Despite providing detailed information multiple times throughout the process, I discovered just one day before closing that they had no clear understanding of the transaction. They never reached out to the seller (later claiming the seller was supposed to contact them -- something they never mentioned in advance). The fee they quoted initially turned out to be misleading; the final cost was about 30% higher due to undisclosed add-on charges. I decided to move forward just to get it over with -- only to face an even bigger issue afterward. They mailed my large check to the wrong address. I had to personally go, wait and retrieve the envelope, and when I informed them, they issued a stop-payment on the check without even asking whether I had already deposited it. Now I'm dealing with a banking mess. It's been 2 weeks since closing, I still haven't received the check we urgently need. I usually try to give companies the benefit of the doubt, but the level of incompetence and lack of professionalism here was astonishing. I would strongly caution anyone from using this company for a 1031 exchange.

She and her team demonstrated the highest level of professionalism, excellence and meticulous attention to detail...from start to finish! At the onset, she came to our home and met with us to understand our needs and provide consultation on the End-to-End process. Before each milestone, she educated us, clearly communicated expectations and was always available to answer our questions or consult with us on a decision. There was a constant focus on open communication, with daily updates and immediate responses to our questions. All challenges were communicated immediately and resolved timely to ensure forward movement. The best part about this experience was Marite's ability to balance professionalism with a personalized touch. Although she was our real estate agent, she was also our coach, cheerleader, advisor and friend throughout the process. Their team acknowledged the issue, sent contractors to assess, and even took a cabinet door to match for replacement. The work stalled, and they never completed it. After years of follow-up, she suddenly claimed Williams Homes had no responsibility and referred me to an outside risk consultant who has done nothing to resolve the issue. This is a clear case of warranty mismanagement and a deliberate attempt to avoid accountability. All communication came from Williams Homes. They handled everything until I escalated the complaint. Now they are trying to rewrite the facts and shift blame. Save yourself the frustration. Their homes may look nice, but once you close, the support disappears.

I honestly never thought I would be writing a review for another Realtor but you have to give…read morecredit where credit is due. I am writing this in the middle of the COVID-19 Pandemic. Things are very bad at the moment and there is so much uncertainty everywhere you look. I was representing the seller of a home and when we put the listing live we had several offers all in the same range. After looking through them with the sellers and considering options we decided to only respond to one of them. If I have ever made a correct judgment in 30 years this would be the one. Because of the worldwide pandemic, things are very unpredictable. Loans are not getting to the finish line and people are very nervous about being able to complete an escrow. In a typical Real-Estate Transaction, there are several milestones that you work towards to complete things in a timely manner and get to the "Finish Line". Because of all of the uncertainty, people on all ends of transactions are very worried about removing contingencies and moving past these milestones without protections. When you are faced with this that is when you really appreciate the experience of a great Real-Estate Agent and that is what Mayra Santana is completely wonderful! My sellers had a purchase on the other side of this transaction that we work also working on which made things even more complicated but the entire time while doing an amazing job to keep her client's interest first and protected she worked closely with me making sure we had what we needed to not only complete this sale but the purchase on the other side of this sale. My wife and I (We work together as an agent team) had some moments of concern but Mayra always was there to help and work with us to get everything done. In 30 years I have never written a review for another agent but this was just one of those times that I feel people need to know what Mayra is all about, Complete Professionalism at all times!!! I told her a few days back and I meant it, I wish every transaction I had going forward was with her it was a pleasure working with her. We are set to close tomorrow one day ahead of schedule during a time where a worldwide pandemic has the entire world on lockdown. This is an example of when having an experienced agent on both sides matters most!
