My fiancé moved here, and after the first couple weeks she started having marijuana smells in her apartment. She made complains numerous times, was told to call the police by the complex. Continued to happen, and would be very strong smelling. Camille, the manager is a joke. She is hard to get a hold of, always in meetings or will take weeks to email you back. She loves to play dumb when you bring something to her attention when you can actually get a hold of her. She must have poor communication with staff, as nobody in the office was on the same page. She doesn't care about your living situation or wellness. Just wants to take your money. Apartment wasn't worth the money either. Floor in the kitchen was soft and cracked the linoleum, also had an issue with the deck floor falling in, and the 2nd bathroom tub was cracked. I lived at the Quail Cove location of Keller Investment prop. for 11 months. First of all I had to call maintenance almost right away, the sprinklers went off so often that the ground water was seeping into my closet. We had a new property manager almost every month and the new one had no idea what the last one had done. We would get notices on our door every few weeks that said our renters insurance had lapsed, a call the our insurance said no it had not, I called the office and they had no idea what I was talking about!, than why do you keep putting notices on my door. Oh and they said that everything I got a notice that my account was going to be changed $20.00 We finally bought a home in the area, I went in to ask about getting out of our leas 1 month early only for them to tell us that we singed 14 month lease not a 12 month. They wanted either $2200 or we could pay back all our concessions back for the 11 months we lived there plus the rent till our unit was rerented. We ended up paying $1700 to brake the lease. The company that handled the buy out messed up twice and kept sending out notices that we still owed, like 6 months after we moved out. And to this day I still get email notices to pay my rent on line even though I have opted out of the email 6 times. I would not recommend this place to anyone, it was crazy over prices, small, and the staff is totally incompetent. read more

ZERO STARS The Review system was created as an outlet for honest people to speak their opinions both good & bad in the marketplace. Unfortunately, P@CC resorts to extortion, lawsuits & bribery to have bad reviews removed. As current residents, we want to make sure the honest reviews that were taken down due to management's bullying & threats are heard. On 9 different occasions tenants who posted honest reviews were told unless they took down the review & signed an NDA, they would face eviction, slander lawsuits, & their credits not refunded! This summer, a percentage of the building inexplicably lost power for an extended amt of time. A tenant who was 8 months pregnant had to sleep on an air mattress in a vacant apt for wks. The couple lost all the food in their fridge. When they moved out, management would only give damages if the couple signed an NDA to never talk about (or post) their experience. Another resident was tricked into paying $150/mo for 4 months as a transfer deposit for a different unit, then management quickly moved someone else into the saved unit before the waitlisted tenant would find out. When confronted, instead of taking responsibility for their actions, management served the original resident a notice to vacate without cause. The resident was never refunded their deposit. 20+ residents have complained about unexplained charges added to bills every month. Bills never match the rental portal (for anyone) & the portal has been changed 3 times in 1 yr. There is no way to reconcile the difference until after the bill has already been paid in full & if you don't pay the full amount, they auto-charge 10% of your rent. I have been charged 20-40X what my water bill should be for over 1 year & am still waiting for a solution! Constant turnover has resulted in 3 property managers, 3 assistant managers & 4 leasing agents in 1 yr. When the most recent manager arrived over the summer, she did a walk around the pool and those actually in the pool saw much more than we wanted to. Residents & kids were all appalled at her wildly unprofessional attire, which we've since learned is her norm. When she arrived, she told residents that she would not be honoring the deals that had been made by previous managers, and has since charged increased fees and premiums to existing residents while making deals with new residents for significantly less. It's difficult to meet with her about these problems, as she was managing 3 other properties, lives over an hour away, and is even a Realtor in another county. Multiple tenants have complained of being in the office and hearing the staff making fun of other tenants, giving them derogatory & discriminating nicknames like the "Psycho Girl on the 4th floor," the "Dumb Brazilian with a hot butt," the "Wannabe Attorney" & the "Weightlifting model who looks like a man" "The Asian Princess", "the sugar daddy/baby" and shocked in Utah with all the gay couples that have moved in. The rest of us are known by our apt # & not our names...something they say is "just part of working in the industry." Other complaints forced to come down include instances of sex in the pool cabanas, used condoms floating in the water & sex in the Hot Tub (on multiple occasions). Drunk ppl vomiting in the hallways/garage that isn't cleaned up for days. Both pool TV's were broken for months, and 2 in the theatre are still not working. Pool parties w/ 40+ people & on 3 occasions fights have broken out. No staff on premises means parties in the vacant apartments (they are left open) all night with strangers smoking weed, cigarettes, drinking & even some passed out in the garage in the morning.The new management lifted the max on animal size, allowing aggressive breeds. Incessant smell of urine and feces in the hallways and elevators, even though management claims the carpets are "steam-cleaned weekly." Constant leaks causing drywall & carpet damage. Garbage piling up in the hallways & in the trash rooms, causing ants & mice. read more

This is about the Quail Cove property. Read reviews on BBB, Yelp, Google, etc. I really wish we had. The people that work here are just as awful as the units they lease. Really long story short: My husband and I are going to bury this slum and several named employees in a civil suit, and after that we fully intend to go forward with a class action suit (want to know if you qualify to join? Email quailcovelawsuit at yahoo dot com). We're only able to do this because we documented all of our issues with this place from day one. We were leased a filthy, moldy, gross apartment that reeked of pot on a Saturday, and didn't get to see it til after business hours. They were closed Sunday and Monday due to a holiday, and first thing Tuesday, we asked if there was a 48 business hour opt out of the lease, as there is with many places, due to the state of the apartment. We were told no (although the staff has a habit of lying, so who really knows?). That's how we kicked off our nightmare with this slum. It culminated in a visit from the health inspector (who is familiar with the property, as he has previously had to shut several units down) and finding a dated, sealed 10 year old report card in one of the places mold growth was discovered. Let that sink in...it's been since at least 2006 since that place was properly cleaned. If you choose to entrap yourself here, demand to see the actual unit they'll be leasing you. Don't be nice and don't take no for an answer. The staff will do anything to get you to sign a lease, so if they make any concessions or exceptions, get it in writing and have the employee trying to rope you in sign off on it. Talk to your neighbors and ask about pre-existing conditions or current issues people are having in their building. Try to avoid Witchface McMuffintop* and Midget Von Moonface*--they're completely useless unless you're a potential commission for them. Even then, Von Moonface wasn't able to answer questions about the lease in anything close to a knowledgeable manner, and since McMuffintop seems to have intelligence on par with her people skills, you're better off just not signing anything they hand to you. The property manager seems just as clueless, but since they all seem to be completely okay with what they're doing, I'm not sure that she can claim ignorance any more than Tweedle Dee** or Tweedle Dum*** can.
