    This company is awful. We rented 113 1/2 Willis Av for our son. Older home right off of campus…read more From the beginning the air conditioning was a problem. They never told us that the control to the unit was in the other apartment. You have no control over the temperature in the apartment. Plus the air kept going out, over and over. They would send out a crew if it was during 9-5 Monday - Friday and no holiday. Well when you work you usually don't get home until after 5 to notice the air isn't working. I can't count how many weekends he went with doors open and box fans going. They would only bandaid the unit and as soon as a warm spell came, it would go out again. We paid $750 a month to rent this place. It wasn't cheap. Be warned if you rent the place on Willis that you better be cold natured.

    Unresponsive/uncommunicative office staff that were so unprofessional that I decided not to sign…read morewith them despite being in love with the property. First I was cancelled on 5 minutes until the first scheduled showing time. I was told twice throughout this process that I would have 24 hours from the time my application was approved to pay a security deposit to hold the unit for 2 weeks until a lease was signed. Once they called me and told me I was approved, they informed yet again that I would be hearing from Tammie or Tara about a docusign and I did not hear anything back from them regarding this security deposit even after emailing well within the 24 hour period, and leaving 2 voicemails. 11 days later (at near end of business day before the move in date they assigned me) I drove to their office, and had to knock loudly on their locked door 3 times (despite their hours saying they were open) to get someone to come to the door and answer my questions. Nothing seemed to be prepared for my lease to be signed and I had been in the dark about the security deposit and was unsure if I was ever going to hear back from them. They were claiming I would owe a double deposit due to recently switching employers DESPITE one of the ladies there requesting I send them the signed offer letter for my employment to avoid having to pay said double deposit. I understand that this is a standard policy, however I was requested to send this offer letter as an exception to the rule and this was not communicated within the company. I could have easily gotten a co-signer to avoid having to pay this double deposit had they just communicated this to me at any point before the DAY BEFORE I was scheduled to move in. I was supposed to move into this very nice condo apartment today and after this experience I am no longer interested in working with these people so I will not be signing my lease.

    very unprofessional, unethical and just downright bad business people. gas leaks, black mold,…read moreelectrical issues and plumbing issues with a septic system they did not even know was on property! this is a licensed missouri realtor broker!! we are told by tammy and tarra ueligger (broker of record) that there are no issues to correct even though ameren ue red flagged the property on 3 occasions, aling with multiple written repair requests over the last 90 days since move in have fallen on deaf ears and never answered. this is a boone county rental property where there are no ordinances nor laws being upheld in regards to livable fair housing. i contacted mrec, mar, cbor, mo attorney general, boone county health department, city of columbia neighborhood services, boone county housing authority, n boone county commissioner janet thompson... all said they cannot do anything, no avail nor solution because there is absolutely no regulations nor governing entity for boone county missouri residents!

    Please be aware of the parking scam going on near the MACC entrance's owners of Orthman conveying…read moresystems control 7 parking spots that are marked reserved.Even if you are an employee of another business in the center you are not allowed to park there.No where is it marked who the spots are reserved for so the assumption is that if you are an employee of any business in the center or a patron of any business in the center you would be allowed to park there.Orthman calls the police on anyone parking in those spots and you are then towed away by a towing company.Final result....$120 tow bill and a $30 city parking ticket and I guess a very happy Terry Stiles.Great way to do business.......Take the closest parking spots and don't allow customers to park there.Shame on Orthman for making things very difficult for the young people trying to get started in lives and careers by saddling them with an unnecessary expense.And shame on the owners and management of Parkade for such activity being allowed to go on & on & on.My daughter was just one of the 40 some tows this week from these 7 spots and she has a job at Parkade.You would think that someone involved would explain the rules or possibly fire a warning shot before going to such drastic links.BTW--My daughter lives in Kansas City & drives to Columbia to work one day a week for a company that has leased an office at Parkade.So when she left work for the day and discovered her car had been towed and the towing company was closed she and a work companion were stranded in Columbia overnight.Over 40 tows in one week....6 grand of revenue generated. Seems like a nice gig if you can get it.Will this posting change anything? Nope. Will it make me feel better? Yep. I told my daughter that some things are just life lessons but if I can get the endorsement of the local paper maybe I can save alot of money for those in the future.

    Caution: the title of "management company" here is a charitable one. CPM is more akin to a ragtag…read moreband of rude, unreasonable slumlords. 24 hours notice is unheard of here. Be prepared for maintenance to show up whenever they please (without calling or asking), and for leasing agents to "be in the neighborhood" with potential renters without telling you or asking if it's a bad time. Your neighbors are potential junkies and squatters, and be ready to call the cops at 3AM for parties that will make your kitchen counters shake. I asked CPM about the "quiet enjoyment" part of the lease--still waiting for a call back. Administration is disorganized and unprofessional. My rent check once got credited to a different unit. Communication is spotty at best, and during your check-out process, don't be surprised if the agent keeps you waiting while he's busy on the phone. As a last straw, my deposit check got lost in the mail, and they charged ME for stop payment on something that was their fault. A word to the wise: know your rights as a renter in the state of MO. Hold CPM to them. Take extensive pictures of the property when you move in and file/photocopy every document they give you. Fill out your condition addendum thoroughly, and don't let these swindlers get away with taking your hard earned money out from under you.

    Do NOT sign a lease with A&B management…read more A&B takes advantage of students and does not treat people fairly. The day I moved into my apartment, I bleached the tub and got on my hands and knees to scrub stains out of the carpet. I was then charged for carpet cleaning fees and "other" cleaning fees when I moved out two years later. The apartment was 90% cleaner than when I moved in. Additionally, there is no way to get ahold of anyone after 430pm on weekdays or on weekends. If something happens, you are out of luck. One weekend, my car was hit in our lot by another resident. There was no way get into contact with A&B about it. Even when I did talk to them on Monday and asked to put video cameras up, there was "nothing they could do". My car was hit again about 5 weeks later. I could never prove who hit it and had to pay the entirety of the repair costs of almost $1000. Dropping of rent is a different story. There is no way to pay online. You have to drive to the office and drop off the check during open hours (I was rarely out of school during those hours before 4:30). If the office is not open, you are out of luck. I would call and ask the management if it was okay to drop it off the check when I had a day off. The office would say that it was totally fine. When I moved out I was charged almost $100 in late fees that I never knew I was even getting.

    If I could give this place zero stars I would maintenance doesn't do their job properly if they…read moreeven show up to do their job at all management does not respond to any maintenance issues they were found to be in violation with the health department for several structural and maintenance issues that they have yet to fix even with being on their final notice from the health department there's absolutely no insulated pipes in the basement that combined with structural issues because it was found when the health department did their inspection that the unit is sliding down the hill that the property is sitting on caused a pipe to burst in April on a day when it was 65°and there was no possible way for it to be because of frozen pipes or our negligence as they claim they chose to charge me for when it came to damages and repair despite it being caused by structural issues which of the landlord should be held responsible for and all this while continuing to increase the rent with every lease renewal my front door does not shut properly and is falling apart due to rotting wood and water damage the floor in front of my front door is caving in and their solution instead of fixing the damage properly was to throw some screws on the bottom of my door there are several cracks in every wall it took them 2 years to fix electrical problems with the wiring in my daughter's bedroom that caused her lights to be faulty and flash which we told them they needed to fix immediately because of an epileptic child being in the household and they refused the garage door in the unit has almost fallen on my nephew's head because of cracks in the ceiling and the garage door fell out of the ceiling on one side none of the smoke detectors in my unit worked and they had to be told by the health department two separate occasions to replace them the pipes freeze every winter because of no insulation and every time we have a thunderstorm water flows under my wall which they have continued to ignore every time it floods instead of completing maintenance requests they will actively delete them which I have documentation of in email they were told that because of the foundation issues with the house sliding down the hill they needed to fix the foundation problems and they never did the water damage in the basement due to flooding cause tiles to cave in and crack causing injuries to feet when walking through the basement that it took them 2 years to repair they replaced the mirror and sink/faucet in my bathroom in the basement and left exposed drywall leading to water damage and mold when we moved in there was no working air conditioning in the middle of July all of the blinds were broken one of the bathroom sinks was glued shut the unit was not clean and in the basement wall downstairs behind event cover there was trash shoved into a wall including used feminine products and cigarette butts and we found that underneath our kitchen cabinets where is old dry animal feces and we notified them immediately and ask them to come and take care of the issue due to it being a health and safety concern they refused to clean it quickly screwed in some boards to block the bottom of the cabinet and told us that if we attempt to remove the boards ourselves to clean up the mess that we will be responsible for any damages caused by vandalism and the dining and floor is lifting and separating which day of course refused to address us as well but the part that dumb founds me the most is as I am getting ready to move out they have increased the rent yet again while still refusing to do any maintenance before new tenants get pushed into the unit had I known the state of this unit I would have never moved into it but they took advantage of covid lockdowns refuse to let us do a virtual walkthrough sent us pictures of a neighboring unit that looked nothing like the unit they put me in well my family and I were moving from another state needless to say I will be contacting an attorney and the health department has been notified yet again of the issue. Just beware of Southern properties and their shady management avoid them at all costs if possible for your safety and peace of mind because when these issues get brought up to Susan horak herself she has told tenants that they are lucky that they pay as much as they do because we could be paying a lot more.     This property management company is unprofessional and doesn't take responsibility for its tenants…read moreand the nonsense their tenant put the neighborhood through. Since their tenant has moved in there have been four shootings at the property and three were drive-by shootings. On the second occasion a man exited the property and returned fire to the fleeing car, shooting out its back window. This is fact and the Columbia Police will confirm it. After the second incident my tenant - as well as I - called Southern Properties/Re/Max Rental Resources, LLC and I spoke with Susan Horak, who was apologetic and told me she would have her property manager (who ran that property) call me. I received a call from a woman whose name I don't remember but I have her telephone number as she called and than texted me. So the business can identify her, the last two digits of the phone number are '66'. The property manager was not only combative but inept. She claimed there was no police report, which is untrue. I sent her a link to the police report. I also urged her to contact my tenant for video, details and a police contact who could fill her in, which the property manager refused to do. After I texted her the link to the police report she stated "I am going to silence my phone now as it's Sunday and I would like to spend some time with my family" only to (after I didn't respond as she claimed she was silencing her phone) send me several passive aggressive texts off in a row unrelated to the shooting. She also claimed her tenant had nothing to do with the shootings because she was at work, however, if the property manager took a moment to be an adult and to perform her job she would have learned from the officer that there's a man who isn't on the lease who's staying at the property and as mentioned, returned fire after the property was shot at. It would be great if your property manager did her job; hopefully the next tenant you put into the property and his/her cohabitants who are/aren't on the lease doesn't cause any more shootings, violence or nuisances in the neighborhood. We're not interested in dealing with bad tenants, their enemies or a slumlord property management company who denies their tenant did anything wrong. Since the property manager felt the need to give me advice on how to run my business I'll give her a piece of advice in return: If a security deposit goes toward fixing bullet holes you're not screening your tenants properly.
