North Tampa Law Group (Brian Arrighi) was hired to serve as the closing agent on the sale of my property in 2023. I recv'd an email from Mr. Arrighi on 04/23/2023 stating he completed my title search & there were TWO mortgages that needed cared for - he further emailed me a copy of the FHA partial claim mortgage document. I completed & returned the required form to Mr. Arrighi authorizing him to pull the payoff information for EACH mortgage loan from said providers. The final closing documents received however, apparently only included ONE mortgage (it failed to include the FHA partial claim mortgage) . I only learned this when I received a letter from HUD stating that I owed them approx $13K. If the amount was not paid in full w/in 90 days I would be charged 32% interest (total now over $18K). After spending months trying to sort out the issue with HUD, & the mortgage companies it was determined the error was w/Mr. Arrighi. I reached out multiple times requesting we discuss the matter to reach a resolution to this extraordinary error that shows a clear failure of due diligence in financial matters. Mr. Arrighi told me there was nothing he could do, he was busy & ended our call. I contacted another law group & confirmed this was a failure to verify required tasks per the role assigned North Tampa law. Additionally, I received an email from Mr. Arrighi that was intended for another client of his that contained the PCI DSS financial tranx information for THREE INDIVIDUALS/CLIENTS. This firm has a serious pattern of failure to exercise diligence in client financial matters. I've continued to attempt to resolve this matter with this office only to have Mr. Arrighi accuse me of hanging up on him (this never happened). This office takes zero ownership of their mistakes. This issue has destroyed my good credit score amongst other significant and unrecoverable events. It is inexcusable for a title company of legal profession to conduct business in this manner and place their clients in jeopardous situations. I would not recommend using them.

    I asked them to review LLC / joint venture (JV) paperwork I had already used many times in other…read morestates and make it so I could have it secured against a property in Florida via Memo of Agreement, where I was using both sets of paperwork for the first time. It looked like they just took the names and numbers from my JV paperwork and tried to insert that information into their 'boilerplate' JV and Memo of Agreements. Unfortunately, their JV paperwork and Memo of Agreement was structured totally different than what I gave them, which changed the agreement between the venturors so much that it missed the point of what it was trying to accomplish from the beginning. Not only that, they didn't even 'copy and paste' the names correctly. They had a name of the person in the JV paperwork that I didn't even know that was going to be a 50% venturor!! Also, the amount of money being invested was different in JV paperwork and the Memo of Agreement. The documents were so far 'off' from what the intention was that I couldn't even use them and I felt they couldn't be edited to be corrected. They charged me $1250 for their work that in my estimation should have taken an attorney (or assistant) no more than 2-3 hours total. I asked for some kind of discount b/c I didn't even use what they sent me (and I thought the amount was high to begin with). $50 off was offered. On the positive side, their attempt to complete the work was done quickly, which is why I gave them a 2 star rating vs a 1 star rating. So at least I had time to scramble to find another way to get what I was trying to accomplish done.

I was…read moreimpressed by her professionalism so decided to reach out to Cristen in hopes of building a relationship for future real estate needs. I enjoyed our meeting today and felt that she was more than qualified to handle anything I would send her way. Obviously, I hope I never have to recommend her to one of my clients, but I'm glad to know she's available. She also made it clear she's available to me for any legal questions I might have related to the buying and selling of property.
