After interviewing 4 sets of Realtors, we decided to work with Dave Gubler and IML Real Estate. Dave listened to our concerns and priorities and described his approach to marketing houses. His use of "disruptive digital marketing" and what he called "the juice" seemed like the right combination. We had a short window to get the house on the market and sold and Dave worked closely with us to arrange everything so that the open house happened just 6 weeks after we first met and 1 week after we finished the estate sale. Dave did a virtual staging which made it easier for us to clear out the house. After the first open house Dave received and shared with us 8 or so offers within the next few days and within the week we had 12 offers total to pick from. Dave had priced the house appropriately, but at a price we all agreed was a solid return. Due to all of Dave's marketing we had multiple offers and actually ended up with a higher sales price than we had hoped for. Throughout the process Dave and IML Real Estate bent over backward to answer our questions, make positive suggestions and help out in every way possible. It was a pleasure working with Dave, and we really appreciated that he listened to what we wanted and didn't try to push expensive remodeling when it was clear that it didn't fit our time-line or end goals. The entire experience with Stubbs & Bammer was a nightmare!!! My escrow close date passed on the house I was purchasing and Stubbs & Bammer weren't even aware of it. Mistake after Mistake. Once they sold my house they weren't interested in the process of my purchase. I didn't get my inspection for the home I was purchasing until the week escrow closed, which was a battle to get and the final walk through until the day escrow had already closed. Their approach to customer service was to blame the client if something went wrong with lots of intimidation. They also blamed the selling agent.
