Kanab, Buyer Beware!!
*** Warning Over Priced, Amateurs & Poor Quality***
KO Roofing & Construction. Called this company and asked for a quote to replace my old metal roof. Tyson said he lives local here in Kanab and that he would have to come out and look at it and take some measurements and he did the next day. The next few days he kept calling after he had sent over the quote for $30,623.74. The quote did not stipulate a metal roof where you cannot see any of the screws, or the fascia and all edges covered with metal for protection of the wood, so I advised him to be sure these items were included. He said once we put half down it would be two weeks.
Then after a few days, the owner Karl called me and was very nice, and said he wanted to come by to re-measure. When he arrived I was telling him that I did not see on their quote anything for snap panels or the fascia wraps nor the gutters. He said those would be a little bit more and he would look over the quote and send it to me the next day. His little bit was about $15,000.00 more at $43,303.80. My wife and I felt like it was very high in price but we needed it done since the next wind storm could be the one to blow the roof off. So we agreed to it and paid the half down of $22,319.54 on May 3, 2024.
I had to call them two weeks later to see when the material was coming in, and Karl said he would call and find out. Low and behold he called me back and said it would be dropped off at my house the following day, so that afternoon we went to town for lunch with some friends. As soon as we got our food Karl called and said that the truck was at the house to drop of the roofing material, so we rushed home to make sure where he was going to drop it. He said their crew would be there Monday and did not show up until Wednesday late afternoon---a 6-man crew and only one of them could speak a little English. They worked their buts off but it was very hard to communicate with them. In the middle of the project Tyson came by to check up on his crew and I pointed out a few things that I did not think were done correctly and he said he would see what he could do. Tyson then proceeded to tell me that he has never done roofing. It's no wonder that the estimate was so far off. So the 6-man crew finished and left on June 5th 2024. The next day Karl calls me and asked how things went and if I was happy with the work. I told him that the guys worked their buts off but the roof was not right, it looks great from afar and that he needs to come down here and see his employees' work. He just wanted to blame the fascia boards and said if I'm not happy with the roof that I would not be happy with the gutters that he was to do that following Monday. Apparently he doesn't appreciate customers questioning the quality of his company's work.
Ultimately I had another local company finish the gutters and they did great work. Even they could not believe the poor quality roof. I met a professional roofer through the gutter company guys, and he took a look at the roof as well. His first thought was that an amateur did the work. Among other mess-ups, they put rake edges on where there should be drip edges. Please look at the pictures that are attached. Very poor workmanship.
In retrospect, I wish we had taken a little more time to find a roofing company that uses experienced people and who charge fair and honest prices. We are now hoping to have corrections done to this roof, at additional cost, of course. If we don't, the experienced roofer says we will have leaks. I recommend avoiding KO Roofing and Construction. In addition, the experienced roofer told us that a handful of roofing companies are coming into Kanab from Richfield, and other cities far afield and gouging people here with their prices and throwing huge, long-term warranties that may or may not be legitimate.
