down the three containment walls (plastic curtain) all laying crumpled in a heap on the floor . This was not the way it was left at all. I shudder to think if I did not re-enter this unit at the owners request no doubt excessive mold damage inside would have occurred. I have nothing but positive for Tall Pines Realty it's good and very responsive. Stay away as your property managers.

Our jobs allow us to work from everywhere. We decided that we want to rent for a year, and see how we going to like it, and which place in Florida would be more suitable for us to buy our own home. In the beginning, I was looking to rent a house, but then we decided we want a less complicated living situation, so I decided to go for a condo. I saw one that I liked on realtor.com, and I applied. There were several red flags though: First, the condo was too good to be so cheap compared to the other properties for rent. It was bait. Second, it took the people from this company quite some time until they finally told me it was time to pay the non-refundable application fees. Now I know why - they were waiting for more applicants to pay the fees. Third, despite I have an excellent credit history, perfect background, and income five times the rent of the property, I was still not a good candidate, so I offered to pay the rent for the whole year in advance plus two months of deposit. I kind of put them in a situation where they were out of excuses for why they wouldn't rent it to me, but listen to what I was told: "The overall picture was looking better for the other candidates", " The owner didn't want the whole year rent in advance", " My boss felt like she needed to go with the other candidates", "We try to avoid eviction" What???? That was really offensive. I have never been evicted in my whole life. I wanted to pay the whole year of rent plus two months of deposit plus a hundred other fees related to renting this property, and in the end, I was rejected and offended by these people. I didn't know it is so hard to rent a property, especially with this company. I can only compare the level of difficulty with running for senate. I am sure it would be easier if I was buying it instead of renting it. On the other hand, the level of incompetence of their associates was as low as it could be. They were supposed to send me an email with an attached application, but they sent me an empty email instead. They do not accept other forms of payment behind cash. They've never heard of quick pay. I read most of the feedback from other people, and some of them described a very similar situation with a very similar-looking property. I wish I had read the feedback for this company before I applied, so I would know they don't actually look for tenants. They look for applicants!

    Extremely Poor Property Management Experience - Fort Myers…read more Marshall Reddick did a very poor job managing my property in Fort Myers. I relocated to California for work (RTO) and left the property in August, giving Marshall Reddick full authorization to manage everything--including tenant placement and payment of utility bills. This was by far the most horrifying property management experience I've had, and I own properties managed in other states. Over several months, I was instructed to reduce my rent five separate times due to what they claimed was a "poor market," yet the company changed real estate agents 3-4 times without my consent. Each time, they failed to run the live Facebook marketing campaign they had explicitly promised. Most alarming, I was later informed that power to the property had been shut off for three weeks before Marshall Reddick notified me. I was told this occurred due to a lack of funds, and only after the prolonged outage was I informed of a potential microbial growth issue--a serious risk to the property that should have been addressed immediately. Despite providing a 30-day notice for non-performance, Marshall Reddick ignored the notice entirely and continued to demonstrate a complete lack of accountability, communication, and urgency. This experience showed a complete disregard for: Basic property oversight Timely communication Tenant placement execution Utility management Owner fiduciary responsibility I would strongly caution any property owner--especially those managing remotely--before trusting Marshall Reddick with their investment.

Then we came upon a rental from Florida West Coast Property Management and got in contact with Aimee Bahk. We knew we had to move quickly and Aimee helped get us through the process with ease! Aimee was friendly and professional. She knew the steps we were required to take for us to be approved as renters. Aimee quickly responded to any questions we had during the process. Once our move was successful, Aimee continued to keep in touch. We only had a couple of maintenance issues, which we considered normal, so we notified Aimee. Her response was fantastic! Aimee quickly got the help we needed for the repairs. On more than one occasion, Aimee would say "I appreciate you" as tenants. Well, we appreciate Aimee and want to thank her for all she has done to make our dream a reality!

The difference between our former management company and FWCPM could not be greater. Our manager Aimee Bahk is professional, courteous, and a delight to work with. She has helped us through many difficult situations such as finding new tenants and managing repair and installation work orders.
