.. My parents have been here 25 years .. so it was expected for the rest of us to move here .. it's affordable .. its scenery and wildlife is just beautiful and they keep the grounds immaculate .. the cafe's by the pool with the bar makes you feel like you're at a resort ...However, your guests have to pay a fee for the pool at the gate, which is just ridiculous and embarrassing for the owner, might as well go to a public pool, especially with all the security guards at the pool entrance ... other communities you have a key to get into the pool , not kings point, owners have to have a picture id. to get in... one of the counties council women lives here, so she makes sure everything is secured .... But ... . it's peaceful and quiet - coming from New York is a big change and we can appreciate the peacefulness .. Each section is managed by a management co. and appointed owners as directors, who volunteer their time and knowledge .. However, their egos can explode without knowing enough and they volunteer their time maybe too well .... Don't ever let these guys intimidate you , some are mentally challenged .... If you are an owner, you have the upper hand, you pay for everything, but if you rent, you must bow down to everyone, the owners will make trouble for you, unfortunately ... The directors do not earn a salary, however, you might think so by how hard they volunteer and serious they take the job ... They need to step back from others lives and let people live ... Some directors and presidents of their sections are not even present, they tend to live out of state ... Forget about the bylaws ... no such thing anymore , written back to the 70s ... there is now a new generation coming into the community .. As far as pets are concerned ... The dogs keep getting bigger and people have not 2 but 3, especially the snowbirds who come back with their whole house ... I love animals, so to me its nice to see, just get a piece of paper saying its an emotional handicap pet and there's nothing anyone can do, they may try to scare you, but ignore it, it would take tons of money for the courts which they don't want to do, so they use letters of every type to scare residents, still means nothing, just pay your maint. fees or rent and you'll be fine and keep to yourself, maybe only live here few months ,then split your time someplace else .. ... I notice people try very hard to change the laws here and tell on each other like grade school kids .. .... The community is very laid back and Kings Point wants it to stay that way ... Its the people , residents who cause the problems .... Its a nice thing to have a contract with local law enforcement, however the residents do not respect the cops and the sheriffs tend to transfer out because of that ... We must respect our law enforcement , they are here to protect us ! In addition, Delray Beach is rehab capital of the world .. Which means drug and alcohol substance facilities are all around ... I noticed lately more and more rehab people are moving in here to the community, when they get too old for rehab they move on to here or other communities ... younger than 55, even though 20 percent has to be under 55, I see more and more 20 - 30 somethings living here ... I moved in at 46 and had to be approved by the board and I am an owner , I've been here now 10 years ... But most disturbing, the rehab people - who also come from prisons etc ... They drive together in white vans with tinted windows ... While I feel for some of them, maybe and their families, there are too many negative stories about this type of group .. I have one guy downstairs who I constantly have problems with , his smoking and stalking me, very disturbing and he's in his late 60's, but it seems acceptable here, he finally stopped with the smoke as second hand smoke was coming into my home in clouds, it took a lawyers letter from other residents, to get him to stop, Florida is a big non-smoking state ...
I recently had a run in with a couple of young guys by my apartment, when I asked if they lived here, they cursed me out and told me they didn't have to tell me ... They were fishing and trying to catch the ducks on their hooks ... This is unacceptable and I think should be closely watched, what else are they capable of .. In conclusion, mostly , the residents keep to themselves and you really never know your neighbors ... But enjoy Golfing ! read more
