Bill's plan is straightforward: have your property inspected then "fix" everything that the inspection notes as a problem. Complete the fixes before listing the property. Our buyers did not require additional inspection. Bill's sales process is transparent; he tells buyers and their agents exactly what they must do to have their offers accepted. Then when offers are received, he tells all of them what the best offer is and gives all a chance to match or beat it. The combination of preparation, sale process transparency, and negotiation sold our home within 26 hours of listing and a price multiple points above asking and above the appraised value. TWO WEEKS before opening John L Scott informs us they will NOT be leasing to us for no fault of our own, they just changed their damn minds. Again we have a signed agreement, we've been planning to lease this property since October, but John L. Scott thinks it's appropriate to back out a couple weeks before opening. I offered more then and my offer was not presented to the seller resulting in them getting much less for the listing. If I were the seller I would be very upset. I could speculate that maybe they helped out a friend who wanted a deal or just did not want to do the extra work. 20 k for the seller is only 300 extra in her pocket. It's a shame the market is so hot, because people like her can continue to make money even when they act without integrity. People don't sell houses often so people like Rosie don't have to worry about return business.

They were excellent in every way, communication was great, and having a whole team working my houses meant constant responsiveness. Here are some example details of what they did for me: They called to tell me my offer had been accepted - on a house that I had talked myself into liking, but no longer wanted, having just found my dream house in a brand new listing minutes earlier. When I told them this, they did not get mad at all. They found a legitimate way to rescind my offer on that house, got me in to view the dream house within 2 hours of when it went online. They then hosted a last minute open house to find a buyer for my old house so we could put in a non-contingent offer on my dream house, which had a deadline for offers only 3 days away. They sold my house at that open house the next day. Thru phone, email, fax, driving, they tirelessly worked to speed up the timing on my old house sale so that the dream house offer could, in fact, go in non-contingent with an entire 10 minutes to spare before the deadline. I now live in that dream house and LOVE IT. They chased down everything when my old house closing was delayed by the buyers' VA mortgage company, including informing the buyers' agent of the delay, which she didn't even know about. When I was finishing the last 2 hours of cleaning my old house before handing over the keys, the gas fireplace suddenly stopped working. First I panicked, then I called the team, and they had a handyman over to fix it in 45 minutes so the closing wouldn't be delayed. They were excellent at advising on which repairs and upgrades to make to my old house while minimizing my costs. Twice they talked me out of spending $$ on a new bathroom vanity, told me to just paint the bathroom instead. They were right. They wanted me to keep that money to spend in my dream house. They gave good advice on pricing for offers on new houses and listing price for my old house. They were friendly and professional throughout. I will use ONLY the Rourke Team for any future real estate needs and recommend them VERY HIGHLY.

Being a 1st time home buyer is not easy in a…read morehyper competitive real estate market like Seattle where things move very fast, and multiple offers come in before the offer review date. Shane always made himself available to tour houses when they were being listed. This gave us a chance to tour houses early giving us time to think and decide on next steps. Shane provided comprehensive review during the tours, covering quality, builder, materials used, appliances, potential upgrades/fixes, etc. that was very helpful while comparing different houses. The research team did a good job compiling the background details of the house and comp analysis. During the offer stage, Shane helped coming up with a strategy, but never put a lot of pressure, if we were not comfortable. He was patient during the entire process and always answered questions as soon as possible. He was always on top during the negotiations in terms of getting updates from listing agents which helped fine tune our offers. Even though it took a few attempts, Shane was always supportive and was open to discussing what could we do better next time. I learnt a lot during this process. Our winning offer was a Flyhomes cash offer, which was not the highest offer but the fast and smooth closing offered by the Flyhomes team secured the win for us. It's definitely worth a shot in this market. I would also like to thank Nicholas Anderson from Flyhomes Mortgage, who was very patient in running calculations multiple times before we made offers and helping with hypothetical scenarios. Having all the data before making offers helped us make informed decisions. That being said, there is always room for improvement.     Update base on the business reply : As their customer since…read moreFebruary, I can say their listing agent, selling agent , lender who got in contact with us are all very not helpful at all, not only they are blur on delivering messages and information, but also are just has no idea what they are doing at all, answering the wrong questions, not clear on the contract, trying to get away with problems- as they take your complains for nothings and all they can do to put this poor guy Jared out to say" oh sorry we can't really do anything " and that's all, sorry we take your money but can't do anything! Figure something out ! Their California agent Christina Felix is very unprofessional and only thing she did was stressing out the costumer , when we sign the contract she was very pushy and didn't explain clear enough. We agreed the seller stay in the property with 3 week rent back, but agent told them it's free without being clear to us , which on the contract shows as blank , which does not mean $0- and she later claims something on the contract says " licensed fee $0" means rent back free. They are using undirected term to trick people who doesn't understand the actual meanings. After we complain to the Flyhomes , they said they can't cover our loss, and not responsible for the mistake, and they start asking us if we want to back out the offer ( that way they can take our earnest money and buy the house , resale it, then make profit out of it ) we are beyond annoyed and very frustrated because we are in the middle of buying this house , we love the property, but Flyhome is just very unprofessional, and has no idea what they are doing, miscommunication with lender ,buyer , seller , ..etc . I highly suggest people who is thinking use them, think twice ! By the way , their mortgage interest rate is completely rip off, DO NOT Use them

As a buyer, we made a purchase recently. Everything was great when making a offer. But what happened on and after closing were a disaster. If anyone ever tells me things to pay attention to when adding a rent back term, I will never do that!!! I don't lack this one house. I was told the house was cleaned. And I booked a moving but when I checked the house one day before moving, it was so disappointed!!!! Oatmeal debris in the cabinet, dirty oven, sugar melted and stick on to shelf, very dirty washer, missing door controller, and almost all filters needed to be changed (fridge, furnace), the home service devices were taken away which should stay. Know what, I tried to find a cleaning Company to come and they spent 4 hours and ONLY finished cleaning the kitchen and bathrooms. I don't know what to say and just agree that I will buy this piece of lesson! Because I have very good real estate experience with a famous builder, I know how bad this is. There are so many chances that the agent can remind me of the potential issues and how can I prevent losses. But she just chose to move forward, tried to close as soon as possible and move onto the other business. Tonight when I checked the outside garbage/recycling bin. I am very angry now. The bin is full with the sellers disposes. Okay, I will try to bear more and hope this is the end.

Since the rental market in our area wasn't so hot, we decided we'd try to sell, and after a disastrous attempt to go with the real estate agents my relocation company chose, we found Sue Hammermaster at Windermere in Renton. She was friendly, honest, and willing to work with our circumstances and schedule -- we engaged her as our seller's agent days before we left the state. She also had a lot of familiarity with the area, which no other agent we'd worked with had. And she's a CRS and was willing to work with us on a house well below her usual price point. And work she did. It took us nearly a year to sell that house. The neighbourhood market was so depressed by the housing slump that the only homes that moved were short sales, and finally our house became a short sale as well, but she navigated us through all of the pain and hassle (and our lender, thanks to acquisitions, was Bank of America, so there was *plenty* of pain and hassle on tap), kept us in the loop on developments, was proactive in getting information and forms for us, and even helped us keep up on maintenance while the house was on the market. Finally, blessedly, the house did sell, though... and I miss hearing from Sue every week or so. Lest this sound like a review of only Sue (which it pretty much is meant to be), the staff at the Windermere office were also very helpful, especially Sue's assistant, Caren. But I have to recommend Sue in particular; I don't think I'd use another agent anywhere she serves.

After the initial purchase of our house 8 years ago, there was no question as to who we would turn to to manage the sale of the property. Eight years ago, the market was CRAZY with houses lasting only hours and going for outrageous amounts over asking. My husband and I came from So California (thus understanding the market) with the goal of finding a house that weekend. We actually DID find a house that checked all of the boxes. I said- Trish, make this happen. With a carefully crafted offer (not outrageous over asking) she landed the deal. Trish remained in contact over the 8 years with referrals for painters, flooring, and contractors. Now selling in a flat market, again, Trish to the rescue with strategies that landed us EIGHT offers within the first few days. She prepared spreadsheets and walked us through everything. I will not only miss Trish as an agent but feel I moved out of state from a friend. She is attentive, responsive and most importantly very transparent with all aspects of the options with the purchasing as well as sale of a property. We felt supported at all times.
