To whom it may concern,…read more I would like to file a formal complaint against Lydia Meadows and Pro100. We lived at 2617 E. Wickersham Rd. Joplin, MO. 64801 from November 8th, 2019 to August 15th, 2025. We were exceptional tenants, paid our rent on time most times early, took great care of the property, and only complained when service requests were not handled in a timely matter if at all. For example the ceiling in the master bedroom has still not been addressed since 5/2/25 and is growing black mold which is a health and safety hazard. The back door and adjacent windows need replaced as the wall has rotted/deteriorated due to leaks and is also growing black mold which was discovered when the back deck was replaced in 2021. At this point the back door is barely usable. In preparation for the new tenants they probably scraped the ceiling and painted over the black mold that was growing and the back door was probably only "adjusted" so that it would close. My only hope is that they address these issues before the next tenant arrives. When we did our final inspection to move out Lydia Meadows complained about a scuff on the living room wall and soap scum in the bathrooms. Prior to final inspection we painted the two guest rooms back to a neutral color, cleaned and scrubbed bathrooms & kitchen, swept/vacuumed and shampooed carpets, cleaned windows, mowed the lawn etc. But in my experience of renting and my mother being a property manager of ten years tells me that after 5 plus years of the house being occupied the home would get painted with one solid coat before the next tenant arrives. When I picked up my security deposit on September 9th, 2025 I was told that $425 was taken out of our deposit because they had to shampoo the carpets and treat for flees. Our dog is an inside dog and doesn't have fleas. I've been infested with fleas with another dog a long time ago and you'll know it when they are in your house and this is not the case here. Pro100 was just trying to find ways to keep our deposit and is totally out of line. I have picture proof of the ceiling, back door, the carpets in the listing look the same as when we did final inspection. The home is currently listed on Trulia.com and they are falsely advertising the home at 1400 sq feet of livable space. My wife and I measured the house at roughly 1180 sq feet and they will not allow you to use the fireplace so why would you advertise it? Thank you for your attention to this matter.

I had them come out to look at a leak in my laundry room.Turned out to be my new washing machine…read morewas leaking .They cut a hole in the drywall- behind the washing machine and also behind my water heater in my garage. So now I have to pay somebody to get that drywall replaced/repaired. I thought they were a great company that day becausethey spent 2 hours looking for the leak. So I went on there, monthly service contract for $34.99 a month. First guy came out to look at my hvac system. He said, I needed a new Hvac system within the first 30 seconds that he was here. I said really? Why is that? He said it's old. I said "I just had that whole thing redone/ upgraded last year, when I bought a new air conditioning unit, there's nothing wrong with my hvac system at all. It works beautifully, but he was adamant that the whole thing needed to be replaced. So that raised an eyebrow. ( btw you have to purchase your own filters that they replace) My last co replaced/ provided the filters free with the service contract. So then I had the plumber come out on a different day to look at my water heater. Same guy that cut the holes in my drywall. He said he could not drain it, he could not service it. He could not do anything. It just needed to be replaced right away before it "blows up". He said, I only had about a foot of water in there. And the rest was calcium deposit and lime scale . So he put a lot of fear in me. I said, okay, let's replace it. They put me on the books. They gave me a price. The price was gonna be $2180 for it to be replaced. I said, okay, let's do it. They put it on the books for next month. Later that day, I got a text saying, hey, if you get it done this week. We'll take $600 off. I didn't have the money until next month. Why would they send me a text saying? They'll take $600 off after I've already made the appointment and agreed to the price. That really bothered me!!! Also,they could not tell me anything about the NEW water heater. They could not tell me what type it was, hew it would energy efficient, how it was a good value? They knew nothing about this NEW water heater that they were going to put in. They never called me back about the water heater or answered any questions at all. The gal said "I will call you back in 1/2 hour to go over it with you ok"? All they did was send me a text saying, they would take $600 off. If I replaced THIS week, I canceled right away. I also canceled my monthly $34.99 with them. The gal said "ok your removed, you won't get billed for the monthly service fee anymore. I'm still getting billed!!!!! They billed me last month, November 20th, and this month, December 20th, and Ive called them twice now, and a follow-up text.To get that service ended. When I texted them and said, "hey, stop charging me $34.99. I didn't use you.I used another company who did an outstanding job!" ( WHITE PLUMBING is amazing btw) they said, well, you have to talk to somebody to get it canceled.I said," I have twice"!! I'm going to go to the better business bureau.I'm going to go to my bank and get this monthly thing disputed. Paschal is very pushy.They don't know what they're doing. Theres too many people NOT doing there job. I don't appreciate somebody putting the fear in me that my water heater is gonna blow up if I don't get it replaced right away!! The gal in the office LIED saying I was not on the mo. service contract anymore. But there still charging me!!!!Watch out for these guys.They're sneaky and pushy.They DONT KNOW WHAT THERE DOING!!!

The tech led me to believe the part's cost was that much before the work was done, while his boss told me that I signed an agreement ahead of repair (which I didnt) and that cost was for the tech's troubleshooting and part. Shame on me I guess, for not knowing what the part cost actually was and for trusting the tech and refusing the work being done! They hook you in with the promise of discounted prices snd labor but they manage to get their money back by gouging the customer! Don't fall for this deceptive program!

Over the course of the last 3-4 weeks, I have had the pleasure to see my mother's home literally…read moretransformed back into a lovely small cottage. Three people are basically responsible for this transformation. Let me start by saying that Shane Walker was our angel. He managed this project with such professionalism and care that I give him my highest recommendation. He was there and stayed in contact with me (I live in Springfield, Mo) from day one until the house was completed this week. 5 Stars! Thank you, Shane. He showed such respect and integrity that this company is lucky to have him. Towards the end of the job, I received a panic call from my mother's aide, LeAnn Sherrill. There wasn't any hot water in the house and the carpet cleaner was on his way! I called Shane! In literally minutes, he came and took care of the problem. The pilot light had gone out and needed help. He saved me the cost of a plumber and I am so grateful to him for this as well. Two other workers should be recognized. Jay Westcott and Mike Sylva. I saw the care and work ethic from these men demonstrated daily. Few other workers could be compared to them. 5 stars! They were trustworthy, had the best work ethic every day they "showed up", and treated me and my family with the highest respect. It was a dirty job, and they completed every task to the fullest. They even went above and beyond to replace a matching ceiling light at their own cost! Not many people would do that for a 93-year-old homeowner who they had never met. They would stop their work and give my sister and me a tour every time we came. My mother's aide, LeAnn Sherrill was there most days and reported to me how "awesome" they were. We thank them as well for doing such a wonderful job. Highest regard! The house had such a huge amt of damage from a faulty a/c duct system in her attic. Water came down in 4 rooms and a hallway. New ceilings, walls, insulation and floor joices had to be installed and in the end, carpets were beautifully shampooed and brought back to life. Without their honesty, hard work, and work ethic, things might have played out very differently. In the beginning of this ordeal, the workers who came and cleaned up all the water damages were also superior. 5 stars. Please look up their names and extend to them our deepest appreciation and thanks for all that they did for us. For 9 days, they came daily to inspect and deal with water being removed from the home. They as well should be recognized and given any monetary rewards available. In summary, I would use and will recommend Serve-Pro to the public in and around Carthage, Missouri. Thank you all! My mother will be returning to her home today after being gone for 7 wks. She is going to "flip" when she sees how her home looks. She will cry.
