We put in an offer on a home and before we knew it were taking the next stpes towards owning a home. Our first step after signing was to have a home inspection done. Our realtor recommened Len and we agreed. He arrived promptyl, greeted us and gave us a qucik run down of what he was going to do. He invited us to follow him arround as closely as we want and to ask as many questions as we want. He already arranged for the radon air tests to have been and collected them at the time of inspection. Len walked through the upstairs, checking out closets, wall, electric outlets and more. He used a heat sensing camera to determine how well the house held heat and to check the insulation. He even climbed into the attic, with the ladder he brough, to see how thick the insulation was. He has a full box of tools to get the job done. He checked water pressure and temperture. He inspected and tested all of the appliances. He did the same for the woodstove and pellet stove. He then combed through the basmen including the boiler, furnace, hot water heater and flooring. He explained in detail all the things he was loooking at. He walked through the garage and the exterior, inspecting the stairs, decks, doors and hot tub. A day later we recieved his report. It included ltows of pictures, an easy to understand and well detailed guide of everything he found. He even made a suggestion for more thorough inspection of the roof. He was so easy to work with and his expertise in his field is eaasily evident. His price is slighlty higher than average but was well worth the extensive work he did. I would definately recommend him to anyone looking for an excellent inspector.

October 2021 I hired Maine Inspections to do an inspection of my 'hopefully' soon to be forever…read moreretirement home. Oliver game out and did what I thought at the time was a professional, in-depth inspection of the house. He was prompt, courteous and professional throughout the process, giving us some great insight and advice on issues with the property. I was so impressed that I wrote a 5 star review, something that I rarely do. Fast forward 3 months, during renovations, I am confronted with the news that we need an entire new roof. I had 3 separate roofing contractors look at it and give me their opinions and quotes for repair. All noted apparent water damage, missing flashing, screws sticking out and no roof ridge vent were visible from the ground and the driveway. All 3 felt that the roof issues should have been caught during the inspection. During the inspection the roof was never identified to me as an issue so I pulled out my inspection report and there was no mention of any roof damage or needing a replacement. The only mention was the need for yearly maintenance on the sealant around the chimney and flashing. I reached out to Maine Inspections to let them know what was happening and Oliver got right back to me and came out right away. He re-examined the roof and talked about condensation from the basement on some of the screws inside the attic. (This would not be the reason for water pouring into the attic and down the walls causing water damage on the rafters, the electrical panel to rust and black mold in the insulation of the attic and wall.) He stated that to get any sort of financial reimbursement, we would need to hire an attorney and go after their insurance company. If we had this information before we bought the house, we would have handled the transaction differently. We are now having to replace the roof at a cost of over $15,000. While I completely understand that anyone can make a mistake, especially with the number of homes that they are inspecting, what I cannot understand is not being held accountable and making things right for the customer. I have never heard from the owner of the company and the only concession that was offered was to me by Oliver was to sign a release and get my $700 inspection fee back. I am now having to get an attorney to try and recoup some of the loss that I have.

The Inspector Jeremy completed a "very thorough" inspection within 45 minutes of my parents house,…read morethen after claiming that the inspection was over and that it all looked good and after the buyers and the buyers realtor had left the premise he took it upon himself to enter the premises ALONE to "make sure the doors were closed and the lights were off" during this time he claimed to hear a hissing and found what was described as a small leak in my parents bathroom. He shut off the valve to the bathroom sink and the placed a call to the buyers to notify them who claims to have asked Jeremy to shut off the main valve but he decided that would have been "overkill" so he then decided to leave the premises to go and purchase a shop vac to apparently clean up this minor leak however while he was gone because he decided it was over kill to turn off the main water valve to the house which was in the pantry of our kitchen very easy to access, another sink line broke and proceeded to flood our house including the brand new carpet that was less than a month old. Jeremy then tried to pressure us into replacing every single piping line in the house because as he stated "they looked the same" So even though it was overkill to turn off the main water valve, he recommended us replace all the plumbing throughout the rest of the house cause they also could leak. Had Jeremy shut off the main water valve as requested the leak would have been minor and not ruined months worth of painting and trimming and laying new carpet. But as Jeremy stated turning off that one extra valve in the kitchen would have been "overkill" No what is overkill is having to tear out brand new carpet, all of your freshly painted trim and paying over 800$ to a water mitigation company because the inspection refused to work with my parents in any way. What is not overkill though is turning one valve inside the house to turn off the main water source. However after all of this is said and done my parents are forced to go to their insurance company who then goes to the inspectors insurance to find out that the entire story has shifted. You see Jeremy now claims that he was actually still doing the inspection and taking thermal readings inside the house when he heard the hissing. This company is unprofessional and irresponsible and no one from this company will ever inspect any personal property in the future whether buying or selling. Nor would I recommend them to any friends or family.

Thanks to the lack of knowledge that these 2 men have! The extra loan funds we had borrowed for the cosmetic upgrades that we wanted to do, is now completely gone for major structural repairs....which was OVER 50k! It is a father & son "team"...I use that word loosely. The father wandered around aimlessly playing with his new inferred toy he got, which shows heat loss. The father proceeded to wander around in the different rooms more than once because he couldn't remember if he went in there! Our camp is only 950 sq ft! He was to busy complaining about staying up all night with a sick dog. He never took any real notes for the inspection report we were supposed to receive. Then his son runs around taking pictures in various spaces...attic, crawl space...etc but that's it. We certainly understand & feel bad about his sick dog but we paid him for a quality inspection service. If he wasn't up for the appointment then he should have cancelled. Then about his new toy.....I call bull shit! 2 out of the 3 waterside walls are completely rotted & lacked any type of insulation. What's really funny is that the father kept saying he couldn't believe that this camp was in such good shape & well maintained.....which he said is rare with buildings on the water because the waterside tends to rot!!! Seriously! WTH! If we had known about all of what we know now...we probably wouldn't have bought it or would have offered the sellers a lot less purchase price!!!! See attached photos. BUYERS BEWARE!!!!!

We trusted our realtor to hire Peak Performance Home and Building Inspectors and what a naive…read moremistake as first-time home buyers. They inspected our 120-year-old farmhouse but overlooked a very long list of important things. They noted on the inspection to simply fix a few GFCI outlets, however, we ended up getting a separate electrical inspection (after we purchased the home) and learned we had knob and tube that needed $12,000 worth of electrical repairs. Peak Performance also claimed they couldn't inspect our septic because they "couldn't find it" - come to find out there was a septic leak into our basement and the basement was filled with effluent and ended up costing us over $10,000 to fix the septic issue that Gina and the team couldn't find. We also asked them if they found any mold, and they said no. 8 months later, our tenant has mold toxicity and is very sick. During renovations, we not only found toxic black mold, but asbestos in the walls and none of this was disclosed to us. The list goes on, but these are just a few examples of what this team overlooked. Due to their negligence, it has cost us $300,000 in renovation costs that we were not prepared for, and that could have possibly been negotiated with the seller had we not depended on Peak Performance's inspection results. We do not recommend.

They took off the cover to the water heater and never put it back on. Move stuff around in my house and never put it back. The cover to my furnace fell off because they didn't put it back on right. And to top it off when I went to take a shower this morning, they had shut my water heater off and never turned it back on! since it's an electric water heater, it's gonna take forever to heat up so now I get to go to work without showering!
