Jose and his team are great. I mean great. When we decided to relist our home with him, he met us at the property to walk through it and took time with us to discuss our priorities and concerns. Jose is a neighborhood expert. Having lived there for several years during boom times, we were beneficiaries of free tomato plants in the spring, newsletters, and American flags each summer for patriotic holidays; this speaks volumes about his marketing savvy. He knows the individual listings and stories that go along with each one. As a result, he quickly pinpointed issues he saw with our approach, outlined the type of buyer he thought we would attract, and moved quickly to make necessary changes in order to put our home on the MLS. He also verbalized a strategy and timeline at that time, and we discussed plan B options as well. We were very impressed. Our process was an emotional rollercoaster for us--we were selling our first home as a traditional sale in a market dominated by distressed properties. This included several homes on our same block. We previously listed our home with another realtor--a family friend--who did a good job of sharing ideas and advice. I saw that Jose's focus had turned to short sales in recent years, and thought we would do fine with a good agent who gave us great service in the past. Boy was I wrong. The Bay Area real estate world has changed so much in just a few years, and I soon realized that smart agents like Jose were updating their skills to work better in a new environment. For our transaction, I believe that Jose's expertise, experience, tenacity, and intuition is really what made the difference for us. He could at the same time calm our seller fears while fielding and screening legitimate and bogus offers, bringing us only serious potential buyer(s). In the end, Jose's cool head prevailed in several dealings that could easily have not gone our way. His advice was spot-on, and his steely nerves carried us through many very hairy weeks dealing with the buyers and a mess of a lender situation. Jose's firm dealt with us honestly and fairly. His communication was timely. He was easy to reach and great at setting expectations and targets we could reach. We are very pleased with the service we received. Jose is the sort of agent that inspires confidence and comfort. He is professional, thoughtful, realistic, thorough, assertive, efficient, knowledgeable, effective, wise, and kind. Jose is nobody's fool, and he did a bang-up job representing us. His commission was money well spent. read more

I live out of Town and didn't know who to call for my mothers trust sell of her home, but I could not have found a better realtor and person!!! It was a stressful time and he simply said let me earn my commission and take the stress away from me, words that were so true. Jose went above his responsibility and made a as is sell into a thing of beauty and turned the sell that sold in 3 days. Jose has the experience, knowledge and personality that you don't find with most people anymore. Anyone that's looking for a realtor will be treated as you are the only person he is working for. Jose is the BEST!! As first time home buyers using a VA loan we needed someone who knew the market, the VA loan process and would keep it real at all times. Jose met all of those requirements for us and then some. He helped us find the perfect home in record time (a couple of months). He was extremely patient throughout the process and never made us feel rushed or pressured into settling for less than what we wanted. Jose is a Hayward native and knows the market inside out, he is quick to respond and will answer all of your questions in an honest matter. Jose and his team accomplished what others couldn't, and succeded in ridding us of our condo, which had become a boat anchor around our neck, and scored us $3000 relocation money in the process! We tried to get a HAFA shortsale through another realtor first, but he FAILED! Through paperwork mistakes and lack of communication our shortsale was approved by Wells Farge, but not through HAFA, hence no relocation money. He tried to convinve us to accept the approval offered, and forget about the money. Needless to say we fired him, but he cost us months of lost time and many headaches in the process. Jose answered all of my questions over the phone before he even met me, and gave me all the time I needed to feel comfortable before hiring him. He was honest, and told us the truth, not just what he thought we wanted to hear. He and his staff were knowlagable, and experienced in knowing what the banks and the government wanted to get HAFA approval. He has a schedule for keeping in contact with the lenders, and calls them every week to make sure nothing was getting off track. He copied me on every email communication between him and the banks, HAFA, or other realtors, so we were always kept in the loop. Jose and his team did exactly what they said they would do, and they did it without drama or fuss. Our sale had quite a few complications, also, but Jose was never gave up. He even put in $300 of his own commission money to meet a buyers requirement, and closed the sale. I cannot say enough about Jose Diaz and his team. They are awesome! read more

Jose Diaz is a very professional and knowledgeable realtor I have ever met. He knows what his clients need is. Never seen anyone explaining things about the property like him. Jose, was recommend to me by some people at work who were going through short sales as well. He helped me sell my condo in Santa Clara. The process went by faster than I thought! The first time I spoke to Jose he laid everything out for me, and spelled out the whole process to me. He wasn't like the salesman types that I'd spoke to before, and he kept it real which I what I wanted to hear. This condo was my first owned property, and my experience with buying and selling was minimal to none. Jose helped me understand what I was doing, and how the process worked out. I was probably one of his more difficult customers, but he was always patient with all my questions are worries. Jose, was always just a call or email away from easing my questions when the banks were harassing me, and I was having difficulties with my tenant. I'm very hesitant with trusting realtors, and loan people as I've been burned in the past, but Jose helped me out a lot! I've recommended Jose to people I know considering a short sale, and I'll recommend him on here as well. read more

Jose is the man. If you are trying to short sell your home, Jose is an excellent resource for all things short sale and pre-foreclosure related. I worked with him in the short selling of my home. He always had answers to my endless questions during this stressful process. I was thankful for his patience and perseverance with the not always so cooperative banks and investors. I was referred to Jose by a co-worker and have referred him to friends. read more

My wife and I found Jose online and was weary at first, but when we actually spoke to him on the phone he immediately put all our concerns to rest. He has so much knowledge and experience in Short Sale, and he broke it all down making it easy to understand. There were some difficulties with our short sell however Jose guided us in the right direction and got us the results that we needed. He's always a phone call away and is pleasant to talk to. I would highly reccommend him to anyone considering a short sale. read more

I encountered Jose Diaz while inquiring about a property that I was interested. It ended up getting sold before my wife and I had a chance to view it, but Jose called me to inform me it was no longer available. At the time, my wife and I really weren't seriously looking to purchase a home. I relayed that to Jose, and he gave me some advice on how to go about purchasing a home. He wasn't pushy at all even when I told him we weren't seriously in the market, but he gave me advice anyways. His knowledge of the market in Hayward is what won us over when I first spoke with him. Although we weren't actively searching for homes, Jose's knowledge and experience was apparent from our first conversation. And knowing that interest rates were low at the time my wife and I decided to get pre-approved to see what it would lead us to. It was very evident that we would need Jose's expertise in our search for our fist home. Jose was very friendly throughout our search and was never in a rush to get us to view as many homes as possible. Again, his knowledge and experience was showcased whenever we would view a home in a particular neighborhood. We were very fortunate and I thank God that we crossed paths with Jose. I know that this isn't the norm but we contacted Jose in mid May 2020, and we placed a bid on a home for the first time and it was accepted in the first of week of June 2020. We were able to purchase a home in under a month all thanks to Jose. Again I realize that most people will not be able to purchase a home on their first bid, but we took Jose's advice on how to approach our bid price. He gave us a simple tip on the bid price and what to offer as a deposit, and it ended up paying off by placing the winning bid! Anyone looking to purchase a home in the East Bay should definitely give Jose Diaz a chance. He'll make you feel comfortable and treat you like his only client throughout the process. His biggest asset is definitely his knowledge of the market and his experience is evident. To top it off, you'll never feel like your being rushed to purchase/place a bid on a home. Thank you Jose, it was a pleasant experience from start to finish all thanks to you! read more

Jose Diaz is the best realtor I have ever worked with. Over the years, I have brought and sold over twenty properties and have worked with many realtors, I can tell you that no one I have worked with can compare to Jose. He is very experience and very knowledgeable about the neighborhood. He is friendly, down to the details while very aggressive to follow up with the mortgage company and all parties involved to make sure the escrow can close on time. I highly commend Jose to you and believe me, you will not find a better realtor than Jose Diaz. read more

I found a home that my fiance and I were interested in looking at so I called the number on the for sale sign on the lawn and the real estate agent did not seem to be interested in showing me the home.He asked that I call him later because he had some yardwork to do.You would think a real estate agent would go out of his way to show a house but whatever.I leave my number on his voice mail and never calls me back.So later on that day I drive by the house and the people in the home were moving and I figured thats why the realtor was stalling to show me the home.First sign of deception. Ok so I call the guy again the next day and he gives me a different story talking about how the house might be pulled off the market yada yada .. I was still interested in seeing the house.I make an appointment with him and the guy never showed up.I called him, and he never answered his phone. The guy doesn't have his stuff together.Don't do business with these people. They will waste your time.If they did this to me , I'm sure they'll do it to you too. read more

I called Jose when it looked like I would need to short sell and I didn't know what I was supposed to do. I didn't want to let the bank tell me what was best for them. Fortunately, I made the right call. Jose gave me his time, not trying to sell me his services, but explaining the process clearly and answering all the questions I had. The best thing I can say about Jose is that he is a great communicator. If you're forced to short sale, I think you need an agent with experience doing it. Jose would be a good choice for these two reasons. read more

Learned about Jose Diaz while searching online for short sales. Sent him a message and me and my husband met with him the next day. I was quite impressed because he was very attentive to our questions and concerns. Put our house on the market through him. He was very considerate about our schedules. Our house sold two months after him putting it in the market. I definitely would recommend him to people who wants to sell their homes. read more

My husband and I recently made the decision to sell our duplex and had no idea how to navigate a short sale. Jose was FABULOUS. He explained the process to us, answered our many questions, and throughout the process was always available with an update, the next steps or to help with any issue that arose. He was able to successfully negotiate with our lender and we couldn't be more thrilled with how the transaction went, was handled or with the outcome. I highly recommend Jose for any of your real estate needs - he is amazingly knowledgeable, responsive, and professional!! read more

I actually found Jose Diaz a few mos. ago when I was looking for a real estate agent who could help me out with my property. I was going through some difficult times back then - suffering from the tragic & traumatic loss of my husband a few mos. back & having to deal with a lot of responsibilities that he left behind including our property. After talking to my lender, I was in such a desperate need of a r.e. agent who could help me through the short sale process. Although I used to be in real estate & my deceased husband was a real estate agent, I needed all the assistance I could find since I was going through some emotional problems at that time, & needed somebody I could trust to help me with my real estate problems. I didn't have anybody in mind so I went to search on Yelp & listed some r.e. agents who were worth calling for based on their reviews. The 1st person I called was Jose Diaz who happened to answer his phone that day. (We all know for a fact that most r.e. agents are busy & they hardly pick up their calls, most of their calls are directed right away to their voice mails). But, I would say that luck must have been on my side or somebody up there must be watching me. Anyway, I told Jose about my situation & because of the complexity of my real estate situation, I was not expecting a positive response from him. Surprisingly, Jose was so accommodating that he set up an appointment with me to discuss my situation further. After talking to Jose, I didn't even bother calling anybody else. For some odd reason, I felt that I had found my real estate agent and found the RIGHT PERSON to trust & handle my real estate needs. He knew right there & then that my situation was not going to be an easy task but he took on that responsibility to help me out since that day I met up with him. Jose Diaz made life so easy for me. We got an offer on the property in a matter of a few weeks & Jose practically handled everything for me, even dealing with my lenders and other people I had to communicate with pertaining to the problems about the property. I knew that the short sale process was not going to be easy either but because of Jose's assistance, I could say that besides a few issues that dealt with my deceased husband, the escrow really went on smoothly. Jose kept me abreast with everything that was going on while also diligently taking care of all the documents required to complete & close the escrow. He would even go all the way to fax documents for me that some people needed me to do. He just really made everything convenient for me & accessible to me. He would even get out of his way to pick up some documents from me or come to the house & have me sign some papers when I could always swing by his office which is not even 5 min. away from our place. Jose's kindness did not just end when we closed the escrow. He was there for me until the very last when we had to get our stuff out of the house. To accommodate the new owners' desire to get some immediate work done at the property, he even took care of getting all the garbage out of the property & paid the service out of his own pocket/commission knowing that I was not financially capable of taking care of it. Jose Diaz is that kind of a real estate agent --- a warm, caring, accommodating and yet very efficient, organized & professional individual, a trustworthy person. I knew that I did not just find a real estate agent in Jose but I found a friend in him, too! My sons actually feel the same way since they were also very satisfied with the way Jose handled my real estate problems. I have been referring him, without any kind of hesitation, to people I know who have real estate needs or require real estate services. read more

We interviewed Jose Diaz to help sell our parents home in Hayward. We were immediately impressed with his demeanor - professional, no swarmy sales-talk, but personable. Jose presented the comparable home sales in the areas, of which he is an expert, what we could expect in terms of offers, and marketing strategy. We decided to place the home for sale "as-is", and Jose helped us find the necessary people to perform inspections and help clean out the house. All of these individuals were also top notch. Jose explained the process in plain language to my parents, so they also felt very comfortable. The home received two all-cash offers within a few days of going on the market. We selected the top offer, and closed escrow in minimum time. I would whole-heartedly recommend Jose Diaz to anyone selling their home in the Hayward area. read more

Jose has helped me out a difficult situation. From my first contact with Jose about my short sale, he has been responsive, professional, and caring. He takes his time to answer all questions and his responsiveness is second to none. He kept us up to date during each step and had in depth knowledge of what to expect from the banks. I spent years trying to figure out the banks myself and did not make any progress on my own. Once I got Jose involved, things started moving in a positive direction for me. Thanks to Jose's help, I am in a much better place and I could not be happier with the results. If you are in a difficult situation like I was, I highly recommend Jose. read more
