    Very disappointed in home river group. Went two months in the middle of summer (June & July) without A/C and they never once tried to accommodate anything. Not once recognized that it was a maintenance emergency, and would only respond, "tenant cannot withhold rent due to maintenance issues", yet had no urgency to get this fixed. I called, emailed and complained to the property management over and over, created maintenance tickets as well. Each meld (maintenance request) was cancelled every other day, so I had to create melds constantly. I would never hear back unless I would email them constantly like a crazy person (yes when it comes to the home for my child not being able to be in comfortably I will call every day until I get a response). They showed once a whole month later (showed in July pics are below, meld was created in June), ensuring it was a simple fix, and the entire A/C had to be replaced. But it took me sending constant emails because at the time my child was only 6 months old. After a month of complaining they provided me with a portable that kept one room at 78 degrees, and hounded me with emails to pick it back up. Still forced full rent to be paid along with fees. My account became delinquent as I truly felt my situation was unethical, and not even to say I wouldn't pay at all, but they couldn't even hold the late fees, as I provided proof that the house was 85+ degrees (there's a photo with my child sleeping in a room of 84). This caused stress on top of stress. Had to stay in hotels and at other people's houses because it was just unsafe for my child. In the midst of all of this, there were issues with my security deposit (not sure how as I had to pay a security deposit to move in) they made me pay another security deposit on top of that, during the time of the A/C being out. Smh everything under their management was wrong and it sucks for me. Kelly (property manager) made comments about me being a man without ever speaking to me at all, not knowing that my husband was in the office hearing her derogatory comments. She avoided every conversation with me, and/or comment that the property manager was supposed to help with. Would direct me to every person. Lori, RCs, and even blamed it all on the owner. Overall my experience was just unfair, and now I'm dealing with an account that will take me forever to catch up with, and which will make it incredibly hard to find another home to move into. Would not recommend. (I'm sure they will delete this review but I will repost it again, all of this was just handled wrong) Lori will actually talk to you here and there, but she will just send you back to Kell. *unable to post my photos but they are on google, but my photos show proof of their unproI have so much proof of horrible communication, and the lack or urgency to help. I will never forget how they handled me and my family*

    It has been 3 weeks since their tenant moved out. There is a big pile of trash that is left on the curb side. Anybody is doing their job?

Our interactions with this company (aka Downtown KC Property Management) started out well. We looked at an apartment in the Manhattan with a very nice lady. We then left for a week long trip abroad, and asked her to email us about the status of our application. We emailed a few times, and then she suddenly stopped. When we came home, I called the office to find out that she had been fired. No one else had bothered to notify us or take over our account! I had a lot of trouble getting the remaining staff to return my calls and answer my questions. I would get contradictory answers or sometimes they would claim the computer was down and they couldn't look anything up for me. We did take the apartment, and that was fine until we decided to move out. We had paid a $200 non refundable pet deposit. One employee told us this included cleaning...turns out it did not and they charged us $150 for cleaning a studio apartment! Ridiculous and should have been declared at lease signing. Now it is two months later and we still have not received the remainder of our deposit. Called twice...first time the computer was down so they said yeah, yeah, it's coming. The second time they realized that there was no forwarding address so the check could not be generated. Did it occur to them to call us and tell us that? Of course not! Now it's two weeks since that second call and still no check...

The first property I moved in didnt work because of the owner rules; one day i woke up to a man tiptoeing out of my kitchen. Me and my daughter was asleep on the couch. I immediately jumped and reached for my gun. In order to walk to the kitchen, he had to walk past me and my sleeping baby which didnt sit right with me. When I called Ellie's regarding this issue, some seemed apologetic & understood how badly that could have gotten while others stated it was out of their control because he was hired by the owner, which didn't sit right with me so management allowed me to transfer units. My current unit, Ive been in for around 3 months. Still managed my Ellie's. Since day 1 of move in there has been clear signs of mice & ant infestation. Ive made them aware of this day 1, sending them pictures/ videos. There are so many entryways due to amount of holes. The main one is the kitchen cabinet which also contains a ton of mold that has yet been addressed(also made them aware day 1) the cabinet has a HUGE chunk missing and it connects to the outside which is how they're getting in. Mind you, they moved me in knowing this. While inspecting the massive hole underneath the cabinet, I noticed blue bait which is more confirmation that they were aware of the infestation prior to me moving in. I found my 8 pound dog in the bathroom, eating that same blue bait. I looked under the bathroom cabinet and seen they laid some out there too. Again, confirmation that they KNEW. my final 2 strikes was seeing a mice run from my baby closet(on the SECOND FLOOR) that same day her face and eyes were so swole due to her being allergic. Then, at 7am while bathing my daughter, I seen a baby mice running from underneath my bed. Confirming the problem has now grew due to them not taking this issue seriously or making tenants aware of infestation BEFORE move in. I still have yet received a response from the property manager. The office answer every now & then but they are helpless because they have to go through management to get things done. The first week of me living here, they sent a pest guy that said he couldn't treat for the mice because it isnt his job to patch holes; he stated they will only keep coming back until they're patched by maintenance and only left 3 ant traps on the counter for me to sit out on my own. After weeks and weeks of calling about the mice again, they are wanting to send the same pest guy out who did nothing the first time. I spent the last few weeks preparing because now I am able to withhold rent: I have documented all communication on my end, all of the mice poof, ants, mold, doctor appointments, therapy documents, communication with previous tenants, etc. It's a violation to move someone into infestation especially while being aware! my 2 year old is allergic and still no empathy has been shown. No discount. No proper treatments. Rent is 1900 I decided to go up in rent to avoid things like this. it's only me & my daughter on the lease. Not me, my daughter, and a family of mice & ants . Something needs to be done! Every neighbor I have talked to, has them too which could be why Ive been ignored and treated like a nuisance. I'm not understanding why not take this serious considering there is so many airbnbs over here, my next step will be letting the guest know the area they're paying to be in is infested.

I spoke with Fedex supervisor for Doniphan area and was informed that the Fedex driver was a 12 year expert driver, and knows exactly where United Country American Realty is. This driver remembers the attempt to deliver my earnest money check to this Company, and the business was CLOSED!! Anyone interested in verifying that, I will get you in touch with Fedex supervision. If I would have relied on Barbra, then I would have run out of time and my purchase agreement would have expired. Barbara had already told me that I would essentially lose my spot to purchase the property!! Barbra tried to explain that away by saying that she had talked to me first and found out that I had already given the earnest money to the Real Estate Attorney then she left the office early before the FedEx driver got there. That just doesn't add up, my phone records show that when I called Barbra to tell her about my submitting the earnest money by credit card to the Real estate Attorney, by that time FedEx records show time and date stamp that FedEx driver had already tried to deliver my overnight envelope to Barbara's office and no one was there!! Thankfully I was able to contact and send my earnest money directly to the real estate Attorney who was handling that part of the closing. I thank God that I was then able to move forward and close on the property!! Barbara emphasized that she had other offers on the property! It appeared to me that she was intentionally going to oust me by not being available for FedEx to deliver my envelope with my earnest money check.. Sometimes people fall into prejudicial shenanigans which results in transgression of God's law's. We hope they will have a change of heart and repent before it's too late.. Another lie is what Mendy the owner said about the signs on my truck were not mine, and that I had stolen them. Well that's just not so, I will prove to anyone at any time that I have the receipts when the signs were made brand new for my truck. Also the phone number on my truck signs have the phone number of the Church that I'm an Evangelist for, and no one has ever called that number and asked about those signs?? I also talked with one of the leaders of the Doniphan Church of Christ, he asured me that no one had called their Church about any signs. The gall and audacity of Mendy and her associates to use a feminist slurr assertion charge against me that was made up, is only trying to muddy the waters over the biblical debate that they envoked, and then curtailing their diligence, with not being able to back it up. The attitude and tone of speech in our dispute was basically the same back and forth between us, even though Barbra at times was very sharp with some of her discourses addressed at me. I was told by Mendy to stop scrutinizing over religious issues, she never told me to just "get out of their office".. That's clearly obvious, because I continued and carried on with my part in the current business contract that I was engaged in with them. There was not a sudden stoppage in our Real estate deal as Mendy advocates there was! The Lord commands that logical arguments are set forth for an examination and rebuttals from scriptures, in order to locate and prove truth! 1 Thess 5:21... In Isaiah chapter one God say's : "Come now let us reason together "... Unfortunately Mendy is lacking in much biblical knowledge on this topic. So she being defenceless, resorted to name calling and unjustly trying to smear my exemplified Christian conduct, rather than , what saith the scriptures..

The garage door broke several times and was forced to leave it open overnight numerous times all night until the repair man got there. I was told by maintenance and several others I had one of the nicest units there. I also do property Management being a real estate broker. Then everyone who would stay was getting sick. I decided to have the air ducts cleaned with my own money, which is where the BLACK MOLD issue was found. I had been sick, taking shots every month etc and nothing was helping. Dog gone mold came out and provided a mold record that there was mold in the return air vents which were covered up and hadnt been checked in who knows how long. They proceeded to send there maintenance man out who clearly had no clue nor was trained to deal with mold. He scrubbed the blk mold off under the carpet and cut the pad that was completely blk with mold out and covered it back up with the moldy carpet which fixed absolutely nothing then didn't even show up to finish the job. I had no choice but to move. Fast forward to getting my deposit back. I lived there 3 years and just got my invoice and they took 660.00 to change a few light bulbs, and 231.00 to clean the carpet for the next tenant. The rest was for touch up paint which is crap since I lived there 3 years. So just know, you won't have a prayer of getting your deposit back because they will find ways to keep it. After 3 yars its expected to do some touch up paint but why am I paying to have the carpets cleaned for their next tenant. When I moved in it was filthy so I was forced to have a cleaning crew come in before I could move in and I left it spotless. I was charged to take down a satellite dish that was there when I moved in. Just total bogus charges. Total racket and BEWARE OF BLACK MOLD. Happy to provide pics if anyone needs them.

I'm here today to tell you about being a tenant with Classic Property Management. Kim is the best!! Always quick to respond and is on top of some of the issues we have with this house. It was built in 1890 so with any house that's 130 years old it's going to have its misc issues. As I mention them she gets it scheduled and help is on the way! Good work Classic Property Management. I look forward to renewing my lease.
