He is very giving of his time, knowledge, and is the most collaborative of the 3 Architects we have used on the 2 other custom homes we have built. As an example, even before we signed a contract he made multiple site visits to give us his friendly professional insight about several lots we were considering before we selected the property we ultimately purchased. He was extremely accommodating and friendly throughout the entire process. Collaboration is his priority from the beginning and he made it very convenient through the use of screen share as we designed the home together. We were really impressed with the architectural 3D model that Daniel created. It was amazing that we were able to have a computer-generated 3D model to visualize the complete exterior as well as the outdoor entertaining, outdoor kitchen, and the pool and spa area. We were able to have the majority of our meetings in the evenings after we got off work and we even did a screen share to collaborate on our laptop while we were out of town visiting family. Not only is he extremely knowledgeable about both the architectural and contractual aspects of building, but he seems to have a great instinct for what the client is looking achieve. He also had the desire to study alternatives and create several layouts that might make the most sense for the lifestyle we described. Our custom home is amazing and we would definitely recommend him to our friends. We enjoyed the process of the architectural design of our custom home and even more surprisingly we enjoyed the building process that is often stressful. Instrumental in our smooth building process was Daniel's custom home building budget that he accurately laid out from the beginning giving us many options and associated costs. Daniel's project management and selection of the builder really took confusion out of the process and stress off of our lap. Other critical details that made build successful was his guidance and assistance with the interior design, kitchen, and bath design, and selection of all of our interior finishes and fixtures. Our kitchen and bathrooms really stand out with exceptional design and we are very grateful for that. All in all the 3% that he charged to be a complete steward of our project was an easy decision. The final design drawings presented to us, the home purchasers, were missing a couple elements, like a full bathroom, which was a bit of a concern as to attention to detail. Never the less, we as the purchaser did have one small change for swapping the location for the clothes washer and dryer and the laundry sink to opposite walls within the laundry room, which seemed to be a rather small change. We were shocked to receive a rather large billing for the effort more than 7-8 months later.

Review for Celeste Reese…read more What a pleasure working with Celeste Reese. I called with a very small (in relative terms) project. Just wanted a porch added to a Georgian home in South Austin. She listened to my wishes and dreams and then asked some important questions that could have greatly affected the project. It looked like my porch was going to be reduced from a splendid addition to just a narrow facade due to a mandatory set-back. Celeste was able to work with city permitting and was able to advocate for a variance that propelled the project forward. With this new information she was free to design a Georgian/Federalist portico that completes the grandeur of our house. Her design elements were exactly what we had talked about and she brought in details that I had not even considered which only made the whole design that much better. Celeste was so delightful to work with and went out of her way to make us feel important and special. The relationship is built for when we design our new house. This project may have been a small one but I know it will lead to bigger and better things for all of us. I am a construction attorney and know very well the problems that people can have during a residential remodeling project. Because I know what can, and often does, go wrong, we had delayed starting this major project for several years. After our experience with Watermark, however, we wished that we had done this project years earlier. We couldn't be happier with the final results, how quickly the work was done, the quality of the work, and the adherence to the budget. Our architect prepared some initial sketches and we met with Mike to discuss the project and to get preliminary pricing. Mike quickly returned the estimates and with enough detail to make important decisions about the scope of the project, and changes that needed to be made in order to fit within our budget. We went through this process several times until we finally settled on the final scope and price. When we began the project, my wife was about 7 months pregnant (and we have a 2 year old) and we were concerned about lead-based paint in our house, which was originally built in 1962. Mike did the lead tests, which revealed some lead paint in old cabinets, and gave us detailed information about the EPA's new lead-based paint guidelines. Ultimately, the cabinets were removed (intact) to avoid creating excessive amounts of lead dust. During demolition, our architect commented that it was an "extremely clean demo" and in about 3 or 4 days, everything had been removed down to the studs, including the old Saltillo tile, and ceramic tile in the bathrooms. During this process, we met several of Watermark's subcontractors including the framer, plumber, and electrician, all of whom were extremely competent, friendly, and focused on the task and getting it done right. I frequently found the plumbing, drywall, and painting subcontractors working on the house well past 6:00 pm and even on Sunday evenings, in order to maintain the schedule. Throughout the project, Mike was regularly on site and anticipating upcoming issues. He communicated with us about potential issues that may arise, the need to address certain issues while they were exposed and easily accessible, and kept us focused on making selections (tile, plumbing fixtures, light fixtures, paint colors, etc.) to avoid any delays. We were motivated to complete the project as soon as possible, because we wanted to move back into the house as soon after having our second child. All of the major work was completed 2 weeks before the completion date, and we moved back into the house exactly 1 week before the completion date in the contract! In addition to finishing ahead of schedule, Mike was able to complete the project on budget. With any remodeling project (especially older homes) there are a number of unknowns that will undoubtedly occur. We encountered our share of issues, but Mike always kept us informed of the issues, and discussed the costs ahead of time. Even with the unknowns and the unavoidable additions/changes that occur during any project, we were able to complete the project in line with the budget. [You should budget an extra 20% for any construction project. Ours was only 10%]. It is obvious that Mike cares about the quality of the work and wants his customers to be happy with the finished product. On almost every occasion, Mike had already identified issues that needed to be correct before I could bring them up. He expected his subcontractors to perform the work to the same level of quality that we expected, so we were always very satisfied, especially with the final result. To sum up: this was a somewhat demanding project because the house was fairly old and required a significant amount of work, I'm a construction lawyer who is hypersensitive to potential pitfalls, my wife was pregnant, and we both had high expectations for the finished product. Not only was Mike willing to take on this project, he completed it on time, on budget, and with fantastic results!
