This is a review for Bob and his company, Inspira. We worked with Bob to achieve our goal of buying a house and I'd like to share our experience working with him and his team. At the beginning of the year, we decided to buy a house in Southern OC. We wanted to find a good and knowable agent to help us with our search. I asked for references and was given multiple names. We checked agents' profiles and some info available on the net and settled on one of them. To make story short, we lost some money because our agent had no experience handling a bankrupt and dishonest seller. She was a good person and worked hard trying to help us to find our new home but she was not knowledgeable or experienced enough to protect our interests. While we were in escrow on that house, Bob was our mortgage broker and we were very pleased with the services he provided. So we decided to hire him as a buyer agent as well and we weren't disappointed. Bob knows area very well, has great working ethic, is very responsive and he makes an effort to be always available to show as many houses as possible that are fitting your profile. We were not an easy customers: we knew what we wanted and we knew that it is not easy to find what we wanted. The real estate transactions are complicated and cumbersome. Bob is extremely knowledgeable in all parts of it and is able to support his clients if any complication arises. When we found a house we really liked, there were multiple offers on it. We are positive that, if we had a different agent, we wouldn't get the house. Bob helped us navigate thru the negotiating process and we got the house without paying the full asking price. His advice, support, knowledge and personality were vital to close the deal. There are plenty of agents on the market but really experienced, knowledgeable, trustworthy with right personality to handle lots of negotiations and stress are far and is a few and Bob is one of them. We found Inspira Realty through yelp and decided to contact them based on the excellent reviews specifically from first time home buyers. I emailed Bob late on a monday night and he replied in 10 minutes !! Bob is very approachable and open to frank discussions. You can call him and text him and he will make sure he will always reply. If it takes time, it is probably because he is finding out more information to get back to you. We set up our inital meeting and Bob walked us through the home buying process in detail including escrow and lending. He put together a spreadsheet model for us to model the different interest rates and loan amounts so that we could get an idea about mortage amounts that we would end up paying as well as estimated closing costs. This was super helpful as we were then able to set targets for our home purchase. Bob and Kei accompanied us on property visits and gave us all the information and comps for the properties. Once we liked a house, the Inspira team moved swiftly to get the offer documents ready and Bob walked us through the offer documents in detail. I met Bob and The Inspira Group on Yelp when looking for a quality Mortgage Broker in my area with solid Yelp reviews. I decided to put in a call. It was a Friday morning when I called, and Bob took the call himself. We immediately connected as unlike other Mortgage Brokers that I've used in the past, he did not try to direct me into the "loan du jour" but instead listened (a rare quality) to what I was trying to accomplish, and he suggested that we meet in person to further discuss. This meeting took place 24 hours later when Bob was willing to give up a portion of his weekend to meet with me at a time that was convenient for me. He was very generous with his time and answered all of my questions, but, for reasons not related to Bob or his team, I decided to go with another broker. My wife and I bought our first home and found Inspira Group online, through Yelp and other sites. We found a place that we loved and hadn't been pre-approved yet. I emailed Bob on a Sunday (of a holiday weekend Monday was President's Day) at about 6PM asking for an appointment the next day. I received an email response within 20 minutes with a meeting time for Monday. When we came in to meet, we were greeted with a welcome sign with our names on it which was a great touch. Bob then spent 3 hours with us answering all of our questions (which were many as we were first time buyers). About us : novices with the house buying process. Research excessively on anything we do before we take the 1st step. We were pleased with our first meeting, he was patient and spent more than an hour explaining the fine print of the house buying process . We can honestly say that the discussion gave us the information needed to see through a lot of offers. What we loved about the group: - Super responsive we like quick responses and I don't remember a time where I haven't heard back from him and the group for more than 30 mins. This includes after hours, when he was on vacation in Thailand (where we had to ask Bob to vacation and let his team respond). - Listens to his clients He made notes on what our preferences were on location, budget, house size and layout. On our initial hunt he additionally showed us things outside of what we wanted to make sure we had considered everything. After that, he constantly sent us listings the properties that met our requirements. We would make our selections and then every time we went out we had upto 6 properties he would map out and visit. We loved that they had an organized approach that made our time hunting worthwhile and productive. - Honest , Unbiased, Transparent We don't like sugar coated talk. Everytime we went to a property id love that he'd just start rattling the good, not so great and ugly parts. He was never trying to sell a property, he'd just state stuff as is and try to figure out what our thoughts were. We learnt so many things beyond the aesthetics and quick fixes people do to sell. We are very cost conscious and his knowledge of possible projects helped us make informed decisions on the properties. I appreciated the research he would do on properties prior to visiting them. There was this one time where there was something about the lot that wasn't right and he informed us right away, we didn't waste our time visiting questionable properties. We also appreciated that he was honest about sellers and realtors in a professional/respectful manner. He introduced us to our gardener whom we love. He made other recommendations and have been open to our feedback about them. Every meeting with him was long, because he took the time to cover every lil detail and doubt. We respect him for that. From our initial meeting to signing the final papers they were thorough and professional. The team Jessica, Angela and Tina were all fabulous. They got my mortgage and I closed in 15 days! We were renting the property so we were familiar with it and wanted a fast close. I got my inspections and met my other contingencies. But, getting bank approval is always the tough part, right? Not with Inspira. They got my financing in place in 15 days. We were in search of a home when I first spoke to Bob on a Saturday evening. We discussed the benefits of getting Underwriter approval while we're searching for a home. We moved on this right away and 10 days later the approval was received!
