Amanda is the owners daughter. She is very unprofessional and incompetent to say the least. I was having a hard time with getting her to understand anything I was saying. We wanted to hire one of there inspectors to come do the first and initial pre drywall walk through on our home, simple right? Well it wasn't.. she continued to mess up everything I was saying to her, couldn't get the information right that I was giving to her. I had to keep repeating myself. So there wouldn't be any misunderstanding I put everyone in copy on our emails. We scheduled the appt for today at 2:30. We paid the full amount up front. My husband beats me there at our property, He got there at exactly 2:30 and no one was there. I got there a few minutes later and we both waited, no one showed up. After 20 minutes of waiting, we were getting antsy because we both got off work early to have this inspection done. When I called Amanda answered and when I told her why I was calling she never offered any apologies just said one sec let me check.. she then goes on to say that someone might have already came out there and did the inspection and I said what would make you say that if we have an appointment scheduled for 2:30, why would you think that they would come earlier? She said because a lot of times if they finish the job, they'll just head over to the next one . I said that better not be the case on ours because we specifically set up a time to meet and if in fact, he wasn't going to meet us at this time why wouldn't they extend a courtesy call to let us know.. she said no, they don't do that. We went back and forth because after all I should be more understanding like she stated to me. ??? Then she says well it looks like the inspector had came out earlier this morning. I told her that was unacceptable!! I told her at this point we have no idea if he even came out or not just because your records show he did. She said well what do you want me to do about it. I said he needs to come back out here. We both took off work and we want the inspection done. We need it done before Thursday as I stated in my email. I said, did you get the time wrong? She then got on the defense and became belligerent and started talking over us and wouldn't listen to us and when my husband heard her say.. it's not her fault, don't be yelling at her etc. he got on the phone and told her who he was, and said he would like to know who the owner is of the company, and she refused to give us that information. She replied... I did nothing wrong, and that the inspector is on his way to us, and he asked again who her boss was and she said.. who is your boss. She continues to yell and tells us to act like an adult and have a conversation. I told her that we were recording the phone call in which we did and she said fine. She didn't care. She said I hope you got it at the beginning of the call when he was yelling at me. I told her at this point we just want a refund and we will go elsewhere. She said well my dad is the owner and he's in route to you. But refused to tell us where he was or how much longer was going to be. My husband ended the conversation because it was going nowhere and we contacted our real estate agent to let them know. We immediately got on the phone and was able to contact another company who seem to be very professional and was able to get an understanding and comprehend what we were saying. It all worked out for our good because we don't have to deal with them. I have seen a few other reviews of people who have used them and are not satisfied, and they have actually cost the home owners thousands and thousands of dollars because of their poor work. It seems like they delete all of the negative comments and post on there page, I will continue to share my experience with others and on social media. We had every right to be upset. Amanda's father the owner decides to call me and starts the conversation after I say hello he states his name and says, do you still want me to come out there. I know his daughter called him with a totally different story, and he believed her. He was very arrogant, and when I told him we found a different company to go with he said good and hung the phone up on me.I am sure she has treated other customers in the past the same way. She is costing her father money and apparently he doesn't care. If you are thinking about hiring this company, you should really reconsider. We picked this company because they were referred to us. We since went back to the person who referred us and had him listen to the recording and he was so apologetic to us and said he will never refer anyone else and will also let others know also. I'm sure along the way. A lot of the bad reviews got deleted. This is bad buisness! I'm just glad things happened the way they did, I got a way better deal and I don't have to worry about them costing me money like they have others on the back end. inspector 'fixed' garage door for inspection and it broke on first use. They said it wasn't structural so wasn't covered under their warranty. First week in house: plumbing backed up, garage door broke, three outlets stopped working, hinges on home storm door fell off due to rust, found a huge hole in kitchen wall by obscured partially by overhead fan, and homeowners insurance was canceled until I got a new roof. So, NO, I will NEVER use them again. Although I'll probably never be able to move anyway considering all the repairs I would have to make first. If your real estate agents suggests this company, fire that agent! read more

My experience with HouseMaster led to a fast, easy and thorough home inspection. The inspector was very professional and he explained each part of the process to me. He even asked me if I had any concerns I wanted him to discuss. I recently had HouseMaster Home Inspections perform a home inspection for a home I recently purchased. After moving in, I noticed the heater was not functioning...no heat. Since I had already moved in, I called an HVAC service to come check it out and do a diagnostic service. While they were here they found the following: 1. The gas valve was turned off 2. The gas fitting were loose and had only been hand tightened. 3. When the gas was turned on to the unit, they immediately smelled gas. 4. One of the fittings was actually cracked, almost in half. The Heater was clearly not functioning...at all. The inspector and Inspection report obviously missed it, and stated that the Unit was in "Fair" condition. I totally understand that sometimes things are missed. However, when I spoke to Amanda at Housemasters, she was rude, defensive, and making all kinds of ludicrous excuses about the issues. And was completely unwilling to listen, understand, with no apparent interest to reconcile, she just argued, interrupted, and was basically telling me that the Furnace was functioning "Fair" as the report had stated. I'm not writing this review because these issues were missed. I am writing this review because of Amanda's response and attitude, and complete lack of Customer Service skill to listen and discuss what happened and how it could be resolved. I recommend to all Realtors and Home Buyers not to use this service. read more

The Inspector found a lot of low hanging fruit and for that I'm grateful. He missed an obvious defect that I'm going have to deal with now that could have been easily discovered with thorough practices. When I followed up on the Inspection Items that were discovered, one glaring deficiency wasn't resolved. There was a stain on the ceiling of the garage noted in the report. It was directly below the master bedroom shower. Upon actually inspecting the master shower, the drain cover was a pop on style that was easily removed. The smell coming from this drain was like sewer gas. A foot long three inch diameter shock of hair was caught on the drain cover. Upon further visual inspection of the shower pan and surrounding area a wide swath of clear silicone was used to seal this problem by the previous owner and I'm pretty sure the drain sleeve is installed improperly, as a ton more silicone was in that area as well. I contacted them and without even reading my complaint thoroughly and trying to understand it, The Lady fires back an email within a half hour stating how they can't disassemble anything and probably won't be able to pay anything towards a claim. But here are the forms. I'm including her response below, because I want everyone to see that they need to look elsewhere for a responsible Home Inspector. He didn't even know how to turn on the gas to check the fireplace. Thank you for contacting us regarding your concern. As you stated, you had to remove the clip to find the clog. We are not able to remove items during a home inspection, that is outside the scope during a limited time scope inspection. You also explained that they used clear silicone sealant to cover up the issue, also indicating it was not discoverable at the time of inspection because (as you stated) it "masked the issue." I have attached our claim form for you to complete, but from the sounds of it this is not a covered item because dismantling a drain is far beyond the scope of a standard home inspection. I have also included the inspection order agreement that you electronically signed, which explains the limitations for a standard home inspection. Please see attached. Wasn't that impressed. Most everything noted on the report were items that I pointed out. Inspector couldn't even locate where the water shut off was. I've had much better, more thorough home inspections. This was barely worth the money. When I called to review the items, they didn't offer to send another person out. read more

Inspector failed to notice two cracks in master toilet bowl near seat hinge. Inspection reported the heat pump System was not operated in the heat mode due to the temperature being above the safe operating range???? Inspector failed to check the HVAC cooling output versus input temperature differences to determine air conditioning performances and recommendation.(which is a main part of home buying consideration choice). read more

Inspector failed to notice a large crack along the length of several floor tiles in the bathroom. Nor did he note that the drywall taping was coming apart in one corner of the bedroom and in the living room. Furthermore, he didn't note that the grounds just outside the house were soaking wet as a result of a drainage problem. read more
