Julie Paez was a great disappointment to us. She was a neighbor and I thought she would do her…read morebest to get the best price. It all started when in April of 2015 I contacted her for an analysis on our home in Eagle River. She came in and gave her appraisal to us. Within a few days she presented us an offer with buyers she had been working with. Yes, she admitted that she had these buyers prior to our listing. She had asked for dual agency. I told her no. I only wanted her to represent us, the Sellers, and not the Buyers. We signed an agreement to that fact. Not only did she present Buyers who had not been properly vetted, but she represented that they were, in fact, qualified. We never saw a written qualification, but more about that later. During negotiations, we finally came to an agreement to close escrow June of 2015. Of course, no other agents would show our house because it was under contract. So being in Multi-List did us no good. We agreed to an extension to July 15 at Buyer request. We made arrangements to sell everything we owned and move out by July 15, 2015. We were not progressing, and still had no confirmation of firm closing date when we were asked by Julie if Buyers could move in since they had to be out of their rental by July 15. Being good neighbors we agreed and they moved in with a verbal understanding to pay rent. By November of 2015 they still had not closed escrow and we mutually cancelled the contract. They then sent us a piece of paper with a lender name on it, their names, no dates and it was presumably a "qualification" letter. We discovered that within days they purchased another house. Not only that, but they refused to pay rent from October of 2015 and we found out that Julie had been showing them other properties DURING OUR AGREEMENT. So there you have it. Use your own judgment. We went to court, recovered our rent due and now would never recommend her to anyone else!
