Most crooked attorneys ever! Worked with my oldest brother after my parents died to scam the family house and belongings from me and my little brother back in 1996. Called them several times to find out where my dads Will was because I knew I was beneficiary of property and they told me to never call them back. I wanted to personally and on behalf of Casa Del Sol thank Phillip Klatchko for the excellent advice and legal services he gave to our HOA. I got referred to Phillip by one of Coachella Valley's most knowledgeable and experienced real estate developer, manager and owner. We had a very difficult situation with a homeowner who had not paid our HOA assessments for years and even though we had a lien against the home, it was so underwater that we could never collect on the lien. And the mortgage company and other lien holders would not foreclose. Our bottom line was to get a new homeowner who would start paying the monthly assessments. We identified an approach to accomplish our principal objective and perhaps even collect some back assessments. Phillip helped us navigate and legally document our way to ultimately collect all unpaid assessments as well as our legal expenses. And part of his value was the excellent relationship he had with a key other party attorney. In fact, on a couple of occasions, rather than email or write the attorney he said let's just call him and get the answer. This saved time and money. And Phillip's efforts were appropriately focused and his fees were very reasonable. read more

I could not agree more with Boat W.'s assessment of Philip Klatchko; super shady (I'll add slimy). My husband and I had a dispute with our HOA granting an illegal easement to our neighbor. I picked Klatchko randomly from internet listings (huge regrets on not checking Yelp first). We were concerned that Klatchko might know the Board members guilty of the abuse of power (since they all like to play elites in the social circles) so I asked in the email if they knew or were familiar with these individuals. He did not reply in writing so I asked him again when we met and he denied knowing these people. I got the sense through the whole meeting that he was more interested in finding reasons to justify the Board's actions and minimize our complaints. We were definitely discouraged from pursuing the matter and paid the $600 with the understanding that we would see how the Board proceeded. Subsequently, the Board was emboldened and went even further in their discrimination against us, allowing the neighbors to tap into HOA water and use our landscapers to maintain the area. They broke the terms of our Internal Dispute Resolution and allowed the owners to encroach past the CC&R maximum easement of 10 feet limit. Certainly not actions of people concerned about legal consequences of their actions. After the Board's refusal to correct the violations, I called Klatchko again..not because I wanted to work with him but out of curiosity as to how he would respond. In the email, I listed the name of all individuals on our board asking again for him to disclose any knowledge of or relationship with these people. No answer in writing so when I called to make an appointment, I was hardly surprised when his assistant told me "his current workload was too busy to take on the case'. What lawyer is too busy to take on a case without knowing the full details? For all he knows, the HOA could have illegally seized our property. As it is, violation of Civil Code 4600 specifically states that the governing board will be liable for legal costs if an easement is granted without the proper authority to do so. Too busy in August in the Desert? Any lawyer with ethics would fully disclose potential conflict of interest before taking your money and certainly would never tip off the guilty party as to whether or not legal action would be pursued. I agree wholeheartedly with Boat W. This man is despicable and should not be trusted. read more

This guy Philip Klatchko is super shady. He handled the will/trust when my aunt died and gave all the beneficiaries the runaround for over four years. Shady accounting and paid himself extreme prices from the trust. He would charge us per phone call at $400 an hour. $80 for 12 minutes. Every single call. But he never gave us the answers we called about... Thousands of dollars in calls but never any answers or ones that came true. Then he'd say we would have an accounting soon. Real accounting never came. Waited and waited and again over charged at every phone request. Then he sent a "summary of accounting" that didn't tell us much. So we requested real accounting and he sent almost the same summary again. He paid himself $52k for these services...everyone I showed it to, accountants, lawyers, etc, said he was overcharging by twice at least. He just kept dragging the whole thing on and on and finding more things to charge the trust for. We requested its closure several times and he said it cant be done. Then he sends us an offer to collect a check from the trust which we have to sign off on to get so then we cant dispute it later. he says they will then hold the last 1/3 of the money till all things are settled, which they all already are. He said checks would be issued at the end of the year and now we are in April and I called his office and then got a email response that they are no longer handling the account. WTH? Now I despise this man Philip Klatchko and I don't despise anyone. Ive never been jerked around and taken advantage of so bad. He has caused much pain to our family that was completely undeserving. Stay away from Philip Klatchko he is only good at taking money from innocent people. Jeff read more
