Pros: - They take care of all repairs and let me know about any unexpected costs as they happen. - They scheduled extra work (termites, fall maintenance) when I asked for it, took care of everything. - I get a monthly statement about income. When the statements look confusing I email RPM and they always explain the charges/income. - Direct deposit to my bank account. Cons: - It took them a few months to replace the garage door on my house, which didn't affect me much but might have made the tenants a bit unhappy. - Sometimes it can take a few days for my property manager to get back to me via email.

    I waited to publicize this review, but I can't wait any longer…read more I have been in one of their properties for the last 6 weeks now and I am disappointed in the team. When we moved in, the unit was left unlocked and anyone off the street could enter the home. That was the first red flag. As we moved our stuff into the home, the AC was completely unusable and the temperature inside exceeded 85°. Now they did address this and fix this quickly, but we still moved into a home that was not ready. For the first 2 weeks living here, we had to deal with leftover trash and debris that was never cleaned up entirely, I had to fight the maintenance team to send someone out to collect full trash can, full bags of trash, and assorted contractor material. There is still trash and debris on the property that was never picked up, even after someone came out. After our gas was set up, we discovered that the washing machine and dryer were both broken and unable to be used. It took weeks for a new unit to be delivered and there was little to no communication from the property management team. Within that time, the basement flooded and we had to move our stuff we had stored down there. This issue was addressed within a 2 day period. Now we are dealing with a broken oven that I communicated 3+ weeks ago was broken and could not be used. I have not gotten any updates from the management team, even after having a tech come over and work on the unit. It has now been over a week since that visit and I don't know if they are repairing or replacing my unit. I have sent multiple messages asking for an update, and only the appliance company has provided any update. From Day 1 this property was not move in ready, even though it had been vacant for months leading up to us moving in. I would strongly recommend if you are looking to rent from RPM, please find a unit that is already in working order and tread carefully. I feel like when a property is being listed for rentals, it should be move in ready and not be a dumpster fire for the new tenants to put out. RPM did not do their diligence when listing this property and dumped all the broken appliances and issues onto my wife and I. To RPM, please do better with your management of these properties. Yes the home is old and is going to have quirks to it, but I shouldn't have to beg and plead with your team to get work done and completed. Things can and will break, that's just the nature of property management, but when everything I have listed is broken at Day 1, that is disappointing and doesn't paint you or your company in good light.

The 90 year old home was completely stripped down to the studs and renovated by Pittsburgh Property Guy. After living in the house for nearly a year, I can attest to the very high level of quality and craftsmanship that he put into this home. The home inspector even commented to me prior to purchasing that he's seen a lot of renovated homes, and this one was clearly done right. He used high end finishes like Brazilian Cherry floors, granite kitchen counters, and marble in the master bathroom. He also took the time to have the brick cleaned on the outside of the house, exposed and restored original woodwork, vaulted the 3rd floor to create even more livable space. Everywhere you look, you can see that time and thought was put into the final product. It's been so nice having friends and family comment on the beauty and quality of the renovation too! Aside from the quality craftsmanship, Pittsburgh Property Guy himself provided top notch customer service to me when I had questions or minor issues that I encountered. He worked with me directly via phone and email, and was always very quick to respond. It was clear that my happiness as his customer was important to him, and that's not something that should be overlooked! If you're thinking about buying one of his properties, you're in safe hands.

The location, community, events, maintenance staff and Tanner in the office are all absolutely amazing. Unfortunately, I've again experienced unethical behaviors. I now understand the abundance of unethical lease clauses. I moved out at the end of February, it just isn't worth it. There are too many things to list but to name a few, the stairwells are dirty, spit, food, dog waste etc... it took them over a month to clean up vomit in a common stairwell. Residents do not clean up after their pets and management does not reinforce this policy. Doors are left unsecure. I personally have experienced harassment from the Manager, Shay and have the gaslighting emails to prove it. Leases were constantly sent with wrong dates, prices, terms etc....-be careful what you sign. I honestly thought Shay was making an effort to be better, but have recently learned otherwise. I reached out to AJH management several times only to be ignored. Upon moving, as a courtesy, I sent them some videos of concerning issues I found in my apt. We'll see if they do the right thing for all residents well being. Unfortunately, Shay uses her position as a place of power instead of service and TBH I find it unprofessional, childish and exhausting. 1400 Main has so much potential, the location is perfect and the neighborhood vibe could truly have a positive affect on future residents lives. That being said, if the owner of 1400 Main Apartments would ever be inclined to ethically clean this place up, I'd love to & can help. Residents should not have to see this mess everyday or deal with harassment in a place they call their home!

No issues with that so far. Cons include thin walls, where I have had to resort to my couch to sleep more times than I can count due to hearing a neighbor's music since one can hear everything through these walls. Super disappointing. People drive like fast & furious through parking garages. Printers in the business center do not function half the time and so I have also been told. No functioning buzzer system to allow guests in.

    Awful company. As written in other reviews, the communication is non existent. phone calls aren't…read morereturned. The only calls answered are the extension to schedule to view a property. The rest go to a dead unreviewed voicemail. Zero accountability. There is no one in charge of the office, and they will change the "property manager" at will so there is even more confusion. Think, "a moving target is harder to hit" philosophy. Additionally, they will attempt to have you perform the functions of office staff (without compensation of course). for example, a new computerized application process went online and we were unfortunate to be the first to use it. There were so many problems with it, likely because no one had tested it before making it active, that they asked us to make a list of problems with it so they could work on it. we politely declined and had to use a paper application. Also, they will attempt to have you be their maintenance tracking coordinator by downloading apps or interacting with websites to enter work order tracking information for them (also uncompensated office staff work). We had a house fire and were forced to rent while our home was repaired. After having to deal with this property mangement company, we gained some empathy for people who are not in any other financial position other than having to rent and are forced to deal with these types of awful companys. If you have to rent, try to use another company.

I later received an e-mail that not only would I not be reimbursed, and not getting my security deposit, they also charged me for a toilet seat that was damaged ( been damaged since the day I moved in, and I owe them over 2,000 dollars for the balance on my lease, which I was not informed of when I informed them of me vacating the apartment. I also put in a service request to have my bathroom heater fixed. The guys showed up, said it need a new part, and never returned, which left me with ice cold showers. I even got everything out in a timely manner, and spent a whole day patching in nail holes, and making sure the apartment was the same way it was when I moved in (very clean) all told, these people are crooks, and will likely continue taking money off of me long after my old apartment is occupied again
