This guy is a crook…read more When I spoke with him about selling my house, I mentioned my budget of up to $40k to prep my house for sale, and then after signing with him, he said that I'd have to spend double or he would sell my house as is with no staging and tank the sale. I had left some items in my in law unit because I had left the state in such a rush because of illness, and he said he wouldn't even get those removed if I didn't pay well above my budget for a vague list of costs. I knew that the house could use a fresh coat of paint and that this impacts sellers a lot. But I sold the house because I couldn't afford to keep it and didn't want to throw money at it that I wouldn't get back (which is what ended up happening). He said that I had to hire a project manager to oversee everything, including paying her $20k for staging and additional costs for project management of a few repairs to the house that he said would cost $60k. What the repairs were and who would do them was very vaguely written down - like a line item for a handyperson but not listing what they would do, a line item for a project manager but not saying who it was. When I asked why I needed a project manager, he replied angrily, well I'm not going to paint your house! I said, I don't need you to paint the house, I've always had real estate agents in the past who hired contractors to do this work and oversaw that work. He said that he wouldn't do that - but he hadn't mentioned that before we signed when we discussed the house being painted. Then, my beautiful 3 tone home which was very often complimented, was all white washed including painting over some LED lights in a cabinet. Grass that was supposed to be replaced with new sod because of some brown spots was left and new grass was put in 2 new areas (who in Berkeley wants a LOT of grass to water?) that led my water bill to double. A couple of lights that didn't work were left, and instead ALL of the smoke detectors were replaced -- that cost $1500 somehow. The stager later claimed when I found this out that they all stopped working suddenly. Flooring was replaced on top of a dishwasher leak that came out of no where before the floors were put in and the floors buckled after weeks. (Why was the dishwasher even going if no one was living there?) But he never noticed or told me that. Lights were replaced with lights that were not a great choice and looked almost identical to what was there before. The staging wasn't scaled well to the house, and the front of the house seemed cramped and hard to maneuver around. I was suggested to take that staging out and pay for new staging at half that price. He kept telling me that he didn't like my house and that I'm at the low end of the market and below him. He kept telling me that things were going well until we got zero offers at our offer date. A few hours before the offer deadline, I asked him if he knew what to expect, and he said to just wait. I begged him to call agents with disclosure packets out to, but he refused until after we got no offers. Then he kept telling me to just wait and it would be fine and that I should consider taking less than what I paid for my house 7 years ago despite that I had done a lot of work on the house and it was in great shape. He would just go on and on about how many people showed up to each open house, even though I had told him that his pricing my house lower than the purchase price 7 years ago and lower than anything else in Berkeley would lead people to come to see but wonder what was wrong with it and not put in an offer. But he said it wasn't my decision what to price it at. He never had any leads to sell the house and wasn't marketing it to my target audience -- it was staged and marketed to people in the hills, or even seemed to understand the benefits of my neighborhood. I found out there was literal fraud -- that there were things that he had said were done to the house and was charging me for that never happened. He was only interested in having work done where he got some sort of kickback but wouldn't do the things that I asked - like bring an electrician in to deal with the lights. Everything with him was a negotiation between us - when I asked questions about why I had to spend so much money to prep the house, he agreed to take off the list putting in vegetable garden beds that he said would block the pathway between the back of the house and the yard (the house already had a lot of garden areas). I told him that I wanted out of the contract because I didn't have faith that he would sell my house. It took a lot of negotiating, including his demanding that I pay for all of his marketing costs, and he put on the cancellation one name of a person who I googled and saw was on a couch surfing website - - it was someone who just graduated from college and couldn't afford my house. At the start, we knew nothing about selling a home, but Mark patiently and wisely guided us step by step, allowing every decision to be our own. Early on we felt overwhelmed due to our special circumstances , but his calming demeanor put that to rest. From maneuvering our challenging situation, to the myriad of complicated forms, to determining a selling price, he sat with us like a teacher or friend, creating such a calm and happy environment that each time we walked away with peace and confidence. Even more, he heard us! This became very evident when we saw our MLS pics. You see, previously I briefly mentioned we often found it difficult to understand the layout of a home from their MLS pics, and he caught this comment. So when we saw our MLS pics, they were fantastic! Like a clearly laid out roadmap, they allowed the viewer to see where you were and how that room was connected to the room in the next pic. (And many of our friends called to say how beautifully the pics and description depicted our home ) Best yet... he negotiated a price which was much more than we ever dreamed. Thank you, Mark...we will forever be thankful for you.

I have worked with Mark on several occasions: buying, referring friends to him, and helping him with projects. The main reason why I recommend him is because he has character. He is a man of his word and he does not partake in wasting time. His moral standards are very high and he is patient with the whole process of educating me and others on the short and long term benefits of home ownership as a primary residence or as a means of passive income (learned that from him!). Another reason I recommend Mark and his team is that they are accommodating and go beyond the norm when it comes to helping with a project. He will take time to do so many little things that make a huge difference like pick you up, take you to lunch, drive you around, make experienced suggestions, and leave you with valuable information and resources. Highly recommended.
