C T Stavely Construction

(1 review)

I hired Chris Stavely, d/b/a CT Stavely Construction, to construct a new, single story, 2115 sq ft…read more home. Original plan for home used crawl space foundation. Stavely told me he pours concrete floors for all his crawl spaces and 4 ft wall height. I asked him to quote just doing a basement, since he was already pouring concrete floors for concrete. He told me it would add about 10,000 to price. He presented an estimate which listed foundation/basement work to be just shy of $44,000.00. After basement floor was poured, he told me the basement wall height would be a foot shorter than planned, because the excavation crew thought they may hit rock. This was a bit late to tell me, since floors were already poured, but I agreed it would not be a big deal and should be cheaper anyway, right? He proceeded on. I began tallying invoices and realized I had already paid him more than what he quoted for the basement/foundation, but it was substantially incomplete....the garage floor and patio floors had not been filled or paved and there was considerable excavation left to be done. I brought this up to him and he had no idea...he said he'd check his invoices and get back to me. He came back saying that 84 Lumber in London left off items on the estimate. He also blamed the excavation crew he supervised because the "over dug" the basement, and the excavation was uneven (even though excavation crew said he checked it after the finished and told them it was perfect). He said this resulted with double concrete and gravel needed to floor basement. He also blamed the dirt, which he said was too soft. I now have basement walls, floor and floor joists, and invoices for over $85,000.00. When I last met with him to go back over numbers, he blamed the supplier again. He also told me it would cost MORE to finish the house than he quoted me in the beginning, even though I'd already paid him over $60,000. I have talked to a few builders and subcontractors since then. None of them can understand why it has cost this much so far. I could understand 5-10 percent above the quote, but nothing like this. I sent his termination of contract letter (per contract) to two separate addresses for him and both were returned. The first address I used was what he listed on his invoices, but it was marked "PO closed". The second was sent to the address on his webpage and was returned "unclaimed". I am trying again to an address I found on his facebook page.
