Pros: - They take care of all repairs and let me know about any unexpected costs as they happen. - They scheduled extra work (termites, fall maintenance) when I asked for it, took care of everything. - I get a monthly statement about income. When the statements look confusing I email RPM and they always explain the charges/income. - Direct deposit to my bank account. Cons: - It took them a few months to replace the garage door on my house, which didn't affect me much but might have made the tenants a bit unhappy. - Sometimes it can take a few days for my property manager to get back to me via email.

It's been 24 hours and a total nightmare move-in! My new place is absolutely inhabitable upon move in-and there is zero concern from Claudette, my property manager, who has been dodging my urgent correspondences. Before my lease began, I repeatedly asked for early access to the property and several updates about the garage. Claudette, assured me that early access wasn't possible because the team was still "working hard" to deep clean the home and that it would be completely move-in ready on July 1. I relied on those assurances when planning my move. When I arrived with a vehicle full of my belongings, the home was nowhere near move-in ready. The cigarette odor throughout the house was so overwhelming that it triggered a migraine after only a couple of hours inside. The walls were drenched in sticky nicotine sap that my body absorbed just by being in the room. The home still needed extensive cleaning, the garage was not even accessible, and the kitchen was in an alarming condition. The cleaning company's own report later documented heavy dirt, grease, biological contamination, and the removal of rodent feces from the kitchen cabinets and drawers before they could even be disinfected. That should never be the condition in which a home is turned over to a new tenant. Instead of unpacking, I spent my move-in day begging desperately for human communication with RPM, documenting the property's condition, communicating with cleaners through a language barrier, trying to determine where I would stay, and being sent maintenance requests asking me to coordinate repairs that should have been completed before I received the keys. The biggest disappointment, however, was Claudette's communication. Despite multiple emails, photos, videos, and requests for updates, I was largely ignored. I repeatedly asked for a phone call but was instead directed back to the maintenance portal. At no point did she ask whether I had somewhere to stay after it became obvious I couldn't move into the home, nor did she provide a meaningful timeline or clear plan for resolving the situation. I chose RPM because I believed I was renting from a trusted, professional property management company. Instead, I was left without a move-in-ready home on my lease start date, wondering where I was going to stay, while trying to manage problems that should have been resolved long before I was handed the keys. I cannot WAIT for the next 364 days to be over!!! DO NOT RENT FROM THIS COMPANY. This experience fell far below the standard I expected from RPM, and I sincerely hope management reviews both the condition of this property and the way this situation was handled. Based on my experience, I cannot recommend renting through this company. DO NOT RENT FROM THIS COMPANY!!!!!!

The 90 year old home was completely stripped down to the studs and renovated by Pittsburgh Property Guy. After living in the house for nearly a year, I can attest to the very high level of quality and craftsmanship that he put into this home. The home inspector even commented to me prior to purchasing that he's seen a lot of renovated homes, and this one was clearly done right. He used high end finishes like Brazilian Cherry floors, granite kitchen counters, and marble in the master bathroom. He also took the time to have the brick cleaned on the outside of the house, exposed and restored original woodwork, vaulted the 3rd floor to create even more livable space. Everywhere you look, you can see that time and thought was put into the final product. It's been so nice having friends and family comment on the beauty and quality of the renovation too! Aside from the quality craftsmanship, Pittsburgh Property Guy himself provided top notch customer service to me when I had questions or minor issues that I encountered. He worked with me directly via phone and email, and was always very quick to respond. It was clear that my happiness as his customer was important to him, and that's not something that should be overlooked! If you're thinking about buying one of his properties, you're in safe hands.

When I spoke to Nick, I immediately felt comfortable. He was very professional, knowledgeable and friendly and offered solutions. Thanks to him, the entire process was smooth, quick and easy. The location, community, events, maintenance staff and Tanner in the office are all absolutely amazing. Unfortunately, I've again experienced unethical behaviors. I now understand the abundance of unethical lease clauses. I moved out at the end of February, it just isn't worth it. There are too many things to list but to name a few, the stairwells are dirty, spit, food, dog waste etc... it took them over a month to clean up vomit in a common stairwell. Residents do not clean up after their pets and management does not reinforce this policy. Doors are left unsecure. I personally have experienced harassment from the Manager, Shay and have the gaslighting emails to prove it. Leases were constantly sent with wrong dates, prices, terms etc....-be careful what you sign. I honestly thought Shay was making an effort to be better, but have recently learned otherwise. I reached out to AJH management several times only to be ignored. Upon moving, as a courtesy, I sent them some videos of concerning issues I found in my apt. We'll see if they do the right thing for all residents well being. Unfortunately, Shay uses her position as a place of power instead of service and TBH I find it unprofessional, childish and exhausting. 1400 Main has so much potential, the location is perfect and the neighborhood vibe could truly have a positive affect on future residents lives. That being said, if the owner of 1400 Main Apartments would ever be inclined to ethically clean this place up, I'd love to & can help. Residents should not have to see this mess everyday or deal with harassment in a place they call their home!

No issues with that so far. Cons include thin walls, where I have had to resort to my couch to sleep more times than I can count due to hearing a neighbor's music since one can hear everything through these walls. Super disappointing. People drive like fast & furious through parking garages. Printers in the business center do not function half the time and so I have also been told. No functioning buzzer system to allow guests in.

We viewed a property through Premier, absolutely loved it and promptly applied for it. Paid over $200 for the application fees and pet service fees. They requested proof for my boyfriend's employment due to recently starting a new, better paying job because it "qualified us over the income requirement" no problem, it was quickly emailed to Mike, who we were working with. Went a week without any communication, we contacted Isra, who contacted us back decently quick and informed us that Mike had "misplaced" what we emailed him and she needed it sent to her. It was sent over the same day. Waited another week without any communication, called the office, was told we would be called back because it was "now being decided by the owners" 4 days later we received a phone call from Mike stating that the owners had chosen the other applicants because they submitted the deposit with their application, "which gave them a better chance" We were NEVER informed that we needed the deposit submitted with the application, on top of the over $200 in application and pet service fees. I don't recommend this company to anyone looking to rent.

The rest go to a dead unreviewed voicemail. Zero accountability. There is no one in charge of the office, and they will change the "property manager" at will so there is even more confusion. Think, "a moving target is harder to hit" philosophy. Additionally, they will attempt to have you perform the functions of office staff (without compensation of course). for example, a new computerized application process went online and we were unfortunate to be the first to use it. There were so many problems with it, likely because no one had tested it before making it active, that they asked us to make a list of problems with it so they could work on it. we politely declined and had to use a paper application. Also, they will attempt to have you be their maintenance tracking coordinator by downloading apps or interacting with websites to enter work order tracking information for them (also uncompensated office staff work). We had a house fire and were forced to rent while our home was repaired. After having to deal with this property mangement company, we gained some empathy for people who are not in any other financial position other than having to rent and are forced to deal with these types of awful companys. If you have to rent, try to use another company.
