The staff was very thorough and got a closing date and it actually closed that day!! Montana market is very hot and title companies are slammed but they didn't over promise and delivered on everything they said. In this last case, he sold our house on Christian Drive (Upper Miller Creek) with the speed and ease of a Super Man. We first had a meeting at our house to discuss steps to be taken AND our starting market price. Instead of it being stressful, he made the meeting fun. I knew straight away that we had once again picked a winner for running this project. His team then set out to do top-notch drone photos and videos, plus a ton of pictures and videos inside the house. He then proceeded with a complete write-up and asked us to review it for accuracy. After we both tweaked it a little, and my wife and I approved it, our house was then put on the market. It looked good! At lightning speed, the house sold in about 23 days. Full price, cash offer! Our house had been presented so well, and so professionally. Throughout this whole process, Michael and his team kept us informed every step of the way. We were never kept in the dark, wondering what was going to happen next. Every time I had a dumb question or two (emails), he or a member of his staff answered them within minutes. Worth noting is the fact Michael has a wonderful sense of humor. We spent just as much time laughing and jabbing at each other, as we did doing business. Michael is a family man who also loves his profession. He took all the stress out of our trying to sell a house on a timely basis, so we could pack up and move some 2,500 miles to Florida on schedule. He truly made the whole experience a lot of fun for both me and my wife. No stress, quick results - standard procedure for him and his team. Like I said, Michael Hyde of KW is the BEST. Be certain you get everything in writing when working with this company so you can hold them…read moreaccountable. Unfortunately, we learned the hard way they certainly do not honor their word and I would not recommend entering into any situation where they offer to represent both the buyer and seller in any transaction. They simply do not care about the individual people, they only care about transactions. After our offer on a property was accepted and the details of a buy-sell agreement were completed, we were told the information was being sent to the bank. The banker was in direct communication with the their representative who was working as a "dual agent" supposedly. Then out of the blue we were sent an email four days later (including a weekend) they did another showing and another offer was accepted. Our buy-sell had not been sent to the bank. The "dual agent" did not represent our interests. The company did not have any remorse and acted as if it was normal and perhaps our fault. The worst customer service I've ever experienced in my life in any aspect.

I would not use these people for your property management. I completely concur with Hannah M - only…read morefrom the property management side. The wanted to terminate the contract (unilaterally no less) - and then CHARGED us to "buy out" the contract. They refused to continue with us. Later they suggested that it was because we hadn't gone through them for upgrades they wanted (we lost two months rent getting the upgrades on our own). Be very very careful with these two. We are now renting the property for more per month, and expenses are much less...oh, and one more thing: be VERY careful about how they document what works and doesn't. We had items that went with the house that were destroyed that these people refused to take responsibility for. Additionally, doors that were in perfect working condition when they started managing, had been broken somewhere along the way. Tom claimed they fixed it "for free" and claimed it had been broken when they took over. I RECOMMEND DOCUMENTING EVERYTHING (and good luck with that, because they won't let you be present for inspections - Tom said, "that's not the way we operate". Do it yourself or find a different property management company. I sure wish we had.

Rent Smart took over management after I had moved in. When I moved out I had 2 people cleaned the house for 8 hour. After her inspection she calmed that her cleaning company needed to clean the place for an additional 13 hours. One of the bizarre things she claimed was dirty was the floor boards because they had dried paint on them from before I moved in.They charged me to replaced a fully functional shower head because it was ascetically pleasing. The house was a hot mess. It had a cracked foundation which caused water to pool in my bathroom on a daily basis. It also had mold issues. They are willing to rent any kind of property no matter how run down it is.
