I recently had the pleasure of working with Elden Lee for a home inspection on a new build that we purchased, and I cannot speak highly enough of the experience. Elden is incredibly knowledgeable, and he exceeded my expectations. Right from the start, he was nice and courteous and very communicative. He took the time to explain any concerns we had about the house. His attention to detail provided us with a comprehensive inspection report to work with the builder to fix before we move in. During the inspection, he carefully assessed every part of the home from the attic to the foundation. We received the detailed report that evening. As first time homebuyers we had a lot of questions! Elden was very thorough and friendly and helped us through all of them! He gave us a detailed breakdown listing any concerns he had, and suggestions for upkeep to help prevent small things becoming big issues in the future. Mr Elden Lee of Homespec just did my second home purchase. I called him back 5 years later for my second home as he was so excellent the first time. Not only does he check every nook and cranny and give you the straight goods he made it clear I could call anytime with questions. I did, twice a year or two later on my last home and he was completely happy to answer all my questions, provide advice on problems (which he had foreseen in his inspection). His report is extensive and he will sit and answer all your questions for as long as you want (I'm no handyman), insisting throughout 'There are no silly questions, please ask anything'. The things he picked up in inspection on the first home were completely accurate (needed new roof) and I was not surprised later. He didn't miss a thing. I don't even feel comfortable leaving any stars but since I don't have that option, one star it is! 3.5 years ago we moved into our current home. We used Eldon Lee and were referred to him by my sister and brother-in-law. My sister and brother-in-law had a positive experience with him and we thought the same thing until recently!!! Eldon missed some pretty obvious things that are now causing some huge issues. Eldon missed the fact that the roof on our home was not done correctly, the ridge cap was not the right cap and had large gaps and openings along the entire length of the roof. Eldon missed the fact that the bathroom vents were vented into the attic and to outside through the roof. Eldon also missed that there were many, many openings from the soffit and fascia into the attic and also from the garage into the attic. The garage openings I could see being missed because they were jammed with insulation but not all of the gaps and openings to the soffit and fascia. Since he missed all these fun things we've been overrun with rats in the attic and in our walls, our exterminator found loads of snow in our attic, our insulation in our attic is soaked in many spots, we had a huge leak and now we have to replace the ceiling in the master bedroom. Our basement just leaked too and in the very area I asked why there were water lines on the wall and was told it was just condensation. He missed 2 other areas where there was evidence of leaking and again, said it was just condensation......it's definitely NOT condensation! We have had to remove a portion of the wall and carpeting where the worst leaking has just recently occurred and found trowel marks from previous laminate flooring (it's currently carpeted) and bits of pink insulation stuck to the framework, etc. even though it's currently got yellow insulation. The worst problem though is due to the issues with the roof, water has run down our outer living room wall and completely rotted out a huge portion of the plywood. We found this when one of the rats died in the wall and we had to open it up to get it out. We now have to remove our siding on the living room wall, remove all the rotted plywood, install new plywood and put the siding back up. All these issues stem from the roof (more specifically the ridge cap) and now we have to fork out thousands of dollars to repair everything and remove the numerous rats that use our attic and soffit and fascia as a rat highway and hotel. Oh and if our problems weren't bad enough, let me tell you about what my sister is going through right now!!! So, my sister moved into her current house a couple of months before we moved into our home. My sister and brother-in-law also used Eldon. My sister is selling her home and third buyers just had their home inspection today. One of the issues caught on today's inspection should 100% been caught on an inspection. In their garage, the previous owners installed a garage door opener. In order to install the track for the opener, the previous owners cut about a 6" gap, halfway into the main support beam. My sister and brother-in-law now have to hire a contractor to fix this issue and it's not going to be cheap. On too of all this, they need it done in just over a week's time or the house won't close. This was directly in plain sight and an inspector should never have missed it!! Please do not use Eldon Lee because he is clearly not competent enough to do a thorough job! He seems decent, he's nice, he will either take you around with him or tell you to relax and he'll come get you when he finds issues but he really has no clue on how to conduct a proper inspection!! read more

Elden was reccomended to my husband and I through our realator. He was very friendly, polite and even took us around the house we were buying and educated us on several things that we should be aware of as young homeowners. At the time this made us feel confident and relieved that he did his job thoroughly and accurately. Fast forward to now and we are having to pay a major price for something he missed. Turns out the previous owners cut halfway through a main exposed support beam in our garage for the garage door opener. Being young buyers and inexperienced in building codes we had no idea that this was not safe. It's sad because now we are having to fork out a lot of money for this when technically we shouldn't have had to if this was found by Elden in the first place. House inspections aren't cheap to begin with and you would hope that by paying out all this money that the inspector would find things that you wouldn't normally see or think of. I'm aware that things get missed, but this was definitely something major and should have been found as it's a huge safety issue. Hopefully this doesn't happen to anyone else in the future. read more
