First off the property was misrepresented on MLS as "no rental restrictions" and he confirmed it to our realtor. It was clearly communicated to him that we are out of state investors looking to purchase a property to rent immediately and that we have a very limited time visiting Tampa Bay area for investment purposes. Since the first offer was submitted on 12/01/18 until the date contract was executed on 12/05/18 we have not received any help from Terrence in getting HOA rules and regulations to verify rental restrictions which would be a deal breaker for us. As I mentioned earlier, our time in Clearwater was limited and we went ahead with paying $325 for inspections after our offer was accepted (we were still assuming the listing information on the MLS was accurate). Despite numerous verbal and written requests from our agent, still NO paperwork from HOA had been provided by Terrence even after the contract execution. Finally our agent himself got through to a different HOA person and got the regulations paperwork stating that the owner has to live in the property for 12 months before leasing it. That was on 12/11/18, almost two weeks after our original offer and continuous requests for HOA regulations document, and we had already left the area. After this frustrating experience with brush off attitude of T. Connors, not only we have to start our search over again from scratch, but it also took him 3 days to sign the cancellation papers and get it to our agent. I wrote a complaint to Will Wiard, the managing broker of this company and got a response that he will address my complaint when he gets back from vacation. It was about a month ago - I haven't heard from him since then...Do I need to be surprised at the "don't care" attitude and non-professionalism of a realtor when his broker has the exact same attitude?? Looks like T. Connor wanted to make a quick sale, but instead he did a huge disservice to both sides of the deal and both him and his broker earned a bad name.

After reading some of the testimonials his customers and other Realtors have written about him, I had to add my own personal comments. When Rick told me that he was going to get his real estate license, I knew he would be the kind of Realtor that everyone talks highly about. Anyone who knows him will tell you what a great guy he is, but he is so much more when it comes to business. He also has a tough side to him. Rick is very professional and always willing to give 100% to everyone he works with. He is crazy about the details and doesn't give up until he accomplishes each and every task. His customer's goals become his goals, and his customers truly benefit from that quality! He has had a very successful sales career and his strong knowledge of sales and negotiation is second to none. He treats people with respect and kindness. Even when he is getting someone to do something they weren't expecting to do. LOL He knows how to win! When I am ready to purchase my next home, Rick will be the only Realtor I will consider. And they have only one chance. There are no do-overs. It is in that light I am happy to congratulate Rick for the great job he did for my wife and me. We'd decided a couple of years ago that we would steadily get our house fixed up and then move. We put a new roof, AC, hot water heater, plumbing, carpet, and paint in/on the house. Rick did some great pricing analysis and was waiting to pull the trigger on our listing. But suddenly, my job situation changed drastically, and we had to go dark for a few weeks. Once resolved, the market began changing very quickly, which required someone who knew how to adjust, what to prioritize, and how to go to market. As we went to market, the real estate market continued to change significantly by the day. Rick was never phased, always had the answers we needed, and advised us how to proceed through such a rapidly changing market. He was always able to get great feedback from potential buyers that allowed us to make, or delay, decisions as necessary. He worked very hard to adjust the strategy to what the market was demanding. We had great exposure, and countless showings. But my wife and I were reluctant to adjust to the knowledge Rick was sharing out of our own stubbornness. Once we followed his lead, Rick was successfully able to match us to an interested buyer. Then Rick's true value became even more apparent. Though our buyer was a very shrewd, detail-oriented buyer, Rick was able to close the gap between the asking price and the offered price in a way that was very favorable to us. He negotiated a fantastic deal against a very formidable opponent. As the close process proceeded, Rick was asked to make changes to almost every aspect of the deal (credits/allowances/financing re-arrangements/date changes/etc.) So much was demanded of him, but he stood firm, and in every case, was able to negotiate a favorable outcome for us. His expertise made my wife and I very comfortable at a time when we might not have been if Rick had not been in control. After finally reaching a contract, Mother Nature decided to come to the table in the form of Hurricane Ian. Once again, Rick stood firm, and didn't let anything jeopardize the sale. The storm caused some damage to our newly installed roof that needed to be repaired. While having plenty of family, friends, and a community of his own to help after an event that disastrous, Rick stopped by our house to survey the damage, prepared a report for us, and had solutions all by the time he called us the next morning. It was a remarkable level of commitment. He already had our business. He already had done everything he needed to do to finalize the contract. But in a tough circumstance, he put himself in our shoes, and did everything and more to help make us whole. We completed our sale in mid-December after hurdle after hurdle caused by a rapidly changing economic market, our pricing inflexibility, a very demanding buyer, and catastrophic weather events. We did so because Rick beat every one of them. Without him, I know for a fact that our result would not have been as fruitful as it was. His leadership, knowledge, service, and commitment are what makes him second to none. Yes, Rick's a hell of a nice guy to talk to. I'm confident he'll be a friend for every day God gives each of us. But I'm not offering this testimonial of Rick to those looking for a friend. I'm offering this to anyone looking for confidence to win their deal and do so with little or no stress. If you want the best deal, and don't want to worry about whether you are getting it, call Rick. Selling and buying homes is a very difficult and stressful event. Hiring Rick, on the other hand, is easy. We're sure glad we did

We rented a house from hell from her and her firm. Everything went wrong / broke (fridge, AC, washer, stove, and more). They have a 'handyman' on staff that does their work, not a licensed contractor. We moved in and immediately couldn't use the gas stove. We called Linda Wilson and she told us to call the Gas company as we smelled gas. Amerigas came out and had to replace all the pipes into the home which were broken. They presented me with the bill (over $600), which I gave to Linda Wilson, as we had been in the home 12 hours, and she swore she would handle it.The gas company said we needed a new stove as the one we had didn't work properly. Wilson bought the cheapest they could find, which was a Natural Gas stove. Wilson realty had their handyman come out to install it, and here's where it became life threatening....They installed a Nat Gas stove for a Propane system without a converter, which caused carbon monoxide gas to FLOOD into our home. My wife and daughter were home and got very nauseous and had severe headaches. My wife went to take a nap and slept for over 5 hours. They called me and I told them to shut things off and air out the house. They both got rushed to the ER as a result of Linda Wilson's negligence by hiring a cheap handyman without a license to handle GAS LINES!My family could have died! Their response was cold and callous and I had to threaten them to get out of our lease and my money returned. They promised to pay the Gas bill (which was in my name) as we were only in the house 2 weeks.To this day, these immoral and unethical people have decided to not pay the Gas Bill, causing it to go into collections, etc. I refuse to pay for the pleasure of Linda Wilson and her lackeys nearly killing my family!Do yourself a favor and find another realtor and property manager if you want to avoid a similar ending.     Very unprofessional and rude people working there. They have horrible tactics where they will list…read moreyour property on mls basically without your full consent and ask you to pay for it otherwise they won't remove it. The website is very misleading and everyone should be very careful and never file out any information there because they will charge you even if you never press submit button. They will post your property on mls with many mistakes and some additional fees hidden in it, like additional 2% commission to a non transaction broker. I wonder who is non-transaction broker in the case if the property sells, probably Jack Keller company itself. Plus 2% fees to transaction broker and another 2% some other broker. 6% total in commission fees if the property sells it looks like. Why not to just work with a traditional real estate agent who will do all the work for you and only will get the commission when the property sells? Plus Jack Keller charges another $495 some additional fees if the property sells. Everyone should know about these fraudulent and non fair tactics of this horrible company. I wasted $155 with them and 40 days and no one ever was able to call me. First of all they are charging more then many other mls flat fee listing companies. They don't even have call forwarding service, which means no one can ever reach you with them and also it is hard for potential buyers to find out the seller's number.
