We closed a propertyless week using this title company and had pretty negative experience. The team dragged their feet during closing, did not respond to multiple requests to provide title and a week before closing, they figured out that the buyer is financing instead of a cash deal. They were not prepared for the Survey, caused unnecessary delays and had to move the closing date out. This cost money to me, my agent and the loan officer. There were many other smaller mistakes in documents, closing amount, timing with notary etc. Very unprofessional, slow to respond and just no responsibility at all. As a Real Estate Agent for over 20 years I have only used Integrity Title for all of my closing exclusively when I could name the Title Co, since they went into business. I didn't give them 5 stars because no one is perfect but I have had far less corrections at closing when I was able to designate them as my clients' closing agents than many of the other title companies. With complicated estate titles, Escrows being held & other complications they have always provided the best alternatives for my clients. I would give ZERO STARS. Never in my life have I ever experienced such unprofessionalism. If I could start this whole day process over I would definitely make sure this title company wasn't involved. What is supposed to be a happy time in your life was turned into hell for us. They literally threw the keys at me at closing and was annoyed the whole time. They didn't do the Florida state tax check or question how the homeowner/seller could have 2 residences. Thus they missed the homestead and we had to pay $1700 in back taxes due to Integrity's negligence. They told us to take it up with the seller. Then we got hit by the City for unpaid utilities and threat of lien on property for the debt, which Integrity would have caught had they did a Safety Harbor city check. Not sure what they check but appears to be nothing for they money they were paid. Don't waste your time unless your a seller looking to pull a fast one...then they are your people. read more
