Kings Point is a massive community of about 7,200 condo units, built between 1973 and 1985, spread across 168 buildings... there's really no place quite like it. When you meet people who live here, many are the children of the original owners who bought in decades ago. This posting is mainly to let people in the surrounding area know that Kings Point has a large on-site theater (around 1,350 seats) with a very active entertainment program. The shows are primarily designed for residents... lots of tribute bands and well-known performers later in their careers... but after residents get first access to tickets, sales are opened to the public. Shows do sell out, so timing matters. I usually find one or two shows during the year that I'm interested in. What makes it especially appealing is the value... tickets are very inexpensive, parking is free, and the operation is well run. Yes, the audience skews older, but it's part of the charm. I actually enjoy chatting with residents before the shows. Case in point... I just saw comedian Rita Rudner last week. This show was a sell out. Ticket was only $33... and she was great... very funny. read more

Old buildings falling apart. Looks bad on outside and the inside is not updated. Community horrible, threatened guest no one wants to visit there. Landlords do not take care of property, fridge died and had to wait a month for a new one. Lived out of coolers. Worst of all the bad drivers. My car was hit was the other persons fault. Run don't walk away. People in charge act like military police. read more

I would not recommend moving here under any circumstances. The management association, Vesta, is horrible. If you have a problem or question they never get back to you despite multiple calls or emails. I must say the only time I was contacted by them is with a threatening email and then legal document regarding a hole in screen which I or neighbors could not find. If you call for information from the President to the condo association, no one ever knows anything. This place has the worst condo governance I've ever seen. Kings point is a collection of condos, with each condo managing its own affairs, but Kings Point governs shared areas and shared resources. There has been a person-sized hole in the outer fence facing Linton Boulevard since at least last November. I've reported it to security, maintenance, and anyone else at the Kings Point office who will listen, but after 7 months, the hole is still there, big enough for a person to walk through. Many of the employees who work at the clubhouses are rude and bad at what they do. Unfortunately, they're minimum wage contractors, and you get what you pay for. The design and layout of the property is dangerous for pedestrians. Nobody stops at stop signs and a lot of the residents can't even park a car between the lines in a parking space. I think a lot of them must be intoxicated drivers. I was actually hit by a car backing out of a parking space during my morning walk, and rather than apologize, the driver wanted to fight me for knocking on his car window to get his attention. Fortunately, I was wasn't injured, only shoved by the back of the car. I hope to sell and get out before Generation X starts retiring, because they aren't going to want to buy condos in a place that was designed for cars, rather than people, and I want to get out before the bottom drops out of the market. Unfortunately, I'll have to wait for interest rates to come down before I can afford a new mortgage, particularly since my condo fees went up more than $100/month this year. Meanwhile, the condo board where I live wants to invest thousands of dollars for security cameras to solve problems that aren't costing us money. They've bought into fearmongering and mistakenly think security cameras will make them safer, much like the gates and fences that also don't make us safer, in spite of the high cost of upkeep. That's another thing: Kings Point can't keep up with any repairs. There is always a pool, tennis court, pickleball court, or something else that is shut down because they wait for things to break before they fix them, rather than perform preventive maintenance that would save us money. The latest example is air conditioning at the main clubhouse. If they performed regular maintenance, it wouldn't break down for a week at a time. read more

Been waiting since September 39. 2021 to get someone to call me back to get my barcode for my car. Stupid I have to wait at the entrance to check if I actually live in Tuscany F. No call back to make an appointment to pick up what I paid for and which I am entitled to as an owner. Wish they would check messages!!!! THEY DO NIT RETURN CALLS AND THE PERSON WHO ANSWERS EHEN I CALL HAS NO CLUE IF AND WHEN ANY HUMAN WILL EVER RETURN NY MESSAGES. DO NOT MOVE HERE!!!!!! Buyer be very careful. I used to live there until just recently. First off, the recreational area, both the board and management company are not interested in communication or transparency. They do not have to follow the same rules as the various associations in Kings Point. They consider themselves above everyone and new ideas are not possible with this outdated group of very old people. They need new blood, yet they just keep on trucking with a board that does not believe in accountability. Second, be aware that for new owners, the cost, just to get your car tag and ID card is (as of this posting) is $1500. This is over the top compared to other communities in the area. Check out the management company for the prospective unit you are looking at buying very carefully. If the association is not properly funding the reserves, RUN!! Inspect the budget as well as the bylaws. In the bylaws, what is the length of time you must own before renting? THIS COMMUNITY IS NOT PET FRIENDLY!! They allow for service dogs and emotionally support animals, but several unit owners are not pet friendly. How does the association consider owners who do not vote in decisions made (budget and board voting)? Do they not count at all, or are they counted as confirmations? If the building has multiple units owned by one unit owner where the unit owner controls a vast majority of the voting, company, or LLCs operated by one company, RUN!! .. My parents have been here 25 years .. so it was expected for the rest of us to move here .. it's affordable .. its scenery and wildlife is just beautiful and they keep the grounds immaculate .. the cafe's by the pool with the bar makes you feel like you're at a resort ...However, your guests have to pay a fee for the pool at the gate, which is just ridiculous and embarrassing for the owner, might as well go to a public pool, especially with all the security guards at the pool entrance ... other communities you have a key to get into the pool , not kings point, owners have to have a picture id. to get in... one of the counties council women lives here, so she makes sure everything is secured .... But ... . it's peaceful and quiet - coming from New York is a big change and we can appreciate the peacefulness .. Each section is managed by a management co. and appointed owners as directors, who volunteer their time and knowledge .. However, their egos can explode without knowing enough and they volunteer their time maybe too well .... Don't ever let these guys intimidate you , some are mentally challenged .... If you are an owner, you have the upper hand, you pay for everything, but if you rent, you must bow down to everyone, the owners will make trouble for you, unfortunately ... The directors do not earn a salary, however, you might think so by how hard they volunteer and serious they take the job ... They need to step back from others lives and let people live ... Some directors and presidents of their sections are not even present, they tend to live out of state ... Forget about the bylaws ... no such thing anymore , written back to the 70s ... there is now a new generation coming into the community .. As far as pets are concerned ... The dogs keep getting bigger and people have not 2 but 3, especially the snowbirds who come back with their whole house ... I love animals, so to me its nice to see, just get a piece of paper saying its an emotional handicap pet and there's nothing anyone can do, they may try to scare you, but ignore it, it would take tons of money for the courts which they don't want to do, so they use letters of every type to scare residents, still means nothing, just pay your maint. fees or rent and you'll be fine and keep to yourself, maybe only live here few months ,then split your time someplace else .. ... I notice people try very hard to change the laws here and tell on each other like grade school kids .. .... The community is very laid back and Kings Point wants it to stay that way ... Its the people , residents who cause the problems .... Its a nice thing to have a contract with local law enforcement, however the residents do not respect the cops and the sheriffs tend to transfer out because of that ... We must respect our law enforcement , they are here to protect us ! In addition, Delray Beach is rehab capital of the world .. Which means drug and alcohol substance facilities are all around ... I noticed lately more and more rehab people are moving in here to the community, when they get too old for rehab they move on to here or other communities ... younger than 55, even though 20 percent has to be under 55, I see more and more 20 - 30 somethings living here ... I moved in at 46 and had to be approved by the board and I am an owner , I've been here now 10 years ... But most disturbing, the rehab people - who also come from prisons etc ... They drive together in white vans with tinted windows ... While I feel for some of them, maybe and their families, there are too many negative stories about this type of group .. I have one guy downstairs who I constantly have problems with , his smoking and stalking me, very disturbing and he's in his late 60's, but it seems acceptable here, he finally stopped with the smoke as second hand smoke was coming into my home in clouds, it took a lawyers letter from other residents, to get him to stop, Florida is a big non-smoking state ... I recently had a run in with a couple of young guys by my apartment, when I asked if they lived here, they cursed me out and told me they didn't have to tell me ... They were fishing and trying to catch the ducks on their hooks ... This is unacceptable and I think should be closely watched, what else are they capable of .. In conclusion, mostly , the residents keep to themselves and you really never know your neighbors ... But enjoy Golfing ! read more
