Leasing staff has been harassing me for months. Towed my car at 1am on a Saturday morning without warning or a knock on the door because I was slightly parked on white lines. Charged me extra pet rent for months before I brought it up. Charged me for pet waste fees without proof. Told me I couldn't have folding chairs on my patio "because they look bad" which went completely against my lease agreement. Towed my vehicle again, a working daily driver, purely because of its aesthetic, in spite of my lease agreement. Refused to refund either time Ac went out for a week straight Power and water have both went out Trash compactor never works, trash is always laying around Management is completely unprofessional and even after reaching out to corporate they still won't help you Terrible complex I do not recommend you waste your time or money. read more

My fiancé and I just moved here in February from a terrible place 10 minutes away. Here are a few of my favorite things: -Valet Trash Pickup (they literally come get your trash from outside your door) -Scheduled times for Maintenance that they actually adhere to and don't enter without express permission -How Pet friendly they are. I'm pretty sure every apartment in my building has a dog -The free coffee, tea, and soda from the club house -the pool!! And dog park area! There are very few things that bother me here but they are: -no cell service inside of the apartment -Not strict parking (Theres parking passes but I don't think they enforce it) this is a problem because I work 3rd shift and as a young woman I don't feel comfortable walking around the block to my car in the middle of the night. (It's a great quiet safe area but I'm paranoid lol) I highly recommend moving here!!! read more

We've lived here for almost 2 years- all staff are friendly and very responsive to our needs. Covid season has a bit of a struggle due to the fitness center not being open 24 hours as before and other pool restrictions last year but hoping that will resolve soon. read more

I have no clue how anyone can rate HS with anything less than a 4-Star review. My partner and I have lived in HS for about 2 1/2 years, and are preparing to renew our lease this week for another 15 months. From Day 1, everything has been amazing, and we moved here during the height of Covid! The staff, including maintenance, have been nothing short of fantastic. Johnnea, who has been promoted to Community Manager, is the best. Sydney and Dani are phenomenal, always ready to help and answer any questions or concerns we have. We have never had a problem with maintenance - our work orders have always been completed in a timely manner (the very few times we've needed something), and once when Bryan needed a new part to help repair something for us, he kept us up to date on everything. The piece was on back order, which was out of his control. Our apartment is a 2 bed/2 bath, and it is perfect for our needs. The kitchen is so spacious, especially considering this is an apartment. What is one of our favourite aspects is that each unit has an entire laundry room! Not something you see in apartments! We also have a garage and storage unit, and it is such a deal for ALL we have. We have never had an issue with anything. This is an apartment, so of course there will be an occasional noise from your neighbours, but honestly, as someone who doesn't work traditional hours, I've never had an issue with this (and I'm a very light sleeper). As for the property, it is seriously the best. The clubhouse was a major selling point for us. We have rented the theatre a few times for parties, and we had such a blast. The gym/meditation area is on point. They are 24 hours, and staff are always making sure we have a clean, safe environment. The business centre is a nice quiet spot - I have been there many times doing homework when I needed a change from our apartment. The larger area of the clubhouse has skee ball, billiards, and a beverage station for pop and coffee/tea. We stop by nearly every morning to get our cups of coffee, and honestly, it's one of our favourite things. HS is also incredibly pet-friendly - a major deal for us. They even have a jar of doggie treats to spoil your fur babies (and trust us, they do!) The pool area is always fun, and staff have even set up yoga sessions by the pool this year. Johnnea even started setting up food truck nights for the residents. They always go out of their way for community events to help us enjoy our home. There are also two grilling stations, and they have recently upgraded the second space so there are Edison lights and seating to enjoy it. The dog park is also a huge plus, and there are nice sidewalks along Warner Rd at the entrance to the complex. I see a lot of complaints about parking and towing. We have never had an issue with this. Management created designated visitor spots around the property - a great idea so your guests don't have to park far. They have advised the community many times about these spots being only for visitors, and to ensure we also have our parking stickers on our cars. They always send out reminders so we don't forget this, and always keep us up to date. They make the rules abundantly clear, and we've never had a problem. The same goes for the complaints about the trash and pool area. I'm not sure how things that are out of staff's control gets blamed on them. If residents misuse something or don't follow rules and something breaks (such as the compactor), this is entirely not their fault. The staff here have been nothing short of fantastic, and we're making this our home until we decide to build our house. This is truly the gem of Columbus, and I am constantly telling friends about the community. We are so fortunate to call HS our home. read more

Not sure where to start. Surrounded by the smell of weed, can't even open your windows or your apartment will wreak. People will stand in the breezeway and smoke weed right next to your front door. They smoke in the parking lot. Maintenance will just "cover up" issues. They will paint over mold instead of actually correcting the problem. Most the kids in the maintenance dept have no idea what they're doing. They never change out the filters for the air conditioner, and once again because their maintenance dept lacks competence, when you ask them to replace it, they put the wrong size in so it's basically useless. Insane drafts that come through the doors, you can see sunlight through the cracks in the doors. Packages constantly stolen from myself and neighbors. Parking lot floods when it rains, can't get to your vehicle without walking through 6+ inches of water. No one cleans up after their dogs. Trash compactor is frequently broken, resulting in piles of trash stacked up. I'm sure I'm missing things. There's plenty of better options in the area, I was very relieved when my lease was up. read more

We currently live at Hudson Square Apartments. When we first moved in, we were excited about the amenities including the clubhouse, the pool, and the dog park. However the excitement was short lived. The Clubhouse turned into a party place for the half-clothed, underaged drinking, party crowd. We were all given letters at our doors that limited our use of the clubhouse due to this activity. The pool was often packed with people inviting their entire families over for a free day, going inside the clubhouse drinking up all the soda and energy drinks that were supposed to be for the tenants. There are some strange older chubby guys that sit and stare at the younger women laying out and swimming. We've had several items including an expensive pair of shoes that were stolen in front of our door. If you're not home when your packages are delivered, good luck. We have an upstairs neighbor smoking pot everyday on his balcony and inside his apartment. So bad that the smell comes into our laundry room. You can't sit on the balconies because of the nasty people living above you. Parcel pending doesn't work and clubhouse refuses to hold packages for you. Doors on the parcel pending often freeze up because they are not under any type of shelter. Dog poo everywhere including breezeways. There's dog poo literally around the bins where your supposed to dispose of the poo. Lazy people! Mold constantly growing around entrance door frame. Maintenance sprayed our breezeway and water ended up all inside our apartment. Payed extra for "upgraded" apartment and the sink doesn't drain properly. Trash and food all over breezeways Clubhouse use was limited due to other tenants misusing it. People throwing parties at the pool and the theater during the weekends. At times the theater was dirty with popcorn all over the place. Reports from other tenants that things were stolen out of their vehicle. There are "ponds" with signs that says "no swimming" on the premises that have no aeration, therefore they are nothing more than stagnant water with mosquitos and muskrats. Also trash is visible in the pond. No security cameras on the premises or any type of safety lighting. Good luck trying to get a good nights sleep here. No sidewalks. Trying to go for a walk or a jog gets a bit dangerous leaving the property. No speed bumps so people fly through here. Trash compactor is often misused so on the weekend there is trash everywhere. Grass looks horrible and is muddy. Dead trees create a safety hazard. Watch out for falling branches on windy days. Not a good place to live if you have kids. These apartments are not worth the price. Might as well be low income apartment. Some tenants identify their apartments as "the hood" due to a drug raid and a murder happening at their building. read more

Have lived here for 2 years and I love HS! The amenities including the pool and dog park are my favorite. The apartments have an upscale feel, with big kitchens, large closets, and balconies to relax on. The maintenance team has been incredibly responsive and quick to fix any issue that has come up. Plentiful parking and a great location. Can't beat the price. read more

You can tell the staff is continuously looking for ways to improve. What I've observed in the last 2 years: Increased the size of the dog park and added benches, put in new/more dog waste stations, currently installing a permanent shelter for the grill, took down the dead/dangerous trees in the wooded area, new pool furniture, created a new process to dispose of bulk items... and more. Not to mention doing fun community events and scheduling food trucks. So why not 5 stars? There are some things here and there that were unique to us that I don't know if they'd be an issue for anyone else. We've had noisy upstairs neighbors, which after back and forths of emailing the staff with little help and asking the neighbors to chill, the neighbors ended up retaliating by dropping their cigarette butts through the floorboards landing in front of our door. Thankfully they eventually moved out. In other instances maintenance has ignored our scheduled repair timeframes and have showed up randomly. Though after mentioning this to the guys it hasn't been a problem since. We've had issues with our kitchen appliances malfunctioning but maintenance was helpful, willing to discuss the issues together, and eagerly offered to replace them. Which they did, and they have worked fine since. Like I said, unique situations that may not apply to others. So overall I do recommend this complex. It has the benefit of a seasoned staff that knows the tenants. I agree with other posters that this is a young and active community. I happen to fit that profile so it doesn't bother me to see people walking around in workout wear or swimwear. To each their own. read more

Warning: DO NOT LIVE HERE. Hudson Square in nothing like what management wants you to think it is. We were so impressed when we came to tour and felt like it was going to be our "home" but things quickly changed when we moved in. We lived in a two bedroom, one bath unit. When we moved in, the carpets were DRENCHED. Not just slightly damp from a carpet cleaning but so wet to the point that the floors in the kitchen and bathroom were starting to bubble from the moisture coming from the carpets. There was also a giant hole in the bathroom ceiling that management promised us would be fixed in 4 days. There was wet paint in the laundry room. There were multiple light bulbs out. And there were outlets that weren't working. In 2.5 weeks, maintenance was in our apartment SEVEN times. They had to come out twice to fix that bathroom and they did a terrible job. They wouldn't fix multiple things in one trip. So instead of fixing the ceiling, outlets, and bulbs in one trip, they would come out several different times to do those things. We had 2 dogs and maintenance REFUSED to enter the apartment if they weren't crated even though they had met the dogs multiple times and knew that they were friendly. We brought up our concerns to management about the maintenance issues and they wouldn't take ownership over the fact that the unit was not move in ready like we were promised. We also had 2 packages that were gifts from family stolen off of our front step in the first 2 weeks of living there. All management had to say for this is that we should have had the packages shipped to the rental office but as I said, the packages were gifts that we weren't expecting to receive. The regional manager, Stephanie, has the worst management skills I have ever encountered. She essentially said that we are just out of luck and she isn't going to do anything to correct the problems that we were facing. We ultimately decided to end the lease due to these issues. Unless you want to deal with management that doesn't care about anything except your money and you want to deal with maintenance issues every other day, I would steer clear of this place. read more

Current resident and I really like our apartment with nice amenities. But there are smokers everywhere! We can NEVER open any of our windows as the smoke from people on their balconies blow right into our apartment, so enjoying our balcony is completely out of question. And it's not just cigarettes; there's a constant smell of weed as soon as you walk outside the apartment, with it often seeping into our laundry room and master closet. The apartments are nice but it's not worth it to live here if you're forced to stay shut in at all times because of the cigarette and weed smoke. Other, newer apartments right across the street just opened, along with several others within walking distance are all smoke-free, so I'd recommend checking them out. read more

I've renewed my lease 3 times now because I just love it here. The location is perfect, close to everything. Everyone in the office is very friendly and understanding. Maintenance is quick to fixing any problems. There are always fun lil events for the tenants too. 10/10 highly recommended!!!! read more

If your going to live here DO NOT get packages sent to you. Send them somewhere else. I have had 2 packages lost now and I haven't been able to file claims on either. 1. there is 3 different places they can leave packages. 2. they don't have cameras by the doors so people could be stealing packages. This last package I had delivered was very expensive and NOW ITS LOST. To say I'm upset with this is a understatement after this is the second time it has happened. read more

Awful aprment complex. Awfully ran... Electric bills i'm almost positive are shared and are REDICUOIUS because they didn't even bother to seal the windows. I've never been somewhere that has had more draft than this place... It's so bad the heat barley works, Thermostat will say it's a certain temparure but won't even be close to what it feels like because of how fast they rush these oh and don't forget paying almost 120$ for electric and up to 140-150 in the winter if not more. They simply don't care about the community... If they did they wouldn't have a company come and do landscaping on a saturday morning at 9AM RIGHT next to people's windows. So if you are gonna move here don't pick the first floor unless you like being waken up by leaf blowers and landscaping machines. Let's not forget this awful trash service they just threw on us and didn't even get the option to not take it, You have to pay 15$ extra for a trash service that will take one trash bag max... Wow let's not forget about how they said they would Implement a pool pass so the pool doesn't have 50-60 people in the summer but just never went through with it. You can literally just walk into the pool oh yeah the pool taste like sweat and like it was never clean Me and my girlfriends ears started hurting immediately after getting out... Also said they were going to add a parking permit system and I am like the only one who has the sticker in there car. They don't even enforce half of the crap they say they are going to do to make this place better. We have stayed for two years and once our lease is up they won't see us here ever again for a overpriced tiny clown house that is freezing or blazing hot half of the time because of how poorly these are made. Highly recommend to stay away. I mean they have two staff members lol.... Maybe if they decided to pay more than 11$ a hour they'd get more employees. read more

We were in there yesterday to view a one bedroom and the apartment visual wise looked nice, but the two ladies in the front office were not very nice at all. Neither of them even acknowledge us when we walked in or say hello to us. The lady who showed us the apartment seemed like she did not want to be there at all and like we were wasting her time. Put no effort in to making us feel welcomed there, therefore I will not be living there because of the rude and cold staff in the front office. read more

Current resident here . Just renewed my lease and regretting it. I am extremely upset at this cooperation lack of having any sympathy to us tenants. They have been double charging me late fees during the pandemic. Even after explaining that due to my job Switching it's pay structure to once a month. I kindly asked to make payments on the 15th to make the accommodations for this particular situation. The lady said they will look into it for me. Today I go to ask about these xtra fees that's I fully paid them; I find out that this whole time they have been charging me $75 on the 4th of the and than another $75 on the 11th. Knowing damm well that I am going to make a payment on the 15th just like I have every month during COVID . I am waiting on someone from corporate to handle this and do the write thing. I will keep everyone posted on there resolution . But overcharging someone for no reason is not right and not even care about charging xtra to your tenants during hard times is just not right. read more

We lived here for 16 months before we moved out of state. We never had ANY problems besides a loud upstairs neighbor. The prices are normal for New Albany living, I dont know why everyone is complaining about it. If you want to live there you know this is the highest priced city in OHIO do some research 1st. It was very nice and quiet, we never had an issue. We are 30 year old professionals and we loved the love and gym. The dog park did smell because people didnt pick up after their dogs but you will have that anywhere. This is a VERY safe place to live. read more

Overpriced, incredibly loud and lots of problems. You can hear people stumbling around drunk at all hours, the floors are loud (we lived under the LOUDEST neighbor I've ever had). Mentioned it to the leasing office but they never cared. Leasing office staff is super young, and never knows the answers to any questions you may have. They look at you with a blank stare and are rude. There were consistently young people out at all hours yelling in the parking lot at each other, (one guy tried to hit his girlfriend with his car at 2:30am) and every morning there are empty cups and beer cans all over the place. No one cleans up after their dogs. The functionality of the apartment is poor, you can tell they were rushed through construction. The pipe in our laundry room "hovered" over a hole in the foundation and always smelled like sewage. When they had a plumber come over to investigate the smell even he said to me wow they really missed the mark with that one (and the issue was never corrected). The utilities are CRAZY expensive!! Our electric bill was $226 one month and we don't keep our air or heat on continuously... I was shocked. Never, even in an actual home have I had an electric bill that high, but you're paying for their clubhouse and everything which they try and draw you in with. Zero storage space, very poorly laid out floorplans (in the two bedroom unit the first bedroom is literally right beside the front door; very loud at all hours). Had a bad bug problem and there were millipedes everywhere and the answer was always "we're working on it"... Upon move out they will slam you with charges that are unethical and completely absurd. Their community director Jeff and regional manager Stephanie do not follow through on ANYTHING and are incredibly rude and unprofessional, and the worst individuals I have ever worked with in any apartment community. We moved down the street less than .5 miles away, it's more space, way more functional, has a gated entrance and is $400 less per month. Look around. There's plenty of new builds around that are actually worth the money. Do not move here. It's funny our leasing consultant who moved us in Hudson Square actually rated this community two stars.... speaks volumes read more
