August 12, 2025 Subject: Formal Notice to Correct Deficiencies in Back Patio Deck Construction Dear Greers Ferry Total Property Maintenance, I am writing to formally address serious concerns regarding the back patio deck your company constructed and completed the end of November, 2024. Recently, part of the deck has begun to sink, and a significant gap has developed between the decking and our house. We engaged an experienced consultant to evaluate the situation, and their findings are as follows: 1. The sinking section of the deck lacked proper bracing underneath. 2. Treated wood was not used in the roofed portion of the deck, which is already showing signs of deterioration. Much of the wood appears to be old and previously used. 3. Except for the outermost posts, the deck posts were not set in concrete but are resting on concrete pavers. 4. Not enough beam support in any part of the patio or deck We have made multiple attempts to contact the subcontractor responsible for the build, as well as your company, via phone and text from the number used during the project, but received no response. It was only when I reached out from an unfamiliar number on Tuesday, August 5, 2025, that you responded and visited the property the same day. During your visit, you acknowledged the issues, expressed concern, and indicated you would ensure these defects were addressed. This interaction is recorded on our Ring cameras. On August 5, 2025, you informed me via text that the subcontractor would return the following week to begin repairs. On August 11, 2025, a contractor employee arrived with minimal materials, braced the sinking section superficially, and left. When I expressed concerns about the adequacy of this repair, you indicated you were on the way to my property and assured me you would follow up with the contractor and get back to me. Since then, you did not show up and all calls and texts from my side have gone unanswered. When we agreed on this project, you quoted a price of $30,000 payable in cash. Given the quality of work and subsequent lack of communication, this is unacceptable. This letter serves as our final request for you to correct the construction deficiencies promptly and professionally. Failure to do so will leave us no choice but to escalate the matter by reporting to the IRS, the Better Business Bureau, and pursuing legal action, including public reviews supported by photographic evidence. This communication is being sent via both text and registered mail for your records.
